15. Criteria (Continued) Any improvement to the metal pitched roof would need to highlight or showcase the red sales booth equally. Plan for Semi-truck access between 35th Ave NE and 36thAve NE. (access & visibility not to be impaired by landscaping) Permanent features cannot interfere with tree sales. Features can be semi-permanent or temporary if they can be moved with a forklift.

17. Technical Criteria Height limits for structures = 25’ on the half fronting 35th, 30’ on the half fronting 36th. Buildings setbacks = 15’ from 35th, 20’ from 36th, and 5’ from the sides of the property. No more than 35% of the property can be covered with structures, which includes canopies or other similar covered shelters. A drainage review is required for 2,000 sq. ft or more of new plus replaced impervious surface (including compacted gravel); change in grade of more than 4’ and 50 cu. yds of excavation or fill; any grading more than 500 cu yds.
