We operate fully inclusive design department including architectural and
structural.
Our Manufacturing plant covers 75,000 square feet
Metal shop. We have guillotine, folding and plasma cutting facilities

We developed a range of 12 house types using a light steel frame panel system
with factory finished kitchens and bathrooms.

Civils completed and bathroom and kitchen pods installed followed by structural wall and floor system.
Building fully framed in a single day with all bathrooms and kitchens complete.

factory as a fully structural element and volumetric offsite was born.

All the modules were installed in only 5 weeks and the total construction time
was 10 Weeks
Kier was contracted to deliver new Scape Connect Up branded Classrooms.
Client required a turnkey solution to be delivered as quickly as possible.
Client wanted to relocate the neighbouring primary school onto Aylestone
secondary school and minimise the impact of the construction activities
Construction could only commence after the exam period had finished,
leaving 10 weeks to refurbish the existing block and construct a new
extension.

Connext Up Box Clever design solution used to deliver 3 new Classrooms
All the modules were installed in only 6 weeks and the total construction time
was 3 months
Each module could be completely pre-fabricated off-site in a low-risk,
controlled environment
The modular construction commenced in parallel with groundworks, and was
not affected by incremental weather
The under floor heating is a fantastic addition allowing the Children to sit on
the floor comfortably for reading time

All the modules were installed in only 6 weeks and the total construction time
was 12 weeks

2016 Building Regulations are a game changer as they will require the traditional
builders to ‘Up their game’. Our factory modules achieve these high levels of

BUILDINGS DELIVERED to much higher quality and levels of performance
GREATLY SHORTENS THE CONSTRUCTION TIME ON SITE. It is perfectly feasible to deliver a
modular house and move in the same day.
DELIVERS THE BUILDING QUICKER. Thereby frees up capital and reduces prelim costs. Analysis of
a direct comparison between building traditionally Vs offsite typically show that the offsite method
can be up to 10% more cost effective for a better quality building
LESS SNAGGING COSTS because quality will be higher due to factory environment.
ACCURACY OF BUDGETING. reduces likelihood of cost over runs.
GEOGRAPHIC COST SAVINGS. Factory housing uses local regional labour so when building in
expensive urban areas can prove to be even more cost effective.
REDUCES LABOUR ONSITE The need for 1st and 2nd fix trades such as plumbers, electricians, tilers
etc is drastically reduced.
REDUCES WASTE. It is estimated that waste accounts for 10% of all material delivered to site.
Factory waste runs less than1%.
HEALTH AND SAFETY incidents are greatly reduced because much of the work is carried out off site.
