How to Hold a Successful
Open House

The competition in the real estate market has become very
stiff to say the least. That means you are faced with a big
challenge as far as creating interest is concerned. In which
case, holding an open house might seem like a good idea.
But to be successful, you must exert
some effort in preparation, planning and
implementation. In this presentation, we
will share some of our best tips that
should help you in making that open
house event a success.
Do Some Prep Work

It is essential that you have the entire house
professionally cleaned. That is non-negotiable as
nothing will get prospect buyers flee as quickly as dirt will.
You may also want to provide a guideline on how you
want the interior to look like. Create space and remove
unnecessary clutter that could conflict with the kind of airy
atmosphere you are going for.
Be Neutral

You may also want to hide family pictures and personal
belongings. The point is that you want the people coming in
to be able to see themselves living in that house.
You want to make them feel they
already are looking at their next
home and not merely viewing some
place occupied by strangers whose
pictures are prominently displayed all
over the house. So, get rid of
anything that will remind them of that.
Choose the Time Well

Open houses are usually held on Saturdays and Sundays,
either at 1 to 3 or 2 to 4 in the afternoon. So, you may want
to do it between 3 to 5 pm. This way, you do not compete
with more open houses and you are likely to draw attention
to the house.
Buyers usually visit several open houses on the same day. And
they are likely to scheme through the first houses they see,
looking forward to the next. If you get them by the end of the
day, you have better chances of getting considered.
Use Technology
With the availability of the Internet,
it would be a big mistake not to use
it. In fact, most buyers use the
search engines in their quest for
the perfect home nowadays. It is
then important that you create a
professional presentation that
potential buyers can view online.
Take good photographs that showcase the beauty of the
property. Highlight its salient characteristics, provide a map
to the location and give them an idea about the price range.
In other words, be as descriptive as possible.
Prepare for the Old School

The previous tip does not mean you necessarily
must go totally paperless. Remember that there are
people too who are not necessarily computer savvy or
who like to go at it the “old school” way. Just to be
sure, prepare some brochures as you wouldn’t want
to miss an opportunity to sell, simply because you
couldn’t be bothered to care for this segment of the
population.
Invite the Neighbors

Neighbors can be the most important salespeople of
the day. For one, they probably have friends or know
some people who want to move into the neighborhood.
Then, they can also help if
prospect buyers enquire
about the location and if it’s
a place where it feels good
to live. In other words, they
can serve as your scouts
and best ambassadors.
Be Personable

Another important matter you have to pay attention to is
the way you interact with potential buyers on the day of
the event itself. Engage your prospects in a conversation.
Be friendly, smile, build a connecting with them. You can
sell without being too pushy, by simply showing that you
care and that you want to help.
