owner       Nufern                         KBE	successfully	met	both	the	specialized	laboratory	requirements	and	fast-track	
architect   Gensler                        schedule	for	this	extensive	renovation	of	an	existing	50,000	sf	warehouse	into	Nufern’s	
size        80,000	sf                      fiber	optics	lab,	manufacturing,	and	office	facility.	A	12,000	sf	mezzanine	addition	was	
cost        $11.8	million                  also	built	as	part	of	the	project	for	the	Australian-based,	internationally-recognized	
services    Construction	Manager	at	Risk   manufacturer	and	supplier	of	engineered	optical	fibers.


                                           Nufern’s	exacting	requirements	included	the	construction	of	several	clean	rooms	and	a	
                                           complex,	high-capacity	HVAC	system	needed	to	precisely	control	the	interior	
                                           environment	and	dissipate	heat	generated	in	the	manufacturing	process.	Specialized	
                                           piping	was	required	to	handle	the	industrial	gases	used	in	production.	We	worked	
                                           collaboratively	with	the	client	and	the	architect	to	keep	the	project	on	its	8-month,	
                                           fast-track	schedule	without	compromising	the	budget.	A	comprehensive	safety	program	
                                           was	developed	and	implemented	to	manage	the	hazards	of	the	highly	corrosive	and	
                                           explosive	gases	and	chemicals	used	in	manufacturing	operations.

Renovation	of	2	floors	in	a	student	residence	hall.	The	floors	were	converted	into	a	state-of-the	art	dental	teaching	facility	with	30	new	dental	chairs	for	
instruction	and	teaching	purposes,	4	X-Ray	rooms,	sterilization	room,	waiting	room,	offices,	conference	room,	and	a	state-of-the	art	classroom	including	
a	smart	board	and	plasma	TV	system.


The	facility	is	now	fully	ADA-accessible,	allowing	for	more	elderly	patients	to	receive	clinical	services,	including	those	in	wheelchairs	or	who	require	
walking	assistance.	Construction	required	the	integration	of	new	M|E|P	systems	to	meet	the	clinic’s	operational	requirements.	Additional	scope	of	work	
included	installation	of	Chilled	Water	Systems,	Telephone/Data,	Security,	Fire	Alarm,	Power	Distribution,	Lighting.	


The	work	was	completed	while	the	building	was	fully	occupied	and	operational.

Renovation	to	the	existing	Anatomy	Laboratory	on	2	floors	of	Charles	Dana	Hall	at	the	University	of	Bridgeport.		Scope	of	work	consists	of	interior	
demolition	and	abatement,	heavy	M|E|P	system	upgrades	which	require	structural	&	roof	modifications,	interior	renovation	with	finishes	including	
male	and	female	locker	rooms.		The	building	is	occupied	throughout	construction	and	substantial	completion	is	on	schedule	for	August,	2011.

The	6	story	science	facility	houses	chemistry,	physics,	
astronomy,	meteorology	and	biology	departments,	as	well	as	
general	classrooms	and	faculty	office	space.	The	project		
required	sophisticated	laboratory,	mechanical,	electrical	and	
plumbing	systems.		Laboratories	were	constructed	for	
multi-physics,	biology,	chemistry,	earth	science	and	animal	
studies,	along	with	clean	rooms	and	greenhouses.


A	LEED	Silver	certified	building,	specialized	systems	were	
installed,	such	as	a	gray-water	system	which	reuses	water	from	
the	labs	and	processes	to	flush	toilets	and	a	rain	water	capture	
system	to	water	the	plant	life	around	the	building.
coastal ecology laboratory | university of maryland

owner 	      University	of	Maryland   The	University	of	Maryland	-	Eastern	Shore’s	Coastal	Ecology	Teaching	and	Research	Laboratory	is	
architect	   HLM	Design,	Inc          set	200	feet	from	the	shore	of	the	Sinepuxent	River,	near	the	bridge	to	Assateague	Island.		The	
size	 	 	    10,135	sf                facility	will	be	used	for	research	into	the	unique	ecosystem	of	the	coastal	setting,	and	enable	
cost         $3	million               students	and	faculty	to	explore	ocean,	coastal,	and	marine	environmental	science.		The	one-story,	
services     General	Contractor       11,000	sf	wood	structure	is	supported	by	a	foundation	system	of	concrete	and	metal	pilings.	The	
                                      system	is	designed	to	fully	stabilize	the	building	during	hurricanes	and	rough	weather	on	the	bay.

shell	for	Coast	Guard's	secure	New	London	operations.	Scope	
included	fit	out	of	46,000	sf	on	two	floors	to	meet	compliance	
of	strict	Federal	security	guidelines	for	construction.		Offices	
and	open	plan	workstations,	oil	analysis	laboratories,	and	highly	
secure	interior	rooms	for	classified	operations	were	
constructed.	Project	acheived	LEED	CI	2.1	Certification.

