Sales in February were down
4.3% from a year ago. This is
an improvement from the last
few months when sales had
declined double digits.

Inventory is increasing off of
last years lows. It’s now
similar to February’s number
in 2017 and 2015.

The percentage of the market that is under contract at any given time is a
good indication of the strength of the market. A lower percentage, means
that houses are staying on the market longer and that buyers have more
negotiation strength. 44% of listings were under contract at the end of
February. Lower than past years but higher than a month ago.

market in Boulder County so far this
year. February was a good month for
new listings.

This chart shows the number of properties going under
contract each week throughout the year. The red line shows
that the activity level in February was stronger than last year.

The number of price reductions on a weekly
basis can also be a good indicator of the
strength of the market. We are seeing more
price reductions as inventory rises and houses
stay on the market longer.
9. Even though sales were down during February, it
felt to me like the market started showing some
good signs for the upcoming spring market. On
average, for the homes that sold during
February, it took 47 days to get an accepted
offer. Last February it was 41 days and two years
ago it was 33. Sellers are needing to meet the
market with a good price and a home that shows
really well.
