The latest VRV solutions can be designed on a greater scale than ever
before to create fully integrated systems for all kinds of buildings, even
those over 5,000m2.

Decisions, decisions,
decisions...
There are many decisions to make before determining the optimum climate control solution.
Building regulations, energy efficiency targets and planning guidelines all represent
significant challenges to be overcome before you can choose an efficient solution that
minimises plant space and running costs, while meeting your current and future needs.
Minimising plant space
It has never been so important to maximise lettable floor space.
Every square foot counts, so minimising plant space for climate
control systems is good economy. Franklin + Andrews, one of
the world’s leading construction economists, estimates that a
two or four pipe fan coil system could take up around 7% of the
overall floor area of a building, while a comparable VRV solution
would take up about 3 to 5%. So a VRV system takes up 29% less
plant space than a chiller system, and in a highly competitive
market place, offering the most flexible and efficient use of office
space could be a real deal breaker.

Suitable for any building size
VRV is often perceived as one step up from a split or
multi‑split system and therefore only suitable for small to
medium sized buildings. In fact, VRV’s modularity makes it
incredibly versatile.

Reducing whole life costs
In a tough economy, it’s important to look at the whole life
cost of a climate control system, not just the initial investment.
Franklin + Andrews’ Little Black Book states running costs of two
and four pipe fan coil systems as £8.75/m2 and £10.75/m2 of
gross floor area respectively. By comparison, running costs for
VRV heat recovery systems are only £6.25/m2 of gross floor area
‑ 29% to 49% lower. So opting for a heat recovery solution could
save many thousands of pounds per year.

User comfort

A well-maintained VRV system can last for many years. VRV III
units, introduced in 2006, have now been on the market for
eight years and have a minimum nine years of spares provision,
giving a potential life of more than 17 years. The new VRV IV
modules now being introduced are designed to be compatible
with VRV III, which will lead to a potential system life of 24 years.

VRV manages user comfort effectively in a number
of ways. For example, fan coils have independently
controllable louvres, plus presence and temperature
sensors, to direct air flow away from occupants and
towards areas where temperature is out of balance.
Individual control of units means systems can react
quickly to changing loads and comfort requirements.

VRV’s modular nature means different components can be
replaced throughout its life. This allows the latest technology to
be incorporated, which can result in lower maintenance costs
and higher efficiencies.

Cold air dumping during defrost is being tackled through
innovations such as the ‘phase change material’ module
in the VRV IV unit, which enables off‑coil temperatures to
be maintained during defrost cycles.

The latest VRV systems can enhance a building’s value by using the latest
technological developments to lower costs, enhance functionality and increase
efficiency. This helps to ensure there is a quick turnaround time between tenancies as
well as helping to achieve the highest rent per square foot.
Intelligent climate control solutions
Many buildings operate separate systems for heating,
cooling, refrigeration and hot water, wasting a huge amount
of energy. However, intelligent planning can use waste heat
generated by air conditioning and refrigeration in other
areas of a building. Advanced VRV solutions offer a totally
integrated approach to climate control, which deliver a
complete solution that maximises energy efficiency by
simultaneously heating spaces while cooling others.

Maximising rental space
VRV solutions are modular in design, giving greater flexibility
to create a system that’s tailored to your exact building
requirements - while taking up around 29% less plant space

Systems can be changed with sections decommissioned
or added to as required and indoor units have the flexibility
to direct air or restrict air flow if internal spaces are
re‑configured.

Daikin VRV systems are based on air source heat pump technology, so they can help
to meet renewables targets, while assisting consultants with Part L compliance and
achieving higher BREEAM ratings offering a genuinely versatile solution, designed to
meet a building’s precise renewable requirements.
Individually tailored solutions
VRV provides greater flexibility to meet current and future
client needs. Because the system can be designed and built
to meet any building’s requirements, it offers solutions to a
wide range of spaces, from large open lobbies and reception
areas, to individual rooms and offices.
VRV can also be combined with water cooled systems
connected to geothermal or hydrothermal sources, as well as
giving the option of adding water heating, solar collectors or
refrigeration into the system.
VRV’s control options also allow you to tailor the control
regime to meet the requirements of each room, floor or
tenant as required, to maximise energy efficiency and
prevent energy waste. This versatility makes VRV ideal for
buildings with multiple tenants, which may have vacant
areas and variable periods of high and low use.

