Thank you for your interest in us as a potential addition to your company. Steve and I have
worked together for almost 6 years in mortgage finance. After owning our own company for
several years we opened a branch of a small local lender. After a year we have come to a mutual
agreement that we need to look for other opportunities.
Leaving a mortgage company has the potential to be a difficult situation. We believed and have
proven that it needn’t be so. We and Baker Lindsey have decided to begin to dissolve our
relationship in a structured, professional fashion to ensure the proper treatment of all Baker Lindsey
customers and employees. Ultimately though, Steve and I are looking for a company to join. I
think the best way to introduce ourselves to you is to provide for you this introduction package. In
this package you will find the following items:
1. A copy of our “Intro Package”. We designed this package (which is unique to our office) for
our customers to introduce them to who we are, what we do, and why we do it. While I have
left the Baker Lindsey logos in place, I think the package is a fantastic way for you to get to
know us.
2. A resume for Bart Swan and for Steve Schutt.
3. Detail of our anticipated success moving forward.
4. A breakdown of our business over the last 3 years, including the first 4 months of 2010. This
should give you a good idea of the volume we have been producing, and will provide evidence
of significant growth even during a market declining in both dollar volume and units closed.
5. A general progression of our time in business together. This is intended to give you an idea of
how we have been structured and what we have experienced over the years.
6. Photos of our office. We are very interested in staying in our current location. We have
invested almost $20,000 in it’s renovation over the last 4 months and believe it to be the best
office location in all of Niceville. There are currently 3 unused offices and 1 conference room.
7. Several pages of customer and Realtor reviews of our service. These are all very recent surveys
and I believe are a good representation of the service we provide for our customers.
None of the information or forms contained in this package were developed or produced by Baker
Lindsey, Inc. These are the methods and materials Steve and I have developed and use to set
ourselves apart in our industry. As a member of a large organization we recognize that compliance
may disallow some of the materials contained herein; we do however, hope to be able to continue
to use at least some of these methods and materials.

Bart Swan Steve Schutt
Bart Swan is the manager of the Baker and
Lindsey Niceville Office. He brings a wealth of
knowledge on mortgage finance to his client,
including credit scoring, rent vs. own
comparison, and management of equity into an
overall financial plan leading to wealth creation
for you and your family.
Bart began his career in mortgage finance in
Dallas, TX, as a Loan Officer with a large
mortgage bank. His experience and success
eventually led him to open his own company in
his hometown of Niceville. In 2009, his
company, Superior Home Loans, came
together with Baker and Lindsey to offer a level
of service and professionalism rarely found in
the mortgage industry. His aim remains to
create positive experiences for his clients.
Steve Schutt is a mortgage banker for the
Baker and Lindsey Niceville Office. He is
committed to matters of home ownership and
personal finance. His development of the
“Perfect Loan Process” which includes our now
infamous proactive communicative approach
has our clients and referrals partners constantly
raving.
Through fiscal literacy and financial
planning tools not commonly used in the
mortgage industry Steve provides his clients
with the confidence they need in their financing
decisions.
Steve has been active in the Niceville-
Valparaiso Chamber of Commerce for over 5
years and serves on the administrative board for
the Niceville United Methodist Church.

Philanthropy
In 2006, Bart had the opportunity to go to Kitwe, Zambia and
participate in construction projects at a children’s home for
orphans and the Nehemiah Boys’ Ranch for homeless street kids.
Since that time, our office has given a significant percentage of
our gross revenue to Heart of the Bride Ministries that provides
homes and ongoing care for hundreds of orphans, including those
in Zambia. We are very pleased to be a part of something that is
bigger than we are.
Heart of the Bride works in many developing nations, but they are
based in our hometown of Niceville, Florida. We are so glad to
invest in this important work, and we
can fully endorse this local organization
to others without reservation. We are
specifically encouraging you to consider
participating in one of the projects at the
Nehemiah Boy’s Ranch. We have
personal friends who have moved from
Florida to Zambia to serve as directors
of the Boys’ Ranch, and we will remain
directly connected with this work.
Zambia alone, a country of only 13,000,000 people has
approximately 1,000,000 orphans. Bart has had the opportunity
to meet some of these children, like Samson, pictured above.

