1.3 Business Introductions/Organization Chart
Arizona General Contracting & Design Services LLC is a merger of Arizona General
Contracting and Arch Engineering Designs and has 60 employees. Arizona General Contracting
& Design Services LLC is located in the Phoenix Metro area and works with large scale and
small scale developers. AGCDS’s main goal is to provide comprehensive management and
design professional services that will meet our client’s needs. The company was founded in June
of 2012. AGCDS specializes in all general contracting services, project and construction
management services, architectural and engineering design, labor, equipment, and subcontracting
procurement. AGCDS provides management and design services in several industry’s such as
commercial, industrial, residential as well as innovation, consultation, and remodeling.

1.4 Business Strategy
Arizona General Contracting & Design Services LLC’s main strategy is to competitively
compete in the construction management services and design industries. Here at AGCDS being
attentive to our client base as well as holding productive and professional relationships with our
general contractor and subcontractors and providing the lowest possible cost to our clients will
ensure for the best possible outcome for any project. AGCDS is accustoming to the competitive
bidding process.
We offer general contracting services, project and construction management services,
architectural and engineering design, labor, equipment, and subcontracting procurement.
AGCDS provides management and design services in several industry’s such as commercial,
industrial, residential as well as innovation, consultation, and remodeling. It is our goal to
provide the best in services and to become the largest general contracting and design service on
the west coast.
1.5 Project Charter
The purpose of this document is to clarify all aspects of the Clayton Home addition. This
proposal is a risk assessment as well as a feasibility study deliverable that will give the client,
GCs and subs and all financing parties a clear assessment of whether or not to commit to this
project. We intended to cover all subjects listed in the contents and provide a general overview
of this project to our client and all other parties involved. The Clayton home addition is located
at 10830 N. Pulve Ct Fountain Hills, AZ 85268 in the subdivision of Crestview at the south west
corner of the town of Fountain Hills, Arizona.
All additional information about the property is listed in section 2.1 Legal Disruption of
this document. The success criteria of this project well depend upon the successful completion of
all milestones such as: Excavations, Foundation, Framing, Roofing, Mechanical, Drywall,
Flooring, Painting, Inspections and Close outs. All phases of this project are to be completed on
time as stated in the contract. AGCDS will comply with all scopes, schedules, budgets,
communications, reports and safety expectation to the state, county and townships requirement
of Arizona as well as meeting all code requirements for this project. Preliminary budget cost will

be listed in section 4.5 Budget Estimates. The project plans will be included in the scope
statement 1.6 project Scope Statement.
1.6 Project Scope Statement
The objective of this project is to build a costume and unique residential home addition
on hill side or mountain side at 10830 N. Pulve Ct, Fountain Hills Arizona, 85268. The home is
1’998 s.f. home and will be built with a 5/12 pitch roof with cement Spanish style tiles and be
energy star rated materials and solar panels and be providing with solar panels and will taped
into a preexisting sewer system. This project will comply with all state, city and municipal codes
in all phases of the construction process. The projects estimated time for completion is
approximately six to seven months from the beginning of construction to the end of construction.
All contracts are to be in concordance with AGC consensus contract documentation and standard
practices and unit price contracts. The purpose for AGC contract documentation is to protect all
parties that are participating in this project such as the Architects, engineers, designers, owner,
general contractors, and all subcontractors that are involved. Project plans will be provided to all
parties, such as: the Architects, engineers, designers, owner, general contractors, and all
subcontractors. All plans will be approved by the sponsor/owner to determine if the project will
begin.
If approved, commitment to the project will be in compliance with all contractual
documents and contract obligations to the Clayton House Addition. The project plans will
include scope statement; schedule; cost estimate; budget, resource, schedule, communications,
quality, risk, procurement, and stakeholder management as well as project controls. All parties
involved in this project must be certified, licensed, bonded and insured. All parties are
responsible to fulfilling their contractual obligations to the project in an efficient manner and
within their allotted time deadlines. All parties under the general contractor will be held liable in
cases that involve code violations, time dead line violations unless of force measure or
verifications of contract material delivery violations by the vendor or vendors of any equipment
or materials that are not delivered on time as stated in the contract documents. All change orders
must be handled by the general contractor or chief Architects/engineers for approval with owners
consent.

