As the CEO of the JVC Construction, Jackson has held many roles
within the company including; Superintendent, Project Manager,
Construction manager, Chief Estimator, Operations Manager and
Director. Jackson has been part of many challenging commercial and
residential projects since he founded the company in 2007. At
inception Jackson started JVC Construction successfully completing
numerous Tenant Improvement projects, with his vision and dedication
to continued growth he never lost his passion for expanding the
company to what it is today. Completing each job with
uncompromised quality and dedication to customer satisfaction coupled
with his creative vision is what has enabled Jackson to diversify the
company and expand operations. He takes a great deal of pride in
gaining the trust and respect of not only clients but the employees as well. Jackson has created a
solid foundation for JVC’s long term growth and stability with his vast experience and
considerable knowledge of the construction industry. Graduating for the Northern Alberta
Institute of Technology in 1997 with a designation of Journeyman Carpenter, Jackson held
numerous positions from labourer to project manager in the 10 years leading up to the opening of
JVC Construction. He believes you should never lose sight of where you came from and is
always thankful for the opportunities he was given to expand his knowledge and experience.
The
Team
We are a family owned and operated commercial renovation company based in
Sherwood Park AB. We are known for on time, on budget, high quality workmanship and
exceptional customer service satisfaction. For over 9 years JVC Construction has helped
commercial clients with tenant improvements from concept to completion, delivering top
results. Our portfolio includes a wide range of commercial work, from office & retail space
renovations, to educational facilities & hospitals.
As Financial Manager, Tanya is responsible for all the financial operations of
JVC Construction. Tanya began her JVC career at inception in 2007. With
responsibilities including but not limited to Accounts Receivable, Accounts
Payable, Payroll, Taxation and Treasury activities. Tanya has had the advantage
of working hands on in all areas of the financial operations of business.
She currently manages all the financial departments and with her
attention to detail and commitment to a surprise how she has found success
in this area. Tanya has a passion, and an unwavering commitment to
continually surpassing customers’ standards and expectations.

1. JVC CONSTRUCTION INTRODUCTION:

2. PROJECT EXECUTION
2.1 PROJECT TEAM
For JVC Construction to be successful in the implementation and execution of this project, we must devote our
most senior, motivated and experienced crews. We must ensure that we are working with an experienced and
cost effective design team throughout all phases of the work.
With this in mind, we believe the following JVC Construction personnel will provide the success for the various
phases outlined; including the tendering and budgeting, on-site construction, and project close-out.
2.1.1 OFFICE PERSONNEL

2.1.2 FIELD PERSONNEL

2.2 INITIAL PROJECT BUDGET
We have included a preliminary high level budget for your review and evaluation. It is attached as a
separate appendix at the end of this proposal. It is very important to note that this budget is based off the
information and the direction provided to us. This initial budget is not meant to be taken as a lump sum
proposal. Our goal is to assist in the design and to construct a project that will maximize cost
effectiveness and functionality for our clients. We have several cost saving ideas and are prepared to
work within the provided parameters to ensure that all your needs are met.
2.3 PROJECT SCHEDULE
2.3.1 PRE-CONSTRUCTION
Pre-construction requirements for the project will be confirmed following the review of the project, the
evaluation of the design team’s capacity and the permitting timelines as all these items are critical in this
phase of the project.
2.3.2 ON-SITE CONSTRUCTION
Following the completion of the design, permitting and tendering phases, on-site construction would
begin. Duration for on-site construction can be determined during the pre-construction phase, once the
fill scope of the project is determined.
2.3.3 POST-CONSTRUCTION
Standard post-construction activities for JVC Construction involve helping our client’s transition into their
new facilities. We endeavor to provide a clean turn for our clients but we are available to assist with all
close-out procedures and documentation. Depending on the time of year for completion, possible spring /
weather deficiencies may arise; which would be completed in a timely matter when possible. Other post-
construction activities will involve the submission of all as-built drawings, operation and maintenance
documents, and completion of any deficient items that may arise and our standard 1 year warrantee
period.
2.3.4 JVC CONSTRUCTION SUCCESS
JVC Construction’s team has proven their value consistently on our management projects for schedule
and budget. Our goal with every project is to strive to maintain initial timelines and budgets. Construction
management projects tend to be the most successful projects, as both budget and schedule are
developed in the pre-construction phase. All pre-planning, lead times, and possible site issues are dealt
with well before on-site construction begins, thus decreasing project duration and unforeseen extra cost
to the owner.
3. CONTRACT IMPLEMENTATION
3.1 CONTRACT FEE STRUCTURE
3.1.1 COST OF THE WORK
Pre-Construction Phase:
JVC Construction would initiate and control this phase. During this time, continual correspondence
between the “team” would occur in regards to design, reviews, permits, budgeting, etc. Cost of the work
during this phase would include the following with no JVC mark-up:
• All costs for required consulting services, including permit costs.
• All costs incurred for the reproduction and or distribution of design documentation.
• All costs for required design and or engineering fees.
Following costs would be included in our monthly pre-construction management fee:
• All Project Manager’s time spent during pre-construction including; project meetings , initial
pricing, value engineering, and design coordination
• All time spent by any head office staff including estimators, accounting and administrative.
• All head office overhead costs including computer time, telephone, fax, long distance charges,
copier costs, couriering, etc.
Overall Construction Phase:
Following the completion of the design, permitting, tendering, evaluation of all costs, and all contract cost
approvals, JVC Construction would proceed with the mobilization to site and begin the project. Project
Construction costs during this phase would include the following:
• Site supervision, Temporary facilities, Rentals and Consumables
• Corporate Safety Visits
• Direct Labour, Direct Material Purchases, Sub-Contracts
(We refer to the attached rate sheet)
Post-Construction Phase:
Following the completion of the work (all zones), including handover activities, commissioning and
opening, JVC Construction would demobilize from the site.
3.2 CONTRACT RATES
Project costs are driven by many factors, including labour, materials, equipment and sub-contractors. The
following rates will be applied to the project, above and beyond the monthly construction management fee.
3.2.1 PERSONNEL (JVC CONSTRUCTION EMPLOYEES)
The following labour rates will be utilized for the contract, which include all burdens, benefits, etc.