needs of orphans around the world. Our

Through steadfast prayer and partnering
with Pastors and Christian Leaders in
underprivileged countries, HOB has
established on-going relationships with
local orphan ministries in 6 nations --
Guinea Bissau, Haiti, Kenya, Uganda,
Ukraine, and Zambia.
Since our public launch of the ministry in
the fall of 2004, Heart of the Bride has
continued to grow at a rapid but
manageable pace. Multiple long-term
missionaries have been commissioned,
many orphanage facilities have been
built, our contribution base has grown
from regional to national, and short-
term ministry opportunities have
continued to multiply. Our home staff is
also continuing to grow comprised of
fulltime faith supported workers, part
time staff, and many professional

The Home Owners Financial Education Institute is a not-for-profit corporation with
the mission to “educate our community on matters pertaining to home ownership and
personal finance in an effort to create and enhance financial understanding and
financial independence.”

Keys to our Success into the future
First 12 months total volume: $39 Million
Products
Since 2005 we have been limited by the types of products we are able to deliver. At Superior Home
Loans, we did not have FHA or Rural Housing financing; at Baker Lindsey we could not offer
condominium or Jumbo financing; in both situations we could only lend in Florida. Even with this
limited menu of products we experienced growth in units and volume every year as you’ll see in the
charts contained herein. With a full menu of product we anticipate being able to produce more volume.
Anticipated 1st
year volume increase through Product: $3 million per year.
Capacity
Since early 2009 we have been severely limited in our ability to be involved in our marketplace. As
salespeople we must be out in the marketplace uncovering areas for new growth. With our recent
merger we have been forced to spend increasingly more time in the processing of our files. In addition
we have experienced concerns about the lack of funding capacity that a small lender is faced with in the
current fiscal environment. We look forward to being able to get back out into the community with
systematic visits to real estate offices and the offices of other gateway partners; confidently selling our
company and it’s ability to fund all the volume we can find. Anticipated 1st
year volume increase
through Capacity: $6 million per year.
Professionalism
We have worked very hard to present a professional image to our referral partners and our clients.
While we have been successful (as evidenced by the returned surveys included herein) in this endeavor
we have been limited by the perception of our company in the marketplace. This perception has been
formed over many years of differing approaches and inconsistent levels of service. We recognize the
value of strong brand recognition, a consistent approach and the opportunity to earn internal referrals.

Location
After nearly 5 years in the same location hidden next to a restaurant in a strip mall with a small sign in a
large sign stack along the highway, Steve and I leased a stand alone building in central Niceville. Over
the past 6 months we have spent nearly $20,000 on renovations to this building including the addition of
a sign with a reader board. You can see pictures further in this package. Over 38,000 cars travel past
this sign every day (according the DOT calculations) and many people comment regularly on our
messages that are changed every Tuesday. We post everything from our current tagline to Realtor Open
House events, to customer quotes regarding our service provided. On the first day of our phone number
being posted on the sign someone called in and we were able to provide a $417,000 loan for their home
purchase, and build a new Realtor relationship. Our desire is to stay in this location and fill the
remaining 3 offices with producing Loan Officers. Anticipated 1st
year volume increase through

Limitations
In the past 12 months with Baker Lindsey we were able to close 18 loans for people that didn’t meet the
minimum qualifications or had to close to quickly for a large lender. Anticipated 1st

