The number of sales in
December up 24% when
compared to last December.
This strong finish resulted in a
5% increase in sales for the year.

Predictably, inventory falls
this time of year. However,
inventory is a bit higher than
it was a year ago.

This graph shows the number of active homes on the market that are
not already spoken for by a buyer at the time of reporting. At the
end of December inventory has decreased to a level similar to past
years. We will see inventory rising again starting in early January.

Although price reductions decreased during December they were
unusually high all year. Despite higher sales during 2019 many
homes needed to lower their price in order to get noticed.

The red line shows new listings to the
market in Boulder County in 2019 and the
green line shows an early look at 2020. Not
many new listings in December, but we are
seeing a good number of new listings in
January.

This chart shows the number of properties going under
contract each week throughout the year. The green line on
the left shows the good early activity in the market in January
2020.

This graph shows the number of closings on a
weekly basis. December was a very strong
month and sales ended up increasing by nearly
5% for the year.
9. The market ended up very strong in 2019, up 5% from the
previous year. We are seeing some good early activity in
the early weeks of 2020. Buyers seem very interested in
”turn key” properties and not as interested in projects.
Appreciation for 2019 definitely was less amplified than
recent years, but it was still positive.
