When choosing a home inspector, a buyer and agent need to know there are three
levels.
Lowest Level
The lowest level home inspector is the one that only has a contractor license. This
inspector is not performing an inspection per a recognized standard of practice. An
example would be the California Real Estate Inspector Association also known as
CREIA sets the standard for home inspections performed in California.
Mid Level
The second level of a home inspector is, one that only performs an inspection per a
recognized standard of practice such as CREIA. Unfortunately this individual may not
have any construction or building experience except for the knowledge acquired
during a classroom setting.
Highest Level
The best choice for a home inspector is one that belongs to a recognized professional
organization with a standard of practice and has a general contractor’s license. This
will ensure that you will receive a qualified inspector with established experience.
Of all home inspector’s 90% do not have a general contractor’s license or follow
a standard of practice.
Many home inspectors, do not carry proper Error’s and Omission Insurance and
General Liability Insurance.
Before choosing a home inspector ask these five important questions.
1. Do you perform an inspection per a recognized standard of practice?
2. Do you have your general contractor’s license?
3. Do you carry proper Errors and Omission Insurance along with General Liability?
4. How long have you been an inspector?
5. How many inspections have they performed?
Price should never be your first concern.
