three (3) pre-license courses/curriculum
according to the State of Illinois Guidelines:
Real Estate 45 hours
Appraisal 75 hours
Home Inspection 60 hours
After satisfactorily completing the course, the
participant will be qualified to take the state
examination to obtain an Illinois License in
the chosen profession.

ASSOCIATE REAL ESTATE APPRAISER
Associate real estate appraiser is an entry-level appraiser who is required to have their reports
supervised and signed by a licensed Certified Residential or Certified General Illinois
Appraiser. To be eligible for this license, candidates must complete 75 classroom hours of
pre-license instruction. The following three courses are required to become an Illinois
Associate Appraiser.
a. USPAP – 15 hours
b. Basic real estate appraisal principles – 30 hours
c. Basic appraisal procedures – 30 hours
Courses are approved by the Illinois Department of Financial and Professional Regulation-
Division of Banks and Real Estate (IDFPR-DBRE).

UNIFORM STANDARDS OF PROFESSIONAL APPRAISAL PRACTICE (USPAP) (15 HOURS) - This course is designed to
familiarize participants with the Uniform Standards of Professional Practice and specific state regulations. The Uniform Standards are
broad statements of intent, including rules that govern professional appraisal practice. The quot;binding requirementsquot; and quot;specific
appraisal guidelinesquot; of these standards rules are emphasized. Fair Housing and Fair Lending are also covered.

BASIC REAL ESTATE APPRAISAL PRINCIPLES (30 HOURS) - Provides both entry- level and experienced real estate
professionals with a solid overview of the valuation process. Fundamental real estate appraisal principles, guidelines for conducting
professional appraisals, what professional real estate appraisers do, how they do it, and why their work is important are presented.
Course participants will become acquaint-ed with the level of performance required of appraisal practitioners.

BASIC APPRAISAL PROCEDURES (30 HOURS) - This course instructs participants in the correct application of the three
approaches to value in residential appraising. Topics include: the single-family residential market; neighborhood analysis; home
inspection; market/neighborhood analysis; data collection; characteristics of residential neighborhood; property inspection examines
residential construction; functional utility; measurement, quality and condition analysis. Constructing market data grids; isolating
significant similarities/dissimilarities; site evaluation; highest and best use analysis and reconciliation are discussed.