1.7 Milestones

Inspections and Close outs.
1.8 Project CM/PM Authorization
The Construction/Project manager Derek Cooksey is hereby authorized to oversee all
construction and project management services to negotiate for resource, mitigate all
responsibilities within the construct of the project, and to communicate with all contractors and
management, as required, as well as to ensure successful and timely completion of the project.
The Construction/Project Manager is responsible for developing the project plan, monitoring the
schedule, cost, and scope of the project during design, implementation, and maintaining control
over the project by measuring performance and taking corrective action.
This project charter summary statement authorizes that Arizona General Contracting &
Design Services LLC approves the new construction of the Clayton House Addition and all
general contracting services that are provided by that Arizona General Contracting & Design
Services LLC. The Clayton House Addition is to be built on hillside conditions and provided
with overlay and profile condition and site analysis. The home will be built with a postmodern
flat roof top and have, landscape, green materials and be provide with solar and a septic tank.
Project plans will be provided to all parties, such as: the Architects, engineers, designers, owner,
general contractors, and all subcontractors. All plans will be approved by the sponsor/owner to
determine if the project will begin. If approved, commitment to the project will be in compliance
with all contractual documents and contract obligations to the Clayton House Addition. The
project plans will include scope statement; schedule; cost estimate; budget; and provisions for
scope, resource, schedule, communications, quality, risk, procurement, and stakeholder
management as well as project control.

The Ave. listing price for Crest View at Fountain Hills is listed at
$1’562’667, down -10.7% for the month of July. According to the County Assures
Office the Clayton home is listed at $903’500 which is down 30% from 2008.
2.9 Submittal Requirements
All proposed submittals will comply with all requirements according to the town of
Fountain Hills as well as all other planning, zoning or applications and permits required by state,
city or local agencies as directed.
2.10 Grading/Draining/Waste/ Water Plan
All the required preliminary documents will not be included in this set of documents. All
Plans will be prepared and submitted by a licensed and registered engineer as required by state,
city or local agencies.

2.11 Solar Plans
All the required preliminary documents will not be included in this set of documents. All
requirements will comply with the Building Safety Department / Inspection Checklist (Based
MAG Building Codes Committee Standards) of Fountain Hills. All plans will be prepared and
summited by Sun Solar to all state, city or local agencies as required. A Solar Plans summation
and code compliance checklist will be found in Appendix A, Minimum Requirements Checklists.
2.12 Building Safety Plans
All the required preliminary documentation according to the town of Fountain Hills
Building Safety Division One-and-Two Family Residential Plan Review Checklist can be found
in Appendix B Fountain Hills Requirements.
2.13 Codes
All codes related to this document can be found in Appendix B, Minimum Requirements
Checklists and Appendix B, Codes and Town Ordinates. All code will comply with the 2006
edition of the International Residential Code (IRC).
2.14 Weather Plan
All weather delays will be mitigated with PMI standards in scheduling practices. All
possible weather conditions will be acknowledged and assessed for any risks that will hurt or
slow down project performance. All safety standards common with construction work in
Arizona regarding high temperatures, low temperatures, and precipitation of all kinds, high wind
conditions, dust, and humidity conditions will be enforced. Construction conditions affected by
adverse weather may include Mud conditions that results in project delays, mold or mildew
condition due to high moisture conditions, possible snow, ice or hail conditions that may require
clean up or removal will be enforce. Mitigation requirements may result in week end work
schedules in order to meet all contractual agreements and obligation to the client.

