       Remaining risks and obstacles: gentrification, the city becoming a museum...
       Many houses have to be purchased by the
       government in order to save them. This denotes
       the lack of interest of the inhabitants in preserving
       their town.

       The use of these houses being mostly oriented
       towards a higher social class, creates a risk of
       gentrification around these areas.

       Remaining risks and obstacles:


       •  he cultural shock, elitism in the uses could lead to a confrontation with the conservative portion of

       the community.

       •  he project is still isolated, a comprehensive conservation plan and policies for re-use are not
        T
       established, so the deterioration of the town is slowly continuing outside the Pearling protection
       zone.

       •  he local community still regards muharraq as a place where it‘s difficult to live.

       Current actions:

       In response, certain actions are foreseen, and
       some started to be implemented:



       •  eaching a set of decrees and laws that
        R
       enforces new regulations in all of old Muharraq

       •  pplying a wholeome conservation plan for
        A
       the town, including public space transformation

Dhaka’s Unprecedented Population Density:!The urban area is the world’s most dense, having
recently passed Hong Kong (based, again on United Nations estimates and projections). Covering a
land area of little more than 100 square miles, Dhaka’s population density is now approaching in
excess of 100,000 per square mile (40,000 per square kilometer). At that density, the New York urban
area would accommodate all of the population of the United States!and Mexico.

                   -National Physical Planning Project (2nd phase), with UNDP, UNCHS/UNHABITAT assistance,
                   1983-1987.
      1980s        -Preparation of Master Plan (all district and upazila towns)
                   -Number of Urban Infrastructure Projects by World Bank and Asian Development Bank
                   since1980s.
      1990s        -Slum Improvement Projects since1986 by UNICEF.



      2000s        -Biggest Slum Improvement Project by UNDP/DFID/UNHABITAT from 2000 (Continuing).
                   -Urban Governance and Infrastructure Improvement Project by ADB since 2000, GIZ & KfW
                   since 2008.

This denotes the lack of interest of the inhabitants in preserving their town.