Achieving a balanced mode of heat recovery within a VRV
system can deliver dramatically higher energy efficiencies,
achieving COPs of more than 10 and helping to maximise
BREEAM credits at design stage.
This involves specifying the system so that it is capable of
cooling areas of the building with the highest heat gains
and transferring reclaimed heat to other areas requiring
heating or hot water. Recovered heat can even be diverted
to over‑door air curtains, thus saving up to 67% in running
costs, compared with electrically heated models.

Flexible configuration options
Every building is unique, requiring efficient usage patterns
and varying occupancy levels. A fully integrated system
can be designed that opimises energy efficiency and
opportunities for heat recovery.

Commercial landlords
Putting you in control

In a harsh economic climate, where many office spaces remain empty for months on
end, properties must be marketable to attract the right kind of tenant. Efficient building
services, combined with intelligent building controls, promise smart use of energy that
forward‑thinking businesses expect and demand.
Heating, air conditioning, hot water and ventilation are all
significant areas of energy consumption. But neither the
commercial climate, nor the current legislative framework,
will tolerate wasted resources. So landlords need to prove a
property’s energy efficiency credentials to secure the most
lucrative tenancy agreements.

Multi‑tenant function
If one part of the building is closed or being serviced, VRV’s
multi‑tenant function ensures that the entire system doesn’t
shut down when the mains power supply of an indoor unit
is switched off. In contrast, a chiller runs an entire system,
which requires an expensive backup unit. So if it fails, the
entire system fails.

Precise zone control
The VRV system provides precise control of both small and
large areas, offering individual control of over 5,000 indoor
units using the latest control technologies. Zone‑by‑zone
control offers lower running costs, because the system can
be activated only in rooms that require heating or cooling,
and can be shut down entirely in rooms where no air
conditioning is required.

A low maintenance solution
If a variable refrigerant system such as VRV has just 10% less
refrigerant than the optimal amount, the power consumption
to maintain capacity can rise by 40%. The Daikin system:

Changing building
performance for good
Heating and climate control solutions can account for up to 50% of a building’s CO2
emissions. That’s why energy efficient climate control solutions have such an important
role to play in reducing running costs and carbon emissions from our built environment.
Staying current with Building Regulations
Changes to Building Regulations propose that CO2 emissions
for new non-domestic buildings should be reduced by either
11% or 20% over 2010 levels. Increased standards will also
come into force for existing buildings. A 20% reduction is
expected to require the use of integrated renewable energy
technologies. This requirement will increase further when
zero carbon standards are introduced for new non-domestic
buildings from 2019. However, it is anticipated that costs
incurred by these measures will be offset by fuel bill savings.

Meeting planning targets
Throughout the UK, central planning guidance now requires
local planning authorities to adopt tougher planning
policies. These are driving ambitious CO2 reductions and the
‘Merton Rule’: a planning policy requiring new commercial
buildings of over 1,000m2 to generate at least 10% of their
energy needs using on‑site renewable energy equipment.
In London, the targets are even higher. The London Plan
advocates that all major development proposals reduce
CO2 emissions by at least 20% through the use of on‑site
renewable energy generation. So choosing renewable
solutions isn’t just a ‘nice to have’, it’s a must‑have for any
significant development scheme.

Designing for BREEAM
Many organisations now use BREEAM as the mandatory
design standard to ensure that construction and
refurbishment projects meet exacting requirements for
CO2 emission reductions. Property agents use BREEAM to
promote a building’s environmental credentials and benefits
to potential purchasers and tenants, while developers can
use BREEAM as a tool to aid Building Regulation compliance.

The carbon challenge
The Climate Change Act 2008 set the target of
achieving a minimum 80% reduction in legislated
greenhouse gas emissions by 2050, compared with
1990 levels. This transformation to a low carbon
economy will be a defining challenge over the next
generation, driving ever-stricter building regulations
and EcoDesign legislation, combined with financial
measures, to incentivise improved energy performance.

Heat pump technology can help achieve higher BREEAM
ratings, by delivering energy efficient and controllable
heating. Specific credits can be given for integrated services
and building management systems – and further awards for
innovation are also possible, based on the system design.

