My current job description and my roll as an associate of the company
requires involvement with all phases of the project from the initial interview
with the potential client to helping the Contractor obtain a Certificate of
Occupancy.
Breakdown of tasks:
 Proposal writing – prepare RFP for consulting engineers and other
professionals for project and generate proposal
 Due Diligence – investigate project site, prepare detailed report that
identifies any issues that may affect the project success
 Programming – meet with client and their representatives and obtain
key data to understand the needs of the space and its end user
 Schematic Design – develop raw design that helps client understand
the scale of the program and adjacency requirements
 Design Development – working with the client to modify the
Schematic design to better suit their needs
 Government (local) / Agency Approvals – submit and present to
the required governing boards for necessary approvals prior to
obtaining a building permit
 Construction Documents –oversee & produce / assemble drawings,
details, and specifications for the project
 Bid Package – prepare invitation to bid with manual. Conduct bid
walk thru, level bids, & prepare AIA contracts.
 Construction Administration – process shop drawings, attend
weekly meetings, review; RFI’s, Change Orders, and payment
requisitions, Produce punch list and as-build drawing package