2.15 Traffic Plan
This plan will assess all possible traffic congestion issues that may result in violation to
the zoning requirements by the town of Fountain Hills Development Services Department. All
construction equipment and vehicles will be stage in the staging area according to this proposal.
See Appendix C, Permits for the right of way encroachment permit and Appendix D, Maps for
the traffic map.
2.16 Parking/Staging Plan
All construction works, equipment and vehicles will comply with parking in the
appropriate parking and staging area as designated in this document. The parking and staging
area will be fenced in for security reasons to ensure for maximum safety to the client property
and adjacent property’s. All areas of construction will have proper signage, security lighting,
and fire protection and comply with all requirements of the town of Fountain Hills.
2.17 Budget Summary
Project budget cost for the Clayton House is estimated to be no more than $250’000. All
project cost associated with planning and development of this project will be paid for by
sponsor/owner. All cost and payments will be made based on phase completion to the Arizona
Building & General Contracting Services LLC. Arizona Building & General Contracting
Services LLC will then in turn provide payment to all subcontractors upon completion of
services provide and after inspection.

4.7 Sustainability
In this document the term sustainability is used to represent recyclable, renewable
products, and energy reducing and enhancing materials. This does not mean that all materials
will be “green materials” or that the materials are reusable. Sustainability will be achieved
through energy savings. Here at AGCDS we encourage all of our customers to consider being as
energy aware as we are for achieving the maximum in returns on investments as possible.

4.9 Contract Description
4.10 Weekly Reports
The purpose of weekly reports to ensure our clients that they are kept up to date with all
aspects and conditions of the project. This is to help maintain quality control. All weekly
reports will be submitted to the owner by the construction manager on every Friday on a weekly
basis. In addition to all weekly reports, ad - hoc meetings will be performed as required with
respect to all parties involved including all subs if there are any changes that may result in work
stoppage or delays. This will also help mitigate any delay to the overall schedule.
5.0 Methodology
5.1 Project Management/ Construction Managment
The purpose for project management in the development of the Clayton house addition is
to deliver the best possible outcome using PMI best standards and practices in relation to
construction management. It is the responsibility of the construction manager to coordinate all
phases of the project with all parties involved in the undertaking of physical, planning and
scheduling of the construction process. The construction manager will oversee the initiations
phase, planning phase, execution phase, monitoring and control phase and closing out the
project.

In these duties it is required that the project and construction mangers supervising this
project to addresses the project requirement, concerns and expectations to the stakeholders,
clients and all other parties involved. To help prepare for this project it is necessary to define all
constrains to the project. This includes but is not limited to: Project scope, quality, scheduling,
budgets, resources and risks. All management and over site by AGCDS is based on the level of
scope or size of the project and budgetary requirement for this project. In this case the COO will
only be informed of phase completions and or delays or changes to the project. All other factors
are to be handled by the competent person in charge of all day to day operations.
5.2 Safety Management
The AGCDS safety management program is to provide the best in safety and healthy
working conditions to all AGCDS employees. At AGCDS we offer comprehensive safety
management services and tools necessary to manage, control, mitigate and eliminate all safety
threats to all parties involved. AGCDS has in house safety tanning programs, rules and
procedures for all AGCDS and non AGCDS employees as well as on the job training. We make
available personal protection equipment, first add equipment and fire suppression equipment that
is readily available to all AGCDS and non AGCDS employees on and off the job site.
5.3 Risk Management
The reason for having a risk management plan is to asses any or all possible factors that
might disrupt or delay the overall project. In this project we will cover, the project scope, cost,
schedule, communication, factors and assets plan to help in the mitigation for all risk factors to
the project. This proposal is a risk assessment as well as a feasibility study deliverable that will
give the client, GCs and subs and all financing parties a clear assessment of whether or not to

5.6 Vendors
All vendors for this project will be approved prior to any or all purchases through any
vendor by the Client, GC and Subcontractors. All vendors will provide a materials list and cost
brake down documentation and issue recites for all purchases orders for this project. Any
changes to the purchases orders will be approved by the sponsor and AGCDS before any
purchases are made. A list of vendors will be provided to a parties and delivery schedules.

