3041 N. Seminary

T
he Private Residence is located at
3041 N. Seminary on the North side of
Chicago, Illinois. It was designed in
2004-05 and on exhibit at the Excellence in
Masonry 2005 Awards Program.
The program requirement was to provide a
new four-level residence for a family of four. The
owners requested that the style of the house be
traditional, with a brick and stone exterior on all
four building elevations. Upon meeting the owner’s
request, we proceeded to work with the building
design to give it a more three-dimensional
presence. By selecting more contemporary
cladding materials for the side elevation at the
top level, and by changing the composition of the
back elevation from symmetrical to asymmetrical,
we were able to create a more dynamic building. Front Elevation
Its front conformed to both the scale of the
existing street and and to the clients wishes, while
its other faces took on more complex qualities.
Two strong design features which are meant
to tie together the exterior of the house with
its interior, are the front bay window of the living
room, clad in cut stone, and the bow window –
also clad in stone – of the dining room.
Inside, a fireplace finished in stone provides a
necessary focal point to the interior of the public
level housing the living room, dining room and
kitchen spaces.

Willow Springs, Illinois
Addition and Alterations (2001)
Exterior
he owners of an old frame house in Willow Springs,
T Illinois, hired us to plan an interior remodeling and
design a new entrance to the home. The owners’
preference for an open type plan, inspired the design with
the concept of a central open stair linking the second floor to
the first floor and a secondary open stair (a geometric mirror
image of the first stair) connecting the first floor to a new
basement wine cellar. The floor plan evolved from this point
with an extension of the stair space, to become the new
double-height entry foyer with a curved exterior wall
facing the sideyard of the property and the driveway.
The importance of daylight, until now not really present
in the conventional house interior, was to be an essential
feature of both the new entry hall and the spaces it served.

A house to an existing coach house, gave us the opportunity to solve
a functional problem as well as “push the envelope.” By designing
a rectangular exterior volume housing a second floor hallway and an
exterior extension in the form of a bridge-like deck, we exposed the function
of the interior space and provided a smooth transition between the inside
and outside and between the two previously separate structures.

- 12. SIX UNIT CONDOMINIUM DEVELOPMENT
WITH COMMERCIAL UNIT
T
his 2004 project, presented an opportunity
to provide a Chicago real estate developer
with a design that would attract young
urban buyers moving into a traditional neighborhood
not far from Wicker Park. After solving the floor plan
program of a conventional six-flat building, we
worked on a modern front façade, inspired partially
by industrial buildings with metal elements found
nearby, using stainless steel to clad angled walls
projecting from the main living-dining-kitchen
spaces. As a result, a rather simple masonry
building entered into a dialogue with an
established neighborhood, attracting attention
to a new architect and developer.

FOR DREXEL BOULEVARD (2005-2006)

hese two mid-rise building proposals are both an example of our recent work and of designs submitted through a
T developer for approval by the Department of Planning and community groups. They need to be seen in the context of
the city’s larger development program for the historical district North of Hyde Park, along historical Drexel Boulevard.
4000 S. Drexel Boulevard was conceived as a new building to be given the prominent site at the intersection of Drexel
Boulevard and 40th Street. The design of the exterior had several revisions resulting from the following challenge given
to us by the Department of Planning: To provide the community with carefully prepared street elevations with architectural
elements matching the historically inspired style of buildings already constructed or approved by the city. To meet this
challenge, we researched the original 19th century architecture of the neighborhood, and we discovered that we were able
to successfully use appropriate Romanesque Revival elements for our façade design. By responding to the sometimes
conflicting requirements from the developer client, community representatives, and city planners, our effort was
rewarded with a substantial building design.

FOR DREXEL BOULEVARD (2005-2006)
4000 S. Drexel Boulevard & 4001 S. Cottage Grove, Chicago, Illinois.
4001 S. Cottage Grove was a project planned as our third building on the block, next to a warehouse conversion
project we developed on 40th Street and the corner building at 4000 S. Drexel Boulevard (discussed on the
previous page). At first, after responding to the developer’s request to create a simple “background” building,
the elevations of the building did not meet with our own approval. Here, “pushing the envelope” meant taking
the lead of the design efforts and proposing a new elevation scheme with elements derived from the
Chicago warehouse architecture of the beginning of the twentieth century. This allowed us to provide a
contextual response to the existing remodeled warehouse to the East and to give this corner property
visual strength and much needed visibility.

Cortez Street
Chicago, Illinois (2002-04)
ocated on a very narrow Chicago lot on a 19th century street in the Bucktown
L neighborhood, this three-story single-family residence combines a contempo-
rary floor plan with a dynamic front façade design departing from the simple
two-dimensional facades of the adjacent buildings. Due to restricted space at the
back of the property (area occupied by the garage), we pushed the design of the front
of the building to allow the interior spaces of all levels to open onto the sunken patio
and open decks. The South-facing area of the residence brings in daylight, improving
the quality of living on this difficult city lot.

his new three-story mixed-use project, still under construction in August 2008, is an example of a corner lot
T solution that “wraps” around the street corner. The façade design unifies two unequal lengths of the property,
with the added focus of a curved building corner with large glazed areas.
