About Us
‘PLACE’ is a fully independent Strata and Community
Management Business established to meet the needs of
Owner Associations and freehold property owners in the
UAE.
With over 20 years experience in owner association and building
management, PLACE specialise to provide expert up front consulting advice,
to ensure correct structuring of both hi-rise and villa developments, through to
handover and on-going management.
Why the name ‘PLACE’, you may ask? In recent years throughout the UAE,
thousands of new free-hold communities have been developed, each one
unique in design and size but most importantly unique in its makeup of
individuals. Successful and harmonious communities are ones where all
individuals get to participate.
The work starts now to develop in each one a sense of PLACE. We believe
we can play an important role.

Services: Place Planning
Place planning is about creating a framework to create successful and harmonious place to live or
work or visit. We use our experience to assist developers and owners through the process of
establishing owners associations for their building or community. We do this by assisting you with:
• Defining the developers and community objectives;
• Outlining titling and sub-division options;
• Assist with the preparation of governance strategies and documents, such as Jointly Owned Property
Declarations, Community Rules, Building Management Statements and so on;
• Provide an assessment and scope of survey requirements;
• Service charge and reserve fund modelling;
• Lot entitlement or participation quota calculations;
• Facility management planning advice;
• Assist with the preparation of communication strategy;
• Assist with the preparation of architectural and landscape codes and developer control guidelines.

The essence of place management is the process of making places better. PLACE offer a
comprehensive range of services to ensure your building or community is a successful and
harmonious PLACE. Our three tiered approach consist of:
1. Accurate and transparent administration and financial management. The jointly owned property or
common hold laws impose obligations on the administration and financial management of owners
associations. PLACE can fulfil all these obligations in a manner that is accurate and transparent to all
owners. PLACE can offer varying administration and financial services to suit the need of your owners
association.
2. Maintenance of the physical structure. Interested in increased maintenance standards and lower
service charges? Getting the most out of your service providers starts even before they are selected.
PLACE provide an experienced team to carefully scope each discipline to ensure maximum value and
minimum cost. Owners are consulted in both scoping and procurement of independent third party
service providers to ensure your building or community gets the services you expect to
the standard you expect. Supervision of service providers can be done by PLACE or by a third party
facility manager. Either way you are in the driver’s seat. Why not, it’s your place...
3. Communication and participation. Through our online communities PLACE assist you to monitor
the pulse of your building or community. Successful and Harmonious places are those that build a
strong sense of community for residents or workers. This can be done by creating social or community
events and through communication to residents. PLACE can assist owners to form social groups,
organise community events and prepare community newsletters.

Communication is the key....PLACE assist you to monitor the pulse of your
community. As part of our service, we maintain for each community a dedicated
online community portal.
Community members are able to easily keep up to date with their building or
community news, upcoming events and activities.
Suggestions and ideas can even be submitted for others to not only read but to
make further comments on and even vote it up or down by means of the
community’s portal inbuilt voting capability. Owners will have exclusive access to
the owners association matters and documents.
No matter where you are, you can still be fully informed and participate in the
management of your community, the way it should be.