5.7 Material Procurement
All construction materials will approved prior to any purchases or construction activities.
AGCDS will provide all general contracting services to this project. AGCDS will handle all
subcontractors, equipment, material and labor procurement. AGCDS will be responsible for the
approval of equipment, materials and labor that’s provided by all subcontractors prior to any
orders or construction actives being performed for this project.
5.8 Technology
The purpose foe this section is to provide our clients with a brief know age of the systems
in which we provide service for and to those we manage or employ services from. We use
technology such as scheduling software, accounting software, estimating software, design and
engineering software, collaboration software, and data storage software and equipment,
Computers, fax machines, telephones ext.
5.9 Communication
All communications will be handled by the construction manager. Communication will
be delivered by phone, email, written reports in person and set weekly meetings.
5.10 Delivery Methods
Delivery of all commination will be by the internet/computer methods, by phone calls, in
person or by mail.

Arizona General Contracting & Design Services LLC is located in the Phoenix Metro area and works with large scale and small scale developers. AGCDS’s main goal is to provide comprehensive management and design professional services that will meet our client’s needs. The company was founded in June of 2012. AGCDS specializes in all general contracting services, project and construction management services, architectural and engineering design, labor, equipment, and subcontracting procurement. AGCDS provides management and design services in several industry’s such as commercial, industrial, residential as well as innovation, consultation, and remodeling.

Here at AGCDS being attentive to our client base as well as holding productive and professional relationships with our general contractor and subcontractors and providing the lowest possible cost to our clients will ensure for the best possible outcome for any project. AGCDS is accustoming to the competitive bidding process. We offer general contracting services, project and construction management services, architectural and engineering design, labor, equipment, and subcontracting procurement. AGCDS provides management and design services in several industry’s such as commercial, industrial, residential as well as innovation, consultation, and remodeling. It is our goal to provide the best in services and to become the largest general contracting and design service on the west coast. 1.5 Project Charter The purpose of this document is to clarify all aspects of the Clayton Home addition. This proposal is a risk assessment as well as a feasibility study deliverable that will give the client, GCs and subs and all financing parties a clear assessment of whether or not to commit to this project. We intended to cover all subjects listed in the contents and provide a general overview of this project to our client and all other parties involved. The Clayton home addition is located at 10830 N. Pulve Ct Fountain Hills, AZ 85268 in the subdivision of Crestview at the south west corner of the town of Fountain Hills, Arizona. All additional information about the property is listed in section 2.1 Legal Disruption of this document. The success criteria of this project well depend upon the successful completion of all milestones such as: Excavations, Foundation, Framing, Roofing, Mechanical, Drywall, Flooring, Painting, Inspections and Close outs. All phases of this project are to be completed on time as stated in the contract. AGCDS will comply with all scopes, schedules, budgets, communications, reports and safety expectation to the state, county and townships requirement of Arizona as well as meeting all code requirements for this project. The project plans will be included in the scope statement 1.6 project Scope Statement. 1.6 Project Scope Statement The objective of this project is to build a costume and unique residential home addition on hill side or mountain side at 10830 N. Pulve Ct, Fountain Hills Arizona, 85268. The home is 1’998 s.f. home and will be built with a 5/12 pitch roof with cement Spanish style tiles and be energy star rated materials and solar panels and be providing with solar panels and will taped into a preexisting sewer system. This project will comply with all state, city and municipal codes in all phases of the construction process. The projects estimated time for completion is approximately six to seven months from the beginning of construction to the end of construction. All contracts are to be in concordance with AGC consensus contract documentation and standard practices and unit price contracts. The purpose for AGC contract documentation is to protect all parties that are participating in this project such as the Architects, engineers, designers, owner, general contractors, and all subcontractors that are involved. Project plans will be provided to all parties, such as: the Architects, engineers, designers, owner, general contractors, and all subcontractors. All plans will be approved by the sponsor/owner to determine if the project will begin. If approved, commitment to the project will be in compliance with all contractual documents and contract obligations to the Clayton House Addition. The project plans will include scope statement; schedule; cost estimate; budget, resource, schedule, communications, quality, risk, procurement, and stakeholder management as well as project controls. All parties involved in this project must be certified, licensed, bonded and insured. All parties are responsible to fulfilling their contractual obligations to the project in an efficient manner and within their allotted time deadlines. All parties under the general contractor will be held liable in cases that involve code violations, time dead line violations unless of force measure or verifications of contract material delivery violations by the vendor or vendors of any equipment or materials that are not delivered on time as stated in the contract documents. All change orders must be handled by the general contractor or chief Architects/engineers for approval with owners consent.

