1. ALL BUILDING CONVENTIONS MUST ADHERE TO THE
REQUIREMENTS OF THE SANS 10400 NATIONAL BUILDING
REGULATIONS.
2. NO OWNER OF ANY SITE SHALL DEMOLISH OR CAUSE PER MIT
DEMOLISHING ON ANY BUILDING WITHOUT THE PRIOR WRIT TEN
PERMISSION OF THE LOCAL AUTHORITY.
3. NO PERSON SHALL AT ANY TIME DURING THE COURSE OF OR
AFTER THE DEMOLITION OF A BUILDING LEAVE IT IN A CONDITION
DANGEROUS TO THE PUBLIC OR ADJOINING
PROPERTY.
4. THE LOCAL AUTHORITY MAY PROHIBIT THE USE OF ANY
METHOD TO BE APPLIED IN THE DEMOLITION OF ANY BUILDING
WHERE IN IT’S OPINION SUCH METHOD WILL CREATE OR CA USE
TO BE CREATED ON ANY DANGER TO ANY PERSON OR OTHER
BUILDING OR PROPERTY, AND AND WHERE IT SO PROHIBITS IT
SHALL, ON THE REQUEST OF THE OWNER OF SUCH BUILDING ,
GIVE IT REASONS, IN WRITING, FOR SUCH PROHIBITION.
5. IN THE CASE OF AN ADDITION IT MIGHT BE POSSIBLE TO TREAT
THE NEW PORTION AS AN ENTIRELY SEPERATE PART WHICH CAN
BE DESIGNED TO COMPLY WITH THE NATIONAL BUILDING
REGULATIONS WITHOUT HAVING ANY EFFECT ON THE ORIGINAL
PORTION OF THE BUILDING.
6. ANY BUILDING AND ANY STRUCTURAL ELEMENT OR COMPONENT
THEREOF SHALL BE DESIGNED TO PROVIDE STRENGTH, STABILITY,
SERVUCEABILITY AND DURABILITY IN ACCORDANCE WITH A CCEPTED
PRINCIPLES OF STRUCTURAL DESIGN, AND SO THAT IT WILL NOT
IMPAIR THE INTEGRITY OF ANY OTHER BUILDING OR PROPE RTY.
7. ANY SUCH BUILDING SHALL BE SO DESIGNED THAT IN THE EVENT
OF ACCIDENTAL OVERLOADING THE STRUCTURL SYSTEM WILL NOT
SUFFER DISASTROUS OR PROGRESSSIVE COLLAPSE WHICH IS
DISPROPORTIONATE TO THE ORIGINAL CAUSE.
8. THE PROTECTION OF THE EDGE OF ANY BALCONY, BRIDGE, FLAT
ROOF OR SIMILAR PLACE SHALL BE DESIGNED TO PREVENT ANY
PERSON FROM FALLING FROM SUCH BALCONY, BRIDGE, FLAT ROOF
OR SIMILAR PLACE.
9. SANITARY FIXTURES SHALL BE SO SITED AS NOT TO BE OFFENSIVE.
10. BALUSTRADE AND PARAPET WALLS SHALL NOT BE LESS THAN
1,0m IN HEIGHT
UNLESS UNAUTHORISED ACCESS OF PERSONS TO THE EDGE O F A
FLAT ROOF OR SIMILAR STRUCTURE IS EXCLUDED BY A PHYSICAL
BARRIER PROPERLY ERECTED AND
MONITORED.
11. ANY WALL, SCREEN, RAILING OR BALUSTRADE TO SUCH TO SUCH
STAIRWAY MUST BE IN ACCORDANCE WITH THE REQUIREMENTS OF
EITHER SANS 10400-B OR SANS 10400-K AND SANS 10400- T.
12. SANS 10400-S REDUCES THE RISE OF THE STEP, INCR EASES THE
WIDTH OF THE STAIRWAY AND THE LENGTH OF THE LANDING,
REQUIRES SOLID RISERS WHERE STAIRS OVERLAP THE NEXT LOWER
TREAD, AND REQUIRES HANDRAILS ON BOTH SIDES OF THE
STAIRWAY.
13. THE HEADROOM AT ANY POINT ON ANY STAIRWAY SHALLBE NOT
LESS THAN 2,1m, MEASURED VERTICALLY FROM THE PITCH LINE,
AND THE WIDTH OF ANY STAIRWAY,MEASURED TO ANY ENCLOSING
WALL OR BALUSTRADE, SHALL BE NOT LESS THAN
700mm.
14. NO FLIGHT OF STAIRS SHALL HAVE A VERTICAL RISE GREATER
THAN 3m BETWEEN LANDINGS.
15. THE RISE OF ANY STEP SHALL NOT EXCEED 200m.
16. THE GOING AND WIDTH OF ANY TREAD SHALL BE NOT LESS THAN
250mm, PROVIDED THAT WHERE THE STAIRWAY DOES NOT HAVE
SOLID RISERS, EACH TREAD BY NOT LESS THAN 25mm.
17. ANY STAIRWAY, INCLUDING ANY WALL, SCREEN, RAILING OR
BALUSTRADE TO SUCH STAIRWAY, SHALL PERMIT SAFE MOVEMENT
OF PERSONS OF FROM FLOOR TO FLOOR.

1. WHERE IN ANY BUILDING THE REQUIREMENTS FOR LIGHT ING
CONTAINED IN REGULATION O1 OF THE NATIONAL BUILDING
REGULATIONS SHALL BE COMPLIED WITH BY THE INSTALLATION
OF A SYSTEM OF ARTIFICIAL LIGHTNG, SUCH LIGHTING SHALL
BE IN ACCORDANCE WITH THE RELEVANT RECOMMENDATIONS
CONTAINED IN SANS 10400-1.
2. ANY ROOM CONTAINING A TOILET PAN OR URINAL SHALLBE
PROVIDED WITH A MEANS OF LIGHTING AND VENTILATION
WHICH WILL ENABLE SUCH ROOM TO BE USED, WITHOUT
DETRIMENT TO HEALTH OR SAFTEY OR CAUSING ANY
NUISANCE , FOR THE PURPOSE FOR WHICH IT IS DESIGNED .
THIS REQUIREMENT SHALL BE DEEMED TO BE STATISFIED
WHERE THE LIGHTING AND VENTILATION ARE IN ACCORDANCE
WITH SANS 10400-O.
3. NO PERSON SHALL WITHOUT PRIOR WRITTEN APPROVAL OF
THE LOCAL AUTHORITY INSTALL ANY ARTIFICIAL VENTILATION
SYSTEM IN ANY BUILDING: PROVIDED THAT THIS PROIBITION
SHALL NOT APPLY IN THE CASE OF ROOM AIR CONDITIONERS
OR OTHER INDIVIDUAL APPLIANCES INSTALLED FOR COMFOR T.
4. THE MINIMUM ILLUMINATION LEVELS OF LIGHTING SHAL L
COMPLY WITH THE REQUIREMENTS OF SANS 10400-O AND SA NS
10389-1.
5. ANY BUILDING THAT CONTAINS ARTIFICIAL LIGHTING MUST
COMPLY WITH THE SANS 10400 NATIONAL BUILDING
REGULATIONS SYSTEM OF ARTIFICIAL LIGHTING INSTALLATION.
6. ARTIFICIAL LIGHTING IS CALCULATED WITH THE DESIGN
OCCUPANCY TIMES IN ACCORDANCE WITH TABLE 4 OF THE
SANS 10400 BUILDNG REGULATIONS.