The	two-story	Vernon	Cleaves	Vocational	Agricultural	Center	houses

Aquaculture	/	Biotech	classrooms,	labs	and	wastewater	treatment	
systems	as	well	as	storage	rooms,	offices	and	meeting	rooms.	The	
Agricultural	program	encompasses	a	large	animal	facility	and	barn	and	
a	small	animal	program	space.	The	Wildlife	&	Biology	and	Ag-
Mechanics	/	Turf	Grass	Management	programs	are	supported	with	
facilities	for	both	machine	repair	/	maintenance	and	turf	science	for	
golf	courses	&	landscaping.

  • 3. nufern east granby, ct owner Nufern KBE successfully met both the specialized laboratory requirements and fast-track architect Gensler schedule for this extensive renovation of an existing 50,000 sf warehouse into Nufern’s size 80,000 sf fiber optics lab, manufacturing, and office facility. A 12,000 sf mezzanine addition was cost $11.8 million also built as part of the project for the Australian-based, internationally-recognized services Construction Manager at Risk manufacturer and supplier of engineered optical fibers. Nufern’s exacting requirements included the construction of several clean rooms and a complex, high-capacity HVAC system needed to precisely control the interior environment and dissipate heat generated in the manufacturing process. Specialized piping was required to handle the industrial gases used in production. We worked collaboratively with the client and the architect to keep the project on its 8-month, fast-track schedule without compromising the budget. A comprehensive safety program was developed and implemented to manage the hazards of the highly corrosive and explosive gases and chemicals used in manufacturing operations.
  • 4. fones dental school | university of bridgeport bridgeport, ct Renovation of 2 floors in a student residence hall. The floors were converted into a state-of-the art dental teaching facility with 30 new dental chairs for instruction and teaching purposes, 4 X-Ray rooms, sterilization room, waiting room, offices, conference room, and a state-of-the art classroom including a smart board and plasma TV system. The facility is now fully ADA-accessible, allowing for more elderly patients to receive clinical services, including those in wheelchairs or who require walking assistance. Construction required the integration of new M|E|P systems to meet the clinic’s operational requirements. Additional scope of work included installation of Chilled Water Systems, Telephone/Data, Security, Fire Alarm, Power Distribution, Lighting.   • 5. anatomy laboratory | university of bridgeport brigeport, ct owner University of Bridgeport architect Bernstien & Associates, Architects, PLLC size 4,308 sf cost $1.1 million services Construction Manager Renovation to the existing Anatomy Laboratory on 2 floors of Charles Dana Hall at the University of Bridgeport. Scope of work consists of interior demolition and abatement, heavy M|E|P system upgrades which require structural & roof modifications, interior renovation with finishes including male and female locker rooms.   • 6. science center | eastern connecticut state university willimantic, ct owner Eastern Connecticut State University architect The S|L|A|M Collaborative size 173,000 sf building cost $47.3 million services Construction Manager The 6 story science facility houses chemistry, physics, astronomy, meteorology and biology departments, as well as general classrooms and faculty office space. The project required sophisticated laboratory, mechanical, electrical and plumbing systems. Laboratories were constructed for multi-physics, biology, chemistry, earth science and animal studies, along with clean rooms and greenhouses. A LEED Silver certified building, specialized systems were installed, such as a gray-water system which reuses water from the labs and processes to flush toilets and a rain water capture system to water the plant life around the building.
  • 7. coastal ecology laboratory | university of maryland berlin, md owner University of Maryland The University of Maryland - Eastern Shore’s Coastal Ecology Teaching and Research Laboratory is architect HLM Design, Inc set 200 feet from the shore of the Sinepuxent River, near the bridge to Assateague Island. The size 10,135 sf facility will be used for research into the unique ecosystem of the coastal setting, and enable cost $3 million students and faculty to explore ocean, coastal, and marine environmental science. The one-story, services General Contractor 11,000 sf wood structure is supported by a foundation system of concrete and metal pilings. The system is designed to fully stabilize the building during hurricanes and rough weather on the bay.

Scope included fit out of 46,000 sf on two floors to meet compliance of strict Federal security guidelines for construction. Offices and open plan workstations, oil analysis laboratories, and highly secure interior rooms for classified operations were constructed. Project acheived LEED CI 2.1 Certification. river center | st. mary’s college st. mary’s city, md owner St. Mary’s College of Maryland The historic waterfront campus of St. Mary’s College of Maryland is graced with a new boathouse architect Muse Architects for sailing and crew programs, biology research, and waterfront recreation. The two-story, wood size 11,667 sf framed building offers water access facilities such as docks, ramps, and boardwalks to improve cost $5.5 million access to the river. Protection of the shoreline and the natural environment were key objectives services Construction Manager during construction. The Center features a greenhouse, dedicated food science laboratory, Aquaculture / Biotech classrooms, labs and wastewater treatment systems as well as storage rooms, offices and meeting rooms. The Agricultural program encompasses a large animal facility and barn and a small animal program space. The Wildlife & Biology and Ag- Mechanics / Turf Grass Management programs are supported with facilities for both machine repair / maintenance and turf science for golf courses & landscaping.
