Our Values
At MLM we all share the same values.
They are:
• We do what we say we will do
• We deliver on time
• We do a good job
• We continuously improve what we do
• We work together in partnership
• We communicate completely and with respect.
By believing in and abiding by these values we aspire to be “great
people to work with”.
5. Page 5
Continually changing economic, planning and environmental challenges demand well designed
commercial spaces. We understand that imaginative, well designed developments, buildings
and infrastructure, that maximise useable floor space and available land, are key to a successful
development.
We have worked on a wide variety of commercial projects, from prestigious mixed-use regeneration
developments to refurbishments, new-build multi-storey office complexes and extensions.
We are committed to helping employers, developers and retailers create inspirational environments
that maximise value and meet the needs of today’s society. Our joined up approach to engineering
and building control enables us to deliver innovative solutions from inception to completion,
utilising the latest, most efficient design and draughting packages.
We have embraced sophisticated and industry-changing Building Information Modelling (BIM)
technology. We recognise that excellent visuals aid project understanding, but we know that BIM
technology is about more than creating a 3D building model. It gives us the tools to bring together
a range of information about a project’s physical and functional features across its lifecycle. We
understand that BIM technology is constantly evolving and we are committed to updating our
processes to fully realise the potential of this powerful resource.

Buildings and Infrastructure
Our expertise in the commercial sector is diverse and founded on many years of experience,
covering projects of varying sizes and complexity. Our multidisciplinary or single engineering
discipline teams work in all parts of the commercial sector. Our teams provide comprehensive
support throughout commercial projects, from initial design support at concept stage, through
planning and tender processes, detailed design and throughout construction, right up to completion.
We adopt a commercial and innovative approach to delivering buildings and infrastructure with
BIM, using advanced modelling technology to resolve increasingly complex planning and design
issues.
We believe that successful buildings and infrastructure depend upon a proactive, flexible approach
to the partnership between the client, design team and contractor, working together to deliver
optimum design solutions.
Our expertise covers the full project life cycle of the property, from inception to completion, and
includes all of the technical engineering disciplines required to deliver a successful project. We
specialise in both traditional and modern methods of construction to suit the client and project
requirements. Our knowledge of delivering low-carbon solutions and navigating the team through
the legislative and practical implications of design has successfully provided cost and value
benefits to our clients.
16. Compliance
Page 16
Our approach to compliance is to listen and engage, applying our expert knowledge and extensive
experience to anticipate the compliance issues that will need resolving and work in partnership to
deliver a successful project.
We seek involvement at the earliest stages to ensure compliance issues are understood and
effectively risk managed to protect the client’s interests and deliver a cost-effective project.
Our approach is commercially aware and proactive, with the provision of expert advice on all
legislation and other regulatory, advisory and good practice guidelines affecting commercial
developments.
Our building control experience spans the complete range of commercial development, from
fit outs and refurbishment through to high-rise, mixed-tenure schemes. We take a creative and
problem solving approach, working alongside the team to reduce risk, create certainty and deliver
value.

Sustainability
We believe that sustainability within the built and natural environment, together with social and
economic sustainability, should run through every aspect of development.
We provide clients and stakeholders with practical and commercial advice, design and solutions.
These include renewable energy studies, sustainability statements, Code for Sustainable Homes,
ecological and environmental mitigation, materials reuse assessments and sustainable building,
infrastructure and transportation design. We provide strategic and technical advice to allow the
team to navigate through the competing legislative requirements and aspirational drivers for
projects.
Buildings and infrastructure have a significant impact on the environment, through the emission
of greenhouse gases, the production of waste and the consumption of water and construction
materials. Simple, practical interventions at the design and planning stage of a project will have
a significant impact upon the completed development. Innovation plays a large part in delivering
real value cost-effectively and our approach is to understand the client brief and then deliver
solutions which meet and exceed those needs.
These factors can represent a considerable contribution to climate change and other environmental
problems both in the UK and around the world. However, responsible, sustainable design and
practice are at the heart of our business and in the technical advice we provide.

Pinnacle, Milton Keynes
This landmark development comprised a nine-storey
office building and adjacent four-storey office building
with underground parking and recycling facility. It was
designed to the highest standards, powered by a CHP
system and achieved the BREEAM ‘Excellent’ rating. Car
parking is provided by an underground car park with cycle
stores and dedicated recycling storage. A total of nine lifts
with five independent lift shafts offer quick access to all
floors, providing stability to the structure and minimizing
the total amount of additional steel bracing required.
Key Features
• BREEAM ‘Excellent’
• 3D model of the steel frame shared between design
team and subcontractors
• 24-hour working set up in MLM to meet the accelerated
fast-track steelwork programme.

Warwickshire Shopping Park, Binley,
Coventry
Warwickshire shopping park consists of 110,000 sq
ft of retail space spread over 24 units, 14 residential
apartments and a new community centre, all built over a
former landfill site on the outskirts of Coventry.
We have been involved with this project since 2005,
providing pre-purchase due diligence advice and
site investigations for the client, obtaining regulatory
approvals and undertaking design of hydrocarbon
remeditation. We have designed all structural and civil
engineering elements of the scheme, designed piles,
slabs and other structural elements, ground improvement
solutions, drainage attenuation and remediation, and
been involved with the two-stage tender process prior to
novation to the contractor.

The Wine Society, Stevenage
A landmark temperature controlled, high bay steel
framed warehouse extension, comprising a braced steel
frame structure 18m clear to underside of a 45m clear
span trussed roof structure connected to the existing wine
warehouse facility. The scheme involved a combination
of pad and piled foundations and a sustainable drainage
solution with some 380 cubic metres of surface water
attenuation to ensure the scheme did not increase flood
risk to others. The construction included the innovative
use of Hemcrete® in the wall construction using off-site
manufactured panels. This project is believed to be the
first time that Hemcrete® has been used in conjunction
with a high bay steel frame building.

Value Engineering
At MLM we are committed to delivering value
on projects, showing that best value is not just
cost cutting, rather delivering the client’s actual
requirements and business needs.
Our approach to value engineering is to optimise
costs for the project and benchmark the design to
the project brief.
Adaptability and flexibility are key attributes
at the conceptual stage of a project and our
approach promotes our involvement with design
team members, users and stakeholders at the
earliest stage.