Arizona General Contracting & Design Services LLC 7 1.7 Milestones Excavations, Foundation, Framing, Roofing, Mechanical, Drywall, Flooring, Painting, Inspections and Close outs. 1.8 Project CM/PM Authorization The Construction/Project manager Derek Cooksey is hereby authorized to oversee all construction and project management services to negotiate for resource, mitigate all responsibilities within the construct of the project, and to communicate with all contractors and management, as required, as well as to ensure successful and timely completion of the project. The Construction/Project Manager is responsible for developing the project plan, monitoring the schedule, cost, and scope of the project during design, implementation, and maintaining control over the project by measuring performance and taking corrective action. This project charter summary statement authorizes that Arizona General Contracting & Design Services LLC approves the new construction of the Clayton House Addition and all general contracting services that are provided by that Arizona General Contracting & Design Services LLC. The Clayton House Addition is to be built on hillside conditions and provided with overlay and profile condition and site analysis. The home will be built with a postmodern flat roof top and have, landscape, green materials and be provide with solar and a septic tank. Project plans will be provided to all parties, such as: the Architects, engineers, designers, owner, general contractors, and all subcontractors. All plans will be approved by the sponsor/owner to determine if the project will begin. If approved, commitment to the project will be in compliance with all contractual documents and contract obligations to the Clayton House Addition. The project plans will include scope statement; schedule; cost estimate; budget; and provisions for scope, resource, schedule, communications, quality, risk, procurement, and stakeholder management as well as project control.

All requirements will comply with the Building Safety Department / Inspection Checklist (Based MAG Building Codes Committee Standards) of Fountain Hills. All plans will be prepared and summited by Sun Solar to all state, city or local agencies as required. A Solar Plans summation and code compliance checklist will be found in Appendix A, Minimum Requirements Checklists. 2.12 Building Safety Plans All the required preliminary documentation according to the town of Fountain Hills Building Safety Division One-and-Two Family Residential Plan Review Checklist can be found in Appendix B Fountain Hills Requirements. 2.13 Codes All codes related to this document can be found in Appendix B, Minimum Requirements Checklists and Appendix B, Codes and Town Ordinates. All code will comply with the 2006 edition of the International Residential Code (IRC). 2.14 Weather Plan All weather delays will be mitigated with PMI standards in scheduling practices. All possible weather conditions will be acknowledged and assessed for any risks that will hurt or slow down project performance. All safety standards common with construction work in Arizona regarding high temperatures, low temperatures, and precipitation of all kinds, high wind conditions, dust, and humidity conditions will be enforced. Construction conditions affected by adverse weather may include Mud conditions that results in project delays, mold or mildew condition due to high moisture conditions, possible snow, ice or hail conditions that may require clean up or removal will be enforce. Mitigation requirements may result in week end work schedules in order to meet all contractual agreements and obligation to the client.

