St. Mary’s College of Maryland called on the KBE/Newman design-build team to complete its
multi-phased residence complex. Phases 1 and 2 were completed one full semester ahead of
schedule, despite working in some of the worst winter weather on record in Maryland. Phase 3
completed the nine-building, wood framed residence hall complex set on St. Mary’s historic
waterfront campus.

Each year since 2005, Connecticut College, KBE, the design teams and trade contractors
have spent the 9-month school year meticulously planning an impressive scope of work
that is then implemented over the 12-week summer break. This “Asset Reinvestment
Program”is a well-conceived, 7-year campus renewal plan for renovating and preserving the
college’s most important asset - its physical facilities and campus. The program is designed
to enhance technology in learning environments, revitalize student life, boost energy
efficiency, and update staff and faculty office spaces. The project has incorporated formal
Partnering principles - with the net result of not one single claim over the six years of work
to date.

The University of Bridgeport has called on KBE for a campus-wide
rehabilitation program designed to improve the University’s physical and
technological infrastructure. The multi-phase project includes renovations
and upgrades to a number of campus facilities.
Projects include:
•	 Campus-wide Electric Grid Replacement: Seven month project to replace
the entire high-voltage utility infrastructure at the 40-acre campus. The
project affected nearly 50 building on the urban campus, with phased
power shut-downs and start-ups.
•	 Elevator Modernization Project: Phased upgrades to 7 elevators in two
occupied campus buildings.
•	 Campus-wide IT/Telecommunications Infrastructure Replacement
•	 President’s Executive Offices Updates: Interior renovations
•	 Wahlstrom Library Upgrades: Telecomunications & IT upgrades, new
circulation area, and internet cafe.
•	 Fones School of Dental Hygiene: Renovation of two floors in existing
campus facility to create a state-of-the art 30-chair dental clinic. The
facility is fully ADA-accessible, allowing for more elderly patients to
receive clinical services. Construction required the integration of new
M/E/P systems to meet the clinic’s operational requirements. The work
was completed while the building was fully occupied and operational.
•	 Athletic Fields: Conversion of a vacant campus lot into a multi-purpose
athletic field with state-of-the-art stadium lighting and bleacher seating
for over 1,000. The two-phased project also includes a new concession
stand facility, press box, parking lots and landscaping plaza.
•	 Mandeville Hall: Window replacement and installation of new HVAC
systems in main classroom building.

addition to the five-story library. A 35,000 sf swing building - a
permanent campus facility - was built as part of this project, to

stock feeds. The stock feeds are projected on two 130-foot tickers. The above floors
house several high-tech classrooms, meeting rooms, and café.

22,000 sf Gilder Boathouse serves as home to Yale
University’s men’s and women’s athletic teams. With
its unique timber-framed structure, the boathouse
features a nautical design that accents the natural

structure’s footings are located on land while the
rest of the boathouse projects over water. Natural
materials are exposed throughout the building in
the timber framing, wood roof decking, wood
flooring, and fireplace.

the Student Union features a 500-seat theater, new art gallery, large event spaces, and the new home of the campus radio station, along with a centralized
post office with 15,000 postal boxes. The Student Union remained fully operational throughout the 4 year, highly phased project. KBE was recognized
with an Award of Excellence by the Construction Management Association of America.

The newWestside Campus Center was designed and built to fulfill a
critical need atWestern Connecticut State University. With three
residence halls situated at its Westside Campus and no central
gathering place, the new Center provides a needed sense of commu-
nity for students and faculty.
The Center consists of two buildings connected by a glass atrium and
encompassed by a curtain wall system of structural glass and glazing
shapes. The complex design of the building’s exterior called for many
unique structural steel parts assembled into intricate geometrical
shapes and formations.

Phases 1 and 2 were completed one full semester ahead of schedule, despite working in some of the worst winter weather on record in Maryland. There will be 68 double rooms, eight triples, 24 singles and three studio apartments for graduate resident staff that will include a kitchen and bathroom in each unit. The project included the design and interior fit-out of the president’s suite, which encompassed the president’s office, conference room and board room. design-build
  • 10. eastern connecticut state university science center willimantic, ct owner State of Connecticut Department of Public Works architect The S/L/A/M Collaborative size 173,000 sf cost $47.3 million services Construction Administrator This new 6-story science building provides state-of-the-art chemistry, physics, astronomy, meteorology and biology departments classrooms, administrative offices, and laboratories while integrating the university’s science and mathematics departments into one location in the southwestern corner of campus. KBE provided all cost estimates and constructability reviews during the Preconstruction phase and oversaw the 2-year construction project.

