- Welcome to the Weekly Real Estate Market Report for Des Moines and Central Iowa. This report is brought to you by Les Sulgrove from Keller Williams Greater Des Moines. These stats and more can be found at Simply Des Moines Dot Com. This past week it seems like mother nature has flipped a light switch on our fall foliage. Despite our dry summer, there is a lot of color appearing on central Iowa trees. This is probably the best weekend to take that drive around the city and see the beauty of Iowa before all the leaves fall to the ground.
- For the week ending October 5th, 2012, the Des Moines Area Association of Realtors recorded 4,390 homes currently for sale. 290 new listings were taken this past week and the average list price of a home on the market this week is $205,808. The number of homes for sale is down by over 18% from the same time last year.
- Just over 50 percent of homes currently on the market are owner occupied. 6 percent are tenant occupied and vacant properties make up 43% or 1,849 homes.
- Homes under contract in our market are also known as Pending sales. As this week ended, there were 1,475 Pendings in the Multiple Listing Service. There were 1,255 homes pending during the same time last year. 174 Offers were accepted during the last 7 days with an average list price of all Pendings today coming in at just over $180,000.
- In the month of September, 69% of homes accepting offers were on the market less than 120 days. The 31% remaining homes with accepted offers had been on the market on average 9 months before finding a buyer.
- 187homes closed this week bringing our year to date total up to 7,069. At the end of 2011 DMAAR had closed 7,790 which is a number we could reach before the end of October.
