13. BENEFITS OF COMPETITIVE PRICING
1. More agent and buyer enthusiasm.
Both agents and buyers show enhanced enthusiasm in a competitively priced house. Agents like
to talk about and show such houses. Buyers consider them good deals.
2. Shown to sell, not just to compare.
Prospects are shown competitively priced houses with the intention of buying, not
merely to compare with the other realistically priced houses in the neighborhood.
3. Faster Sale.
Experience shows that competitively priced houses move much faster than
those which are overpriced. Rarely will a listing priced competitively end up
expired.
4. Ultimately higher price.
Generally, the higher the initial price, the lower will be the actual sales price.
Statistically, a house that sell in the first 30 days will bring the highest sales price,
and that amount will decrease as time passes.
5. Seller’s ability to purchase another home.
Over 8 out of 10 repeat home buyers sold their current home before purchasing
another. This shows the importance of competitive pricing for moving the house
within a reasonable time to enable the seller to purchase another home.
DANGERS OF OVERPRICING
1. Minimizes offers.
Buyers look at many properties and eliminate by comparison. An overpriced house discourages
prospective buyers from making offers since the difference between the asking price and the
market price becomes substantial.
2. Decline in showings.
Agents avoid showing overpriced houses in order not to lose credibility with buyers.
3. Loses prospects from signs.
Prospects who learn about the house from the sign get turned off it it is overpriced. They do not
pursue the matter to see the house.
4. Limits financing.
Financial institutions and mortgage companies finance only a percentage of the real value of the
house. If the house is overpriced, they usually will finance a lower percentage, thus reducing the
available finanacing.
5. Waste of advertising dollars.
A house that is unrealistically priced fails to get normal advertising response. This reduces the
effectiveness of adverising and results in the loss of advertising dollars.
6. Less for the seller.
Eventually, the market interest in the overpriced property declines. As this stage is reached, the
seller becomes desperate and he begins to feel he would sell at any price. In the meantime, he or
she must bear maintenance and holding costs. The net result is that the seller gets much less
than he could have if the house was correctly priced in the first place.

25. WHEN AN OFFER TO PURCHASE YOUR
HOME IS RECEIVED…
We will take these action steps:
Detail seller expenses and net proceeds.
Discuss qualifications of prospective buyer.
o Income and indebtedness
o Owner or renter
o Provide lender’s guidelines
Analyze, evaluate and proof the purchase agreement for completeness and accuracy.
Negotiate on your behalf.

26. PREPARING YOUR HOME FOR A
HOME INSPECTION
You should consider the following…
Most buyers will attend the inspection
Have utilities turned on.
Clear attic access (if you have clothes in a closet where the attic access is located, it
is a good idea to remove or cover them)
Clear crawl space access areas (if inside the home, leave a note as to its location).
Clear room for the inspector to remove main electrical service panel
Make sure that all pilot lights are lit (gas appliances and furnace, etc.)
All components listed with the home should be in working order at the time of in-
spection (humidifiers, electronic air filters, disposal, security systems, etc.)
Home security systems should be disarmed on the day of inspection. Adequate in-
formation should be supplied to test the system by the inspection service.
If you have pets that can’t go outside, special notes should be left. (Special arrange-
ments should be made for difficult pets)
Some appraisers (VA or FHA) require an attic access area.
Most inspectors recommend splash blocks or downspout extensions for all the
downspouts.
Some pest control companies (termite inspectors) will require that all firewood
stacked next to the house be moved away from the structure.
Replace dirty furnace filters.
Clean out gutters and downspouts.
