gebouwen of gebouwdelen.
9. PA
Omschrijving
Primary Area - Primaire zone
PA = OA + LSA + CSA
Formule
Visuele voorstelling (donker grijze ruimtes) Voorbeelden
OA: Bureau, cockpit, vergaderzaal,…
LSA: Koffieruimte, printerlokaal,xxx
CSA: Cafetaria, auditorium, keuken,
serverlokaal, rokersruimte
Opmerkingen
OA= Office Area (kantooroppervlakte)
LSA = Local Support Area (locale
ondersteuning)
CAS = Central Support Area (Centrale
ondersteuning)
Zones dewelke de primaire bedrijfsprocessen
ondersteunen. Onderdeel van de Net Room Area (NRA)
Basisprincipes van de norm
11. De norm in de praktijk
Waardebepaling of taxatie van een gebouw
Kosten inschatten inrichtingsproject
Benchmarking gebouwratio’s
Benchmarking kosten
Toedelen van facilitaire kosten
Schoonmaakprogramma’s
Energieprestatieberekeningen
13. Beperkingen van de norm
Facility management focus
Beperkt geschikt voor gebouwperformatie te meten
(Usable/Gross)
Geen uitzonderingen of vereenvoudigde meetmethodes
beschikbaar (tijdsintensief)
15. Case : Bank X in “The Nordics”
Scope and Objectives of the project:
Bank X was looking for support, expertise and recommendations on their current
space allocation concept
Additionally Bank X wanted to know the answers to the following questions:
• What is the best practice for KPI areas related to the European standard, e.g?
(Primary Area)
• How can we move from the current used ISO standard to the European
standard?
(room allocations adaptations)
16. Office Working Areas
Non-public available areas
Areas not available for common use, e.g. locked
areas or areas allocated and occupied by 1 or more
specified cost center, e.g. areas that are used by
units as working place area or non shared meeting
rooms etc.
Rule: Only these areas are allocated to user
Public Available Areas
Areas available for common use by all employees
on the campus, e.g. common meeting rooms,
kitchenette, office utility rooms etc. that all
Rule: These areas are not allocated to user
anymore, but are instead categorized as Common
SITE Area
Common Areas
Old allocation principle (using ISO 9836 norm)
A Space Units is either
• Assigned to a specific
departments and
corresponding Cost
Center
• Assigned to Common
Site Area.
Case : Bank X in “The Nordics”
17. Case : Bank X in “The Nordics”
Example of “old” situation based on allocation principe
Consequences of used methodology
- Circulation area impact
- Closed office risk
- Nice place to work
- HVAC capacity issues
18. Case : Bank X in “The Nordics”
Solution 1 : Exclude circulation zone
Pros:
• M2 can be compared between open space and
closed office
• Possibility to benchmark the performance of a
building
• The internal client will not be “punished” for weak
building performance
• One cost/m2 can be used (no change in concept)
• People are motivated (financially) to go for an open
space
Cons:
• Additional work to split it up the plans
• No solution for too many WP in one closed office
19. Case : Bank X in “The Nordics”
Solution 2 : Min norm for m2/WP
Pros:
One cost/m2 can be used (no change in concept)
People are motivated (financially) to go for an open space
People are motivated to use a closed office with more than one person when it is bigger than 12 m2
HVAC systems will be easier do adapt to needed capacity in closed offices
Increase of nice place to work perception
Cons:
In total the # of m2 needed will increase
Investments are needed to be able to rollout the new norm.
20. Case : Bank X in “The Nordics”
Solution 3 : Flexible Cost / m2 (Example: Cost/m2 in closed offices is 2 times the cost/m2 in open space)
Pros:
People are motivated (financially) to go for an open space
Other cost types can be added (Example:
Basement/archiving)
Cons:
Easy one price for all principle cannot be kept
HVAC risk might still exist
21. Case : Bank X in “The Nordics”