This “Asset Reinvestment Program”is a well-conceived, 7-year campus renewal plan for renovating and preserving the college’s most important asset - its physical facilities and campus. The program is designed to enhance technology in learning environments, revitalize student life, boost energy efficiency, and update staff and faculty office spaces. The project has incorporated formal Partnering principles - with the net result of not one single claim over the six years of work to date.
  • 12. university of bridgeport campus-wide facilities improvement program bridgeport, ct owner University of Bridgeport architect Antinuzzi Associates size Campus-wide cost $20 million services Preconstruction Services, Construction Manager at Risk and as Advisor The University of Bridgeport has called on KBE for a campus-wide rehabilitation program designed to improve the University’s physical and technological infrastructure. The multi-phase project includes renovations and upgrades to a number of campus facilities. Projects include: • Campus-wide Electric Grid Replacement: Seven month project to replace the entire high-voltage utility infrastructure at the 40-acre campus. The project affected nearly 50 building on the urban campus, with phased power shut-downs and start-ups. • Elevator Modernization Project: Phased upgrades to 7 elevators in two occupied campus buildings. • Campus-wide IT/Telecommunications Infrastructure Replacement • President’s Executive Offices Updates: Interior renovations • Wahlstrom Library Upgrades: Telecomunications & IT upgrades, new circulation area, and internet cafe. • Fones School of Dental Hygiene: Renovation of two floors in existing campus facility to create a state-of-the art 30-chair dental clinic. The facility is fully ADA-accessible, allowing for more elderly patients to receive clinical services. Construction required the integration of new M/E/P systems to meet the clinic’s operational requirements. The work was completed while the building was fully occupied and operational. • Athletic Fields: Conversion of a vacant campus lot into a multi-purpose athletic field with state-of-the-art stadium lighting and bleacher seating for over 1,000.   • 13. eastern connecticut state university early childhood development & resource center willimantic, ct owner State of Connecticut Department of Public Works architect Karl Norton Architect, LLC Mansfield, CT size 40,276 sf cost $9 million services General Contractor This award winning dual-purpose academic facility provides both a fully operational “teaching”day care center and academic classrooms for the University’s Early Childhood Development Program. One feature of the day care is the “Town Square”, with its child-size false storefronts and huge artificial tree that provide interactive learning for the children.
  • 14. western connecticut state university ruth haas library, swing building & midtown campus infrastructure danbury, ct owner State of Connecticut Department of Public Works architect Galliher, Baier & Best Simsbury, CT Seelye, Stevenson,Value, Knecht Stratford, CT size 44,230 sf renovation 46,000 sf addition cost $18.5 million services General Contractor The Ruth A. Haas Library project encompassed the renovation and addition to the five-story library. A 35,000 sf swing building - a permanent campus facility - was built as part of this project, to temporarily house the library’s 210,000 books, periodicals and other materials during the phased construction project. The library remained fully operational throughout construction.

