3. Permanent programmatic
elements on upper level, open
space below steps
Active Ground-level commercial space
saturates buildings facing the square
Central urban node of the area at the
confluence of several pathways
1. Central Square
6. 2. Pedestrian Commercial Streets
Replace ground-level residential space with
small, active, high-volume commercial spaces
Commercial uses for back side of Courthouse,
placing market stalls/outdoor seating along
street edge to lessen severity of the façade
9. 3. Monumental Square
Front façade of Courthouse has a monumental
aesthetic that it lends to the square it faces
Square should be sparse and spacious, no
permanent program, but a periodic greenmarket
13. 4. Linear Integrity of 161st st
Commerial activity on both sides of 161st to
extend vitality down from Concourse area
Add crosswalks and renovate paving to south of O’Neill Triangle to strengthen
visual perception of a linear continuation of street to Courthouse
Narrow current roadway between
Melrose Commons and Park area
14. 5. Former Rail Tracks
Develop the abandoned rail tracks at a later stage of
development, after the area has attracted residents and
businesses and has demonstrated an appropriate level of activity
5a- An underground concourse with commercial shops
underground and connected to sub-level of Boricua building
5b- A residential/recreational linear park-like area

useless road to

Notes de l'éditeur
For our presentation we would like to focus on the Melrose Commons and Close periphery
Designed for pedestrians, very desolate feel, unused
Add fountain to plaza as point of attraction
Monolithic courthouse dominates space with gray exterior
Activate back of courthouse as commercial space that can open to Ped Walkway
Green market/Farmers market – for weekends special events, easy to set up disassemble, no permanent structural alterations
Add two cross walks on Elton ave. widen sidewalk south of O’neil triangle to open up line of site towards 161st street from 3rd ave and vice versa
Our Idea is to create a unique attraction to the area in the form of a “low line’ park using the old abandoned railroad tracks
Addition of commercial space if needed
View from the low lying railroad tracks. (green vines on right original) addition of walled greenery all along path of low line- include pedestrian and bike path as tracks go all way to st anns school ( approx 1.4 miles of abandoned track are available)
Photo on right was taken from below street level tracks (photo shop added to surfaces of course)
For our purposes only Public Green spaces are shown (exclude playgrounds, ball fields..for exclusive use)
Make use of Open Space in High Density Urban setting. Existing Undeveloped lots. Sparse Spacing of new ‘parks’ gives each space its own character
What it looks like today (or 2009 actually)
Arrows pointing to addition of basketball courts. Elimination of Brook Ave to maximize green space negligible effect on transportaion. Eminent Domain over Empty (abandoned) City lots.