Ahead of the efficiency curve
The Energy Related Products (ERP) Directive, which came
into force in January 2013, has specified new minimum
EcoDesign requirements for air conditioning products. These
aim to close the significant gap that often occurs between
anticipated and actual performance, by measuring the
real‑life energy efficiency of systems over an entire cooling or
heating season.
While the new ERP Directive only affects air conditioning
products with a capacity of less than 12kW, from 2015 it is
expected to affect systems suitable for larger buildings too.
Daikin has already incorporated many of these EcoDesign
requirements into the new VRV range.
Optimising energy efficiency
To optimise efficiencies and minimise energy consumption within
buildings, the new Daikin Dynamic VRV Systems Sizing Tool has
been integrated into the IES Virtual Environment (IESVE) to offer
the most advanced VRV Heat Recovery modelling capabilities on
the market today.
This new software tool enables engineers to establish accurately
the performance of these state of the art systems within their
building project. Users can automatically size the system and
select the correct VRV indoor and outdoor units for the building’s
heating and cooling loads. Full thermal simulations then reveal
annual loads, power input and efficiencies.
Daikin’s expert in-house team of VRV system designers can also
use your model to select and aid your VRV system designs for
you, to help meet or exceed efficiency targets and even evaluate
comfort levels.
Covering the whole Daikin air cooled VRV range, the software is
available for free, on completion of training by Daikin UK specialist
support staff, and can be used with version IES VE6.5 onwards.

VRV Heat Recovery
at 210 Pentonville

At the landmark 210 Pentonville scheme in central
London, a Daikin VRV Heat Recovery system was
installed to deliver energy efficient heating and cooling.
Offering over 80,000 sq ft of office space spread across 10 floors, 210 Pentonville
emphasises the best in modern design and progressive architecture.
In line with this, architects Darling Associates specified a Daikin VRV system to
deliver a cutting edge climate control solution. Daikin UK provided a complete
VRV Heat Recovery solution connecting Daikin fan coil units, controlled by a
Daikin Intelligent Manager.
Meeting the high environmental standards set by the client, the system provides
the very best in control and performance, while being both acoustically and
aesthetically discrete.
By re‑using waste energy generated by the building’s cooling processes, the VRV
system helped contribute towards the sustainable specification of the scheme,
which was awarded a BREEAM Excellent rating on completion.

  • 4. Decisions, decisions, decisions... There are many decisions to make before determining the optimum climate control solution. Building regulations, energy efficiency targets and planning guidelines all represent significant challenges to be overcome before you can choose an efficient solution that minimises plant space and running costs, while meeting your current and future needs. Minimising plant space It has never been so important to maximise lettable floor space. Every square foot counts, so minimising plant space for climate control systems is good economy. Franklin + Andrews, one of the world’s leading construction economists, estimates that a two or four pipe fan coil system could take up around 7% of the overall floor area of a building, while a comparable VRV solution would take up about 3 to 5%. So a VRV system takes up 29% less plant space than a chiller system, and in a highly competitive market place, offering the most flexible and efficient use of office space could be a real deal breaker. Suitable for any building size VRV is often perceived as one step up from a split or multi‑split system and therefore only suitable for small to medium sized buildings. In fact, VRV’s modularity makes it incredibly versatile. The height difference between indoor and outdoor units can be up to 90m Outdoor units can be placed together or spread around the site, which can also minimise floor loading and noise. Reducing whole life costs In a tough economy, it’s important to look at the whole life cost of a climate control system, not just the initial investment. Franklin + Andrews’ Little Black Book states running costs of two and four pipe fan coil systems as £8.75/m2 and £10.75/m2 of gross floor area respectively. By comparison, running costs for VRV heat recovery systems are only £6.25/m2 of gross floor area ‑ 29% to 49% lower. So opting for a heat recovery solution could save many thousands of pounds per year. User comfort A well-maintained VRV system can last for many years. VRV III units, introduced in 2006, have now been on the market for eight years and have a minimum nine years of spares provision, giving a potential life of more than 17 years. The new VRV IV modules now being introduced are designed to be compatible with VRV III, which will lead to a potential system life of 24 years. VRV manages user comfort effectively in a number of ways. For example, fan coils have independently controllable louvres, plus presence and temperature sensors, to direct air flow away from occupants and towards areas where temperature is out of balance. Individual control of units means systems can react quickly to changing loads and comfort requirements. VRV’s modular nature means different components can be replaced throughout its life. This allows the latest technology to be incorporated, which can result in lower maintenance costs and higher efficiencies. Cold air dumping during defrost is being tackled through innovations such as the ‘phase change material’ module in the VRV IV unit, which enables off‑coil temperatures to be maintained during defrost cycles. 3 VRV For Large Scale Buildings

