FULL SERVICE MANAGEMENT
• Property is advertised in the in the Sacramento Bee or
Penny Saver. Additional ads placed in newspapers are
at owner’s expense.
• We fully screen all adult applicants who will reside in
the property which include:
1. Credit check 3. Employment verification
2.Landlord verification 4. Unlawful detainer check
• A move-in condition report will be completed upon
approval of application.
11. PROGRAM 1:
FULL SERVICE MANAGEMENT
• Owner receives a copy of the fully signed lease
agreement.
• We collect the monthly rent checks
• We handle all the maintenance calls and schedule the
appropriate vendor out to the property (a $250.00
spending limit).
• There is no surcharge on any vendor invoices.
• We serve any applicable notices to the tenants (i.e.
rent increases, notice of changes, 3 day pay or quit).
12. PROGRAM 1:
FULL SERVICE MANAGEMENT
• We can pay your monthly utilities bills, gardeners,
mortgages, etc upon your request (there is no extra
fee for this service).
• Monthly proceeds checks, statements and copies of
the bills go out no later than the 15th of the month.
• We do an annual interior/exterior inspection of your
property and you will receive a copy of that report, at
no extra charge.
13. PROGRAM 1:

• Complete pre-inspection report prior to move-
out (new 2003 law) and at move-out complete
move out inspection
• Turn-arounds on vacant properties done
quickly and cost effectively
• Periodic drive-bys of your property
• In the event we have an eviction, we will go to
court at no additional fees

application(s), and move in condition report.

• Owner manages the property on a monthly
basis after the tenants have been placed in
the property. Owner responsible for tenant
pre-inspection before tenant move-out (new
2003 law), move-out inspection at tenant
move-out, and completion of security deposit
reconciliation.
• 75% of the first month’s rent or $750
whichever is greater.
