2. INTRODUCTION
In this final project, in a group of 3-4 members, we were given a task to find a specific empty
land to initiate and propose a small construction project. The size of the proposed land
should be within 2500 – 3500 m2.
Our proposal should serve one or two of the following purposes:
Recreation area
Commercial area
Industrial area
Agricultural area
Tourism area
Residential area
THE PROPOSED SITE
Our site is located at Subang Jaya ss16, next to Mesiniaga Tower. The total area of our site is
3381 m2 and the site is surrounded by residential areas, Tenaga Nasional Company, bus
stops, KTM station, shopping centre and etc. The site has a great potential to be developed
to serve the residents, school children, workers as well as to attract other people from
different places.
4. SITE ANALYSIS AND OBSERVATION

5. Sunlight
The sun rises from the east, which is from the left (Mesiniaga Tower) and sets at the west
(Apartment).
Wind
The wind direction is from the west to the east. The wind current is quite strong even
though there are high rise buildings towards the west of the site.
Traffic
There is only one way directed towards the site. And there is a fly over next to our site
which connect to the Subang Airport, Glandmarie, Ara Damansara and Etc.
View
The view from the site is very attractive in the night and the area will be quite crowded. The
site is also windy in the night.
The surroundings
Towards the east is the Mesiniaga Tower.

6. Towards the west is the apartment area.
The walking distance from our site to the KTM station
is about 0.4 km and the shopping center is 100m
further from the station.
And Next to The Mesiniaga Tower got the Subang Ria
Recreation Park.

7. There is an Electrical Generator at the North East of
site.
Conclusion
The site have the suitable potential to develop as a Recreation, Commercial and Residential
area.
Project Description
This project is a 4 person group project. Student have to find a site with the size 50m x 50m
– 50m x 75m. Student have to develop the site into several option given. After choosing the
site student have to consider to develop the site into Recreation area, Commercial area
Industrial area, Agricultural area, Tourism area, Residential area, student have to consider
the surrounding before choosing. After confirm the development student have to produce a
proposal about the project. The site for our group is located at Subang Jaya ss16 Selangor
Darul Ehsan. The project site is size of 50m x 50m.
8. Porposal for the project Champion Sport Planet
This project is named Champion Sport Planet. I wan to develop the site into a futsal court.
The name of this project is the inspiration from the famous Champion League. The name
explained about the passion of Football. The site for the futsal court is located at Subang
Jaya ss16 Selangor Darul Ehsan. The project site is size of 50m x 50m.
The reason why I wan to develop the site into a futsal centre. First of all, nearby the area
there is no futsal court and now a day people don’t really wan to do sport, they rather stay
home with the phone or computer all day. I wan to encourage people to do more sport. By
9. not choosing other project to develop is because the area have existing commercial area,
residential area, park. I didn’t develop my site into agricultural area and tourism area is
because it is not suitable. The other reason for me to develop my site into a futsal centre the
budget for it is not as high as others sport centre for example badminton, tenins, squash.
Benefit of the project
Client
The benefit of building the futsal court on the side of client is definitely about the profit. By
earning the profit with futsal court is about renting the futsal court to customer and it
depend on the length of time they rent the futsal court. The price is calculate by seasons.
Seasons is define as the time whether there is crowd comes and play or there is no people
come and play. The price will be more expensive when it is on peak season and it will be
cheaper on off seasons. On the other hand, the partially of profit also come from the café
10. inside the Champion Sport Planet. Earning the profit by selling food and drink to the
customer.
End user and surrounding community
The benefit of building the futsal court on the side of end user and surrounding community
is definitely the facility. I have already did a survey about that area there is no nearby futsal
court centre. Nearby community example resident from ss12, ss15 and ss16 can go to
Champion Sport Planet for futsal. The nearby community can reach Champion Sport Planet
by walking there. Champion Sport Planet provide good quality futsal court for the end user
and the parking space are sufficient for the user. Not only that there is a small café in
Champion Sport Planet for customer to buy drink. Champion Sport Planet is nearby complex
and restaurant, user can have their food after their futsal game. Nearby Champion Sport
Planet there is a lot bus stop is easy for user to come over.
Impact of the project
Client
The impact of building the futsal court on the side of client is about after building the futsal
court the profit is not as much as they assume. It a risk for the client. Worse to worse is the
profit is lower than the output then the futsal court have to close down interm of stop
wasting money.
End user and surrounding community
The impact of building the futsal court on the side of end user and surrounding community
is the jam cause by the futsal court if there is a competition going on.
Rationale
The area nearby don’t have futsal centre. To encourage the nearby resident to do more
sport. Introducing a healthier lifestyle.
Chart flow
Client will enquire quantity surveyor about the project and calculate the cost of the whole
project .
Contractor will go bid for the tender.
11. After getting the tender.
Architect will draw the plane according to site and the client’s order.
Contractor will get the approver from the area authority.
Land surveyor will measure the size of the land.
Civil engineer will calculate the amount of the material should be use.
Contractor will start building the project.
Mechanical and electrical engineer will come in and apply the fire alarm system, water
runway, electric wiring.
While the project is running quantity surveyor will pay the expenses on behalf for client
depend on the progress of the project.
Contractor have to construct the whole project in the given time.
After finish constructing the whole project contractor will hand up the final product to the
client.

13. In conclusion, the site has potential to develop into a Futsal centre for the nearby resident
to play there. Assuming most youngsters (Age 18-25) especially young male adults who take
their time to exercise at these futsal courts, it is safe to say that opening a nice café would
not only benefit to these young adults, but is highly likely that it is beneficial to the client as
it would most definitely generate profit due to its high density of the population around the
area. The café will be an ideal attraction to these young adults as they would be searching
for a place to either relax or sit down and rest and grab a meal while resting.
As mentioned previously in this report, the futsal court would then again prove to be highly
beneficial and will definitely be an attraction to these young adults and therefore being a
natural attraction to people who love to spend a game or two for a futsal match. Once
again, I would like to emphasise on what this futsal court’s initial aim which is to generate
the most profit and the most attraction to the locals around the area for the client to
generate a stable growing profit.