Because the system can be designed and built to meet any building’s requirements, it offers solutions to a wide range of spaces, from large open lobbies and reception areas, to individual rooms and offices. VRV can also be combined with water cooled systems connected to geothermal or hydrothermal sources, as well as giving the option of adding water heating, solar collectors or refrigeration into the system. VRV’s control options also allow you to tailor the control regime to meet the requirements of each room, floor or tenant as required, to maximise energy efficiency and prevent energy waste. This versatility makes VRV ideal for buildings with multiple tenants, which may have vacant areas and variable periods of high and low use. Achieving a balanced mode of heat recovery within a VRV system can deliver dramatically higher energy efficiencies, achieving COPs of more than 10 and helping to maximise BREEAM credits at design stage. This involves specifying the system so that it is capable of cooling areas of the building with the highest heat gains and transferring reclaimed heat to other areas requiring heating or hot water. Recovered heat can even be diverted to over‑door air curtains, thus saving up to 67% in running costs, compared with electrically heated models. A fully integrated system can be designed that opimises energy efficiency and opportunities for heat recovery. Heating, air conditioning, hot water and ventilation are all significant areas of energy consumption. But neither the commercial climate, nor the current legislative framework, will tolerate wasted resources. So landlords need to prove a property’s energy efficiency credentials to secure the most lucrative tenancy agreements. Multi‑tenant function If one part of the building is closed or being serviced, VRV’s multi‑tenant function ensures that the entire system doesn’t shut down when the mains power supply of an indoor unit is switched off.   • 8. Changing building performance for good Heating and climate control solutions can account for up to 50% of a building’s CO2 emissions. That’s why energy efficient climate control solutions have such an important role to play in reducing running costs and carbon emissions from our built environment. Staying current with Building Regulations Changes to Building Regulations propose that CO2 emissions for new non-domestic buildings should be reduced by either 11% or 20% over 2010 levels. Increased standards will also come into force for existing buildings. A 20% reduction is expected to require the use of integrated renewable energy technologies. This requirement will increase further when zero carbon standards are introduced for new non-domestic buildings from 2019. However, it is anticipated that costs incurred by these measures will be offset by fuel bill savings. Meeting planning targets Throughout the UK, central planning guidance now requires local planning authorities to adopt tougher planning policies. These are driving ambitious CO2 reductions and the ‘Merton Rule’: a planning policy requiring new commercial buildings of over 1,000m2 to generate at least 10% of their energy needs using on‑site renewable energy equipment. In London, the targets are even higher. The London Plan advocates that all major development proposals reduce CO2 emissions by at least 20% through the use of on‑site renewable energy generation. So choosing renewable solutions isn’t just a ‘nice to have’, it’s a must‑have for any significant development scheme. Designing for BREEAM Many organisations now use BREEAM as the mandatory design standard to ensure that construction and refurbishment projects meet exacting requirements for CO2 emission reductions. Property agents use BREEAM to promote a building’s environmental credentials and benefits to potential purchasers and tenants, while developers can use BREEAM as a tool to aid Building Regulation compliance. 7 VRV For Large Scale Buildings The carbon challenge The Climate Change Act 2008 set the target of achieving a minimum 80% reduction in legislated greenhouse gas emissions by 2050, compared with 1990 levels. This transformation to a low carbon economy will be a defining challenge over the next generation, driving ever-stricter building regulations and EcoDesign legislation, combined with financial measures, to incentivise improved energy performance. Heat pump technology can help achieve higher BREEAM ratings, by delivering energy efficient and controllable heating. Specific credits can be given for integrated services and building management systems – and further awards for innovation are also possible, based on the system design. Ahead of the efficiency curve The Energy Related Products (ERP) Directive, which came into force in January 2013, has specified new minimum EcoDesign requirements for air conditioning products. These aim to close the significant gap that often occurs between anticipated and actual performance, by measuring the real‑life energy efficiency of systems over an entire cooling or heating season. While the new ERP Directive only affects air conditioning products with a capacity of less than 12kW, from 2015 it is expected to affect systems suitable for larger buildings too. Daikin has already incorporated many of these EcoDesign requirements into the new VRV range.

Optimising energy efficiency To optimise efficiencies and minimise energy consumption within buildings, the new Daikin Dynamic VRV Systems Sizing Tool has been integrated into the IES Virtual Environment (IESVE) to offer the most advanced VRV Heat Recovery modelling capabilities on the market today. This new software tool enables engineers to establish accurately the performance of these state of the art systems within their building project. Users can automatically size the system and select the correct VRV indoor and outdoor units for the building’s heating and cooling loads. Full thermal simulations then reveal annual loads, power input and efficiencies. Daikin’s expert in-house team of VRV system designers can also use your model to select and aid your VRV system designs for you, to help meet or exceed efficiency targets and even evaluate comfort levels.
