1. Sales activity in the Portland Metro area showed mixed results in January 2011. Closed sales began
the year at a higher level than January 2010 and January 2009. Inventory also saw a lower level than
the first month of 2009 and 2010, dropping 1.3 months compared to January 2010.
Closed sales were up 5% in January 2011 compared to January 2010. Pending sales were down 3%,
and new listings dropped 20.5%. Comparing the previous month of December 2010 with January 2011,
closed sales fell from 1,462 to 1,035 (-29.2%). However, pending sales grew from 1,210 to 1,489
(23.1%), and new listings jumped from 1,925 to 3,128 (62.5%).
At the month’s rate of sales, the 11,697 active residential listings would last about 11.3 months.

After one of the worst years ever the housing industry is poised to gain strength this year. January was
a record month for our Market Center and for the HatchHomes Group. We have had fun helping a
record number of people in and out of homes. It has also been stressful dealing with increasing finance
restrictions and short sale hurdles. We have been writing plenty of offers and seeing lots of transactions
being started in our Market Center despite continued pressure on prices. Looking at lock box activity in
Portland we are seeing increases which means more Realtors are showing more people more homes.

This month John is visiting Anaheim for the Keller Williams national convention which is a huge Real
Estate event packed full of the latest information and tools to help our clients. Our Market Center (of
which John & Melody are proud part owners) will be recognized as the highest performing brokerage
office in the Portland area and by some measures the highest in the whole NW region.
This month, at Anaheim Keller Williams is releasing new state of the art technology which will
streamline the way we handle client information and transactions and we are excited about the
opportunity to benefit from more efficiency.