3.1.2 JVC CONSTRUCTION EQUIPMENT (OWNED)
The following equipment rates will be utilized for the contract. All maintenance and consumables (fuel)
are in addition to the indicated rate.

3.1.3 JVC CONSTRUCTION SELF PERFORMED WORK
In addition to the above items, JVC Construction also has man field staff that can complete sub-contractor
work as well. Concrete formwork, concrete place & finishing, and framing are additional forces that we
offer. We tend not to do this work ourselves unless trade availability or pricing pose an issue, these are
just additional advantages that JVC Construction provides to their clients.
4. LETTER OF INTENT
We thank you for the opportunity to provide construction services and we trust the enclosed
proposal will assist you in taking the necessary steps to evaluate our capability to assist in the
design and construction of your new facility.
It is our intent to complete construction once a detailed design and tender period is completed.
Further, it is our intent to enter into a construction agreement with you for this project; provided
a mutually satisfactory price, completion schedule, and contract can be determined within the
parameters of this proposal.
Your acceptance of this proposal will signify your intent to enter into such an agreement and
specifically authorize us to proceed further with initiating our design team partners.
Upon receipt of your signed acceptance of this proposal, we would request that a CCDC-5B
contract be signed by both JVC Construction and the Owner.
In the unlikely event a mutually acceptable price, schedule, or contract cannot be determined,
your obligation to us will be limited to our actual cost of work completed to date.