Arizona General Contracting & Design Services LLC 20 2.15 Traffic Plan This plan will assess all possible traffic congestion issues that may result in violation to the zoning requirements by the town of Fountain Hills Development Services Department. All construction equipment and vehicles will be stage in the staging area according to this proposal. See Appendix C, Permits for the right of way encroachment permit and Appendix D, Maps for the traffic map. 2.16 Parking/Staging Plan All construction works, equipment and vehicles will comply with parking in the appropriate parking and staging area as designated in this document. The parking and staging area will be fenced in for security reasons to ensure for maximum safety to the client property and adjacent property’s. All areas of construction will have proper signage, security lighting, and fire protection and comply with all requirements of the town of Fountain Hills. 2.17 Budget Summary Project budget cost for the Clayton House is estimated to be no more than $250’000. All project cost associated with planning and development of this project will be paid for by sponsor/owner. All cost and payments will be made based on phase completion to the Arizona Building & General Contracting Services LLC. Arizona Building & General Contracting Services LLC will then in turn provide payment to all subcontractors upon completion of services provide and after inspection. 3.0 Date Acquisition & Organization 3.1 Research All research will be done by the internet which can be seen on the work cited page of this document and the text books, Construction Project Management – A Practical Guide to Field Construction Management Fifth Edition, by S. Arizona General Contracting & Design Services LLC 22 4.7 Sustainability In this document the term sustainability is used to represent recyclable, renewable products, and energy reducing and enhancing materials. This does not mean that all materials will be “green materials” or that the materials are reusable. Sustainability will be achieved through energy savings. Here at AGCDS we encourage all of our customers to consider being as energy aware as we are for achieving the maximum in returns on investments as possible. 4.8 Codes All codes and town ordinances can be found in Appendix B, Fountain Hills Requirements. 4.9 Contract Description 4.10 Weekly Reports The purpose of weekly reports to ensure our clients that they are kept up to date with all aspects and conditions of the project. This is to help maintain quality control. All weekly reports will be submitted to the owner by the construction manager on every Friday on a weekly basis. In addition to all weekly reports, ad - hoc meetings will be performed as required with respect to all parties involved including all subs if there are any changes that may result in work stoppage or delays. This will also help mitigate any delay to the overall schedule. 5.0 Methodology 5.1 Project Management/ Construction Managment The purpose for project management in the development of the Clayton house addition is to deliver the best possible outcome using PMI best standards and practices in relation to construction management. It is the responsibility of the construction manager to coordinate all phases of the project with all parties involved in the undertaking of physical, planning and scheduling of the construction process. The construction manager will oversee the initiations phase, planning phase, execution phase, monitoring and control phase and closing out the project.

All management and over site by AGCDS is based on the level of scope or size of the project and budgetary requirement for this project. All other factors are to be handled by the competent person in charge of all day to day operations. 5.2 Safety Management The AGCDS safety management program is to provide the best in safety and healthy working conditions to all AGCDS employees. At AGCDS we offer comprehensive safety management services and tools necessary to manage, control, mitigate and eliminate all safety threats to all parties involved. AGCDS has in house safety tanning programs, rules and procedures for all AGCDS and non AGCDS employees as well as on the job training. We make available personal protection equipment, first add equipment and fire suppression equipment that is readily available to all AGCDS and non AGCDS employees on and off the job site. 5.3 Risk Management The reason for having a risk management plan is to asses any or all possible factors that might disrupt or delay the overall project. In this project we will cover, the project scope, cost, schedule, communication, factors and assets plan to help in the mitigation for all risk factors to the project. This proposal is a risk assessment as well as a feasibility study deliverable that will give the client, GCs and subs and all financing parties a clear assessment of whether or not to commit to this project. AGCDS will be responsible for the approval of equipment, materials and labor that’s provided by all subcontractors prior to any orders or construction actives being performed for this project. 5.8 Technology The purpose foe this section is to provide our clients with a brief know age of the systems in which we provide service for and to those we manage or employ services from. We use technology such as scheduling software, accounting software, estimating software, design and engineering software, collaboration software, and data storage software and equipment, Computers, fax machines, telephones ext. 5.9 Communication All communications will be handled by the construction manager.