Steve and I have worked together for almost 6 years in mortgage finance. After owning our own company for several years we opened a branch of a small local lender. After a year we have come to a mutual agreement that we need to look for other opportunities. Leaving a mortgage company has the potential to be a difficult situation. We believed and have proven that it needn’t be so. We and Baker Lindsey have decided to begin to dissolve our relationship in a structured, professional fashion to ensure the proper treatment of all Baker Lindsey customers and employees. Ultimately though, Steve and I are looking for a company to join. I think the best way to introduce ourselves to you is to provide for you this introduction package. In this package you will find the following items: 1. A copy of our “Intro Package”. We designed this package (which is unique to our office) for our customers to introduce them to who we are, what we do, and why we do it. While I have left the Baker Lindsey logos in place, I think the package is a fantastic way for you to get to know us. 2. A resume for Bart Swan and for Steve Schutt. 3. Detail of our anticipated success moving forward. 4. A breakdown of our business over the last 3 years, including the first 4 months of 2010. This should give you a good idea of the volume we have been producing, and will provide evidence of significant growth even during a market declining in both dollar volume and units closed. 5. A general progression of our time in business together. This is intended to give you an idea of how we have been structured and what we have experienced over the years. 6. Photos of our office. We are very interested in staying in our current location. We have invested almost $20,000 in it’s renovation over the last 4 months and believe it to be the best office location in all of Niceville. There are currently 3 unused offices and 1 conference room. 7. Several pages of customer and Realtor reviews of our service. These are all very recent surveys and I believe are a good representation of the service we provide for our customers. None of the information or forms contained in this package were developed or produced by Baker Lindsey, Inc. These are the methods and materials Steve and I have developed and use to set ourselves apart in our industry. He brings a wealth of knowledge on mortgage finance to his client, including credit scoring, rent vs. own comparison, and management of equity into an overall financial plan leading to wealth creation for you and your family. Bart began his career in mortgage finance in Dallas, TX, as a Loan Officer with a large mortgage bank. His experience and success eventually led him to open his own company in his hometown of Niceville. In 2009, his company, Superior Home Loans, came together with Baker and Lindsey to offer a level of service and professionalism rarely found in the mortgage industry. His aim remains to create positive experiences for his clients. Steve Schutt is a mortgage banker for the Baker and Lindsey Niceville Office. He is committed to matters of home ownership and personal finance. Since that time, our office has given a significant percentage of our gross revenue to Heart of the Bride Ministries that provides homes and ongoing care for hundreds of orphans, including those in Zambia. We are very pleased to be a part of something that is bigger than we are. Heart of the Bride works in many developing nations, but they are based in our hometown of Niceville, Florida. We are so glad to invest in this important work, and we can fully endorse this local organization to others without reservation. At Superior Home Loans, we did not have FHA or Rural Housing financing; at Baker Lindsey we could not offer condominium or Jumbo financing; in both situations we could only lend in Florida. Even with this limited menu of products we experienced growth in units and volume every year as you’ll see in the charts contained herein. With a full menu of product we anticipate being able to produce more volume. Anticipated 1st year volume increase through Product: $3 million per year. Capacity Since early 2009 we have been severely limited in our ability to be involved in our marketplace. As salespeople we must be out in the marketplace uncovering areas for new growth. With our recent merger we have been forced to spend increasingly more time in the processing of our files. In addition we have experienced concerns about the lack of funding capacity that a small lender is faced with in the current fiscal environment. We look forward to being able to get back out into the community with systematic visits to real estate offices and the offices of other gateway partners; confidently selling our company and it’s ability to fund all the volume we can find. Location After nearly 5 years in the same location hidden next to a restaurant in a strip mall with a small sign in a large sign stack along the highway, Steve and I leased a stand alone building in central Niceville. Over the past 6 months we have spent nearly $20,000 on renovations to this building including the addition of a sign with a reader board. You can see pictures further in this package. Over 38,000 cars travel past this sign every day (according the DOT calculations) and many people comment regularly on our messages that are changed every Tuesday. We post everything from our current tagline to Realtor Open House events, to customer quotes regarding our service provided. On the first day of our phone number being posted on the sign someone called in and we were able to provide a $417,000 loan for their home purchase, and build a new Realtor relationship. Our desire is to stay in this location and fill the remaining 3 offices with producing Loan Officers. Anticipated 1st year volume increase through Location: $10 million per year. Limitations In the past 12 months with Baker Lindsey we were able to close 18 loans for people that didn’t meet the minimum qualifications or had to close to quickly for a large lender.
