The owners wanted to maximize views and add outdoor space to their lifestyle on a small lot with a decrepit house in Seattle. The architects designed the main living space on the upper floor to provide spectacular views of the city and bay over neighboring rooftops. The lower floors were clad in modular cement and serve as a base for the upstairs loft. The ground floor includes a guest suite and sheltered terrace, while the second floor has the master suite, library, and roof deck overlooking the front garden.

Seattle, Washington
SITE
A small lot with a decrepit house on the south slope of Queen Anne hill in Seattle. Because of the topog-
raphy and neighboring structures, only peek-a-boo views were available from the existing 1-1/2 story
house.
PROGRAM
The owners, accustomed to downtown condominium living, wanted to add gardening and outdoor space
to their lifestyle, while maintaining an urban feel. They were also hoping to maximize any views available
from the site.
SOLUTION
The main living space is on the upper floor, providing spectacular views of the city, the Space Needle, and
Elliott Bay over the neighboring roofscape. The lower two floors are clad in a modular cementitious
rainscreen and are a base for the upstairs loft. The ground floor includes a guest suite with a sheltered
terrace in the back. The second floor contains the master suite, library, and a roof deck overlooking the
front garden. A two-story space is carved out of the base bypasses the secondary uses, and connects the
entry to the loft via an open steel stair.