As the CEO of the JVC Construction, Jackson has held many roles within the company including; Superintendent, Project Manager, Construction manager, Chief Estimator, Operations Manager and Director. Jackson has been part of many challenging commercial and residential projects since he founded the company in 2007. At inception Jackson started JVC Construction successfully completing numerous Tenant Improvement projects, with his vision and dedication to continued growth he never lost his passion for expanding the company to what it is today. Completing each job with uncompromised quality and dedication to customer satisfaction coupled with his creative vision is what has enabled Jackson to diversify the company and expand operations. He takes a great deal of pride in gaining the trust and respect of not only clients but the employees as well. Jackson has created a solid foundation for JVC’s long term growth and stability with his vast experience and considerable knowledge of the construction industry. Graduating for the Northern Alberta Institute of Technology in 1997 with a designation of Journeyman Carpenter, Jackson held numerous positions from labourer to project manager in the 10 years leading up to the opening of JVC Construction. Tanya has had the advantage of working hands on in all areas of the financial operations of business. She currently manages all the financial departments and with her attention to detail and commitment to a surprise how she has found success in this area. PROJECT EXECUTION 2.1 PROJECT TEAM For JVC Construction to be successful in the implementation and execution of this project, we must devote our most senior, motivated and experienced crews. We must ensure that we are working with an experienced and cost effective design team throughout all phases of the work.   • 14. 2.2 INITIAL PROJECT BUDGET We have included a preliminary high level budget for your review and evaluation. It is attached as a separate appendix at the end of this proposal. It is very important to note that this budget is based off the information and the direction provided to us. This initial budget is not meant to be taken as a lump sum proposal. Our goal is to assist in the design and to construct a project that will maximize cost effectiveness and functionality for our clients. We have several cost saving ideas and are prepared to work within the provided parameters to ensure that all your needs are met. 2.3 PROJECT SCHEDULE 2.3.1 PRE-CONSTRUCTION Pre-construction requirements for the project will be confirmed following the review of the project, the evaluation of the design team’s capacity and the permitting timelines as all these items are critical in this phase of the project. 2.3.2 ON-SITE CONSTRUCTION Following the completion of the design, permitting and tendering phases, on-site construction would begin. Duration for on-site construction can be determined during the pre-construction phase, once the fill scope of the project is determined. 2.3.3 POST-CONSTRUCTION Standard post-construction activities for JVC Construction involve helping our client’s transition into their new facilities. We endeavor to provide a clean turn for our clients but we are available to assist with all close-out procedures and documentation. Depending on the time of year for completion, possible spring / weather deficiencies may arise; which would be completed in a timely matter when possible. Other post- construction activities will involve the submission of all as-built drawings, operation and maintenance documents, and completion of any deficient items that may arise and our standard 1 year warrantee period. 2.3.4 JVC CONSTRUCTION SUCCESS JVC Construction’s team has proven their value consistently on our management projects for schedule and budget. Our goal with every project is to strive to maintain initial timelines and budgets. Construction management projects tend to be the most successful projects, as both budget and schedule are developed in the pre-construction phase. All pre-planning, lead times, and possible site issues are dealt with well before on-site construction begins, thus decreasing project duration and unforeseen extra cost to the owner.
  • 15. 3. CONTRACT IMPLEMENTATION 3.1 CONTRACT FEE STRUCTURE 3.1.1 COST OF THE WORK Pre-Construction Phase: JVC Construction would initiate and control this phase. During this time, continual correspondence between the “team” would occur in regards to design, reviews, permits, budgeting, etc. Cost of the work during this phase would include the following with no JVC mark-up: • All costs for required consulting services, including permit costs. • All costs incurred for the reproduction and or distribution of design documentation. • All costs for required design and or engineering fees. Following costs would be included in our monthly pre-construction management fee: • All Project Manager’s time spent during pre-construction including; project meetings , initial pricing, value engineering, and design coordination • All time spent by any head office staff including estimators, accounting and administrative. • All head office overhead costs including computer time, telephone, fax, long distance charges, copier costs, couriering, etc. Overall Construction Phase: Following the completion of the design, permitting, tendering, evaluation of all costs, and all contract cost approvals, JVC Construction would proceed with the mobilization to site and begin the project. Project Construction costs during this phase would include the following: • Site supervision, Temporary facilities, Rentals and Consumables • Corporate Safety Visits • Direct Labour, Direct Material Purchases, Sub-Contracts (We refer to the attached rate sheet) Post-Construction Phase: Following the completion of the work (all zones), including handover activities, commissioning and opening, JVC Construction would demobilize from the site.
  • 16. 3.2 CONTRACT RATES Project costs are driven by many factors, including labour, materials, equipment and sub-contractors. We tend not to do this work ourselves unless trade availability or pricing pose an issue, these are just additional advantages that JVC Construction provides to their clients.

LETTER OF INTENT We thank you for the opportunity to provide construction services and we trust the enclosed proposal will assist you in taking the necessary steps to evaluate our capability to assist in the design and construction of your new facility. It is our intent to complete construction once a detailed design and tender period is completed. Further, it is our intent to enter into a construction agreement with you for this project; provided a mutually satisfactory price, completion schedule, and contract can be determined within the parameters of this proposal. Your acceptance of this proposal will signify your intent to enter into such an agreement and specifically authorize us to proceed further with initiating our design team partners. Upon receipt of your signed acceptance of this proposal, we would request that a CCDC-5B contract be signed by both JVC Construction and the Owner. In the unlikely event a mutually acceptable price, schedule, or contract cannot be determined, your obligation to us will be limited to our actual cost of work completed to date.