Philadelphia, PA size 10,135 sf cost $3 million services Construction Manager at Risk The University of Maryland - Eastern Shore’s Coastal Ecology Teaching and Research Laboratory is set 200 feet from the shore of the Sinepuxent River, near the bridge to Assateague Island. The facility is used for research into the unique ecosystem of the coastal setting, and enables students and faculty to explore ocean, coastal, and marine environmental science.
  • 16. central connecticut state university nicolaus copernicus hall new britain, ct owner State of Connecticut Department of Public Works architect Mitchell Architectural Group Newtown, CT size 181,000 sf cost $14.1 million services General Contractor Comprehensive renovation of a five story academic science building, including full M|E|P upgrades and seismic code compli- ance. The steel-framed building contains state-of-the-art laboratories for technology education, automation and electronic mechanics, soils, CAD drafting, construction applications, as well as classrooms, faculty offices, and a mentoring center. The building remained fully operational throughout the comprehensive renovation.
  • 17. university of connecticut ss & c financial technology learning accelerator hartford, ct owner Capital Properties Hartford, CT architect Schoenhardt Architects Simsbury, CT size 41,000 sf cost $4.1 million services Construction Manager at Risk The UCONN Business School’s SS&C Technologies Financial Accelerator is a technology mecca located in downtown Hartford, Connecticut. The higher education facility was built to create an experiential learning lab. Designed as a replica of the NewYork Stock Exchange, the first floor features a live trading floor with real-time stock feeds. The stock feeds are projected on two 130-foot tickers. The above floors house several high-tech classrooms, meeting rooms, and café.
  • 18. eastern connecticut state university j eugene smith library willimantic, ct owner State of Connecticut Department of Public Works architect Du Bose Associates, Inc size 125,000 sf cost $18.6 million services Construction Manager as Advisor This four-story structural steel-and brick building, with its distinctive clock tower, provides numerous computer labs with enhanced telecommunications support, in addition to the library’s extensive collection of books, periodicals, and other resource materials.
  • 19. st. mary’s college of maryland james p. muldoon river center st. mary’s city, md owner St. Mary’s College of Maryland architect Muse Architects Bethesda, MD size 13,800 sf cost $5.5 million services Construction Manager at Risk The historic waterfront campus of St. Mary’s College of Maryland has been graced with a new boathouse for sailing and crew programs, biology research, and waterfront recreation. The award-winning project includes docks, ramps, and boardwalks to improve access to the river. The River Center incorporates significant sustainable design features, including 36 geo-thermal wells, which have substantially reduced operating costs.
  • 20. yale university gilder boathouse derby, ct owner Yale University architect Turner Brooks Architects New Haven, CT size 22,000 sf cost $5.7 million services General Contractor Set on the Housatonic River, the award-winning 22,000 sf Gilder Boathouse serves as home to Yale University’s men’s and women’s athletic teams. With its unique timber-framed structure, the boathouse features a nautical design that accents the natural beauty of the riverfront. Built partially on piles, the structure’s footings are located on land while the rest of the boathouse projects over water. Natural materials are exposed throughout the building in the timber framing, wood roof decking, wood flooring, and fireplace.
  • 21. montgomery college commons building takoma park, md owner Montgomery College architect Gaudreau, Inc Baltimore, MD size 30,000 sf cost $7.6 million services General Contractor Comprehensive renovation of the two-story commons building on Montgomery College’s Takoma Park Campus. Work included full interior demolition and reconstruction, including the addition of a new stairwell, elevator and new M|E|P, HVAC, telecommunications, security|CCTV and fire alarm systems.

Project scope also included a new“Zamboni”equipment room, with associated snow-melt drainage system.

The project includes significant sustainable design features and is pursuing LEED Silver Certification. KBE led the formal Partnering program for the project. The Fitness Center project received the 2010 “Excellence in Construction Award”from the CT Associa- tion of Builders and Contractors and the Ruby Partnering Award from the International Partnering Institute.

  • 25. university of connecticut student union storrs, ct owner University of Connecticut architects Cannon Design, Boston, MA WTW Architects, Pittsburgh, PA size 99,870 sf renovation 130,830 sf addition cost $55 million services Construction Manager at Risk The multi-phased renovation and addition more than doubled the size of the existing facility, which first opened on campus in 1953, expanding it from 99,870 sf to 230,700 sf. The project encompassed the creation of a cafeteria, restaurant, food court, and convenience store. As the campus’ cultural hub, the Student Union features a 500-seat theater, new art gallery, large event spaces, and the new home of the campus radio station, along with a centralized post office with 15,000 postal boxes. The Student Union remained fully operational throughout the 4 year, highly phased project. KBE was recognized with an Award of Excellence by the Construction Management Association of America.

With three residence halls situated at its Westside Campus and no central gathering place, the new Center provides a needed sense of commu- nity for students and faculty. The Center consists of two buildings connected by a glass atrium and encompassed by a curtain wall system of structural glass and glazing shapes. The complex design of the building’s exterior called for many unique structural steel parts assembled into intricate geometrical shapes and formations.
