No part of this presentation or any of its contents may be reproduced, copied, modified or adapted, without the prior written consent of the author, unless otherwise indicated for stand-alone materials PROJECT PROPOSAL SITE ANALYSIS TARGET USERS MIXED USE - RESIDENTIAL & COMMERCIAL RESIDENTIAL MICRO CONDO UNITS - 20,000 SF PUBLIC BAR & GRILLE - 7,000 SF PUBLIC COFFEE SHOP - 3,000 SF OUTDOOR GYM - 10,000 SF SITE ANALYSIS: Rincon Park, San Francisco NOISE - Southeast noise from bridge - West noise from Embarcadero traffic - Aerial noise from helicopters - Northeast noise from ships SUN - Nearby skyscrapers cast pretty heavy shadows on the Embar- cadero road (from West, refer to sun path diagram) - Sun shadows don’t quite hit the actual park - Sunshine is volatile WIND - Wind patterns change throughout the day, but for the most part the area receives wind from the Western Pacific Ocean. - There are spurts of wind that occur in the middle of the night from the north and south regions - Wind is not unbearable as a pedestrian, on a sunny day TRANSPORTATION - Public Muni & Bart station - Lots of cars, bikes, scooters, etc. - Lots of foot traffic along Embarcadero (ages 20-60) CURRENT USE - Public buildings used as office space, some empty squares - Exercise along the Embarcadero (running, biking, weight train- ing) - Nearby restaurants, bars and fitness centers used by locals after work VEGETATION - Not a lot of natural vegetation - Rincon Park has man-planted bushes, shrubs and non-native palm trees - Seagulls, small chickadee birds and rodents gather towards the ocean CULTURAL - Sunbathers & exercise on warm afternoons - Nearby weekend Farmer’s Market, summer concert series, ice-skate rink, local events VIEWS - The best views are of the ocean (east) and the bridge (south- east).
