Challenge
The building was completed right after the global financial crisis in 2008 when
demand for office space had contracted and there was quite a lot of supply in the
market. It was a challenge for us to convince the tenants to move to The Plaza.
Most of the tenants preferred to be located in the southern part of the Sudirman
area.
Achievement
Despite that in the beginning, the achieved rent was below market value due to the
global economic crisis, at the end, we were able to achieve a 90% occupancy rate
within one year after building completion. The negative impact of the crisis was
only felt when the building completed in the first half of 2009. In the second half
of 2009 and in 2010, the market rebounded and we were able to achieve higher
rents than the market rental rate.
We were able to achieve the highest rental rate in the market for the remaining
10% of the property.
Major tenants signing leases included IBM, Sime Darby, Deloitte and Itochu
Corporation.

Challenge
We had a challenge of finding good quality income-producing properties
with reputable long term anchor tenant and a cash return of between 7-8%
per annum. There are not many willing sellers of income producing office
buildings with a reasonable price and return. Many owners of these types of
properties would rather not sell.
The client was initially interested in buying an office building in the CBD which
made it even more difficult.
The investor did not want to purchase with 100% equity and asked Colliers to
find a bank loan to cover between 70 - 80% of the total purchase price.
Achievement
We managed to convince both of investors and building owners to enter into
a reasonably priced transaction to purchase Plaza Alstom. The building is not
only a good quality office building with a reputable long term anchor tenant
(Alstom Power) but also one that provides a 7.34% cash return to the investor
sufficient to cover both principal and interest on the bank loan which we
helped the investor obtained on a reasonable terms.
