• We personally show your property for rent
• Property is added to our free rental list and
  web site www.mmproperties.com

• Property is also added to web sites
  www.hotpads.com, www.craigslist.org, and

We provide photo retouching techniques to
optimize the image but retain its natural look and
qualities.

PROGRAM 1:
     FULL SERVICE MANAGEMENT
• Property is advertised in the in the Sacramento Bee or
  Penny Saver. Additional ads placed in newspapers are
  at owner’s expense.
• We fully screen all adult applicants who will reside in
  the property which include:
   1. Credit check          3. Employment verification
   2.Landlord verification 4. Unlawful detainer check
• A move-in condition report will be completed upon
  approval of application.
PROGRAM 1:
     FULL SERVICE MANAGEMENT
• Owner receives a copy of the fully signed lease
  agreement.
• We collect the monthly rent checks
• We handle all the maintenance calls and schedule the
  appropriate vendor out to the property (a $250.00
  spending limit).
• There is no surcharge on any vendor invoices.
• We serve any applicable notices to the tenants (i.e.
  rent increases, notice of changes, 3 day pay or quit).
PROGRAM 1:
     FULL SERVICE MANAGEMENT
• We can pay your monthly utilities bills, gardeners,
  mortgages, etc upon your request (there is no extra
  fee for this service).
• Monthly proceeds checks, statements and copies of
  the bills go out no later than the 15th of the month.
• We do an annual interior/exterior inspection of your
  property and you will receive a copy of that report, at
  no extra charge.
PROGRAM 1:
    FULL SERVICE MANAGEMENT
• Complete pre-inspection report prior to move-
  out (new 2003 law) and at move-out complete
  move out inspection
• Turn-arounds on vacant properties done
  quickly and cost effectively
• Periodic drive-bys of your property
• In the event we have an eviction, we will go to
  court at no additional fees
PROGRAM 1:
    FULL SERVICE MANAGEMENT
• Fee for this program:
  1. 40% of the first month’s rent or $500 whichever is
     greater.
  2. $90 flat fee monthly management for single
     family home.
PROGRAM 2: RENT UP ONLY

• We personally show your property for rent
• Property is added to our free rental list and
  web site www.mmproperties.com
  www.mmrents.com .
• Property is also added to web sites
  www.hotpads.com, www.craigslist.org, and
  www.postlets.com .

  documentation on the tenants, leases,
  application(s), and move in condition report.

• Owner manages the property on a monthly
  basis after the tenants have been placed in
  the property. Owner responsible for tenant
  pre-inspection before tenant move-out (new
  2003 law), move-out inspection at tenant
  move-out, and completion of security deposit
  reconciliation.
• 75% of the first month’s rent or $750
  whichever is greater.

• The costs for a Property Manager is tax
  deductible.

  you will receive from reduced vacancy time,

We have negotiated with maintenance contractors and receive discounts that are passed on to you. • We perform extensive background checks on our renters to minimize your overall vacancy rate and potential non- payments of rent.
  • 4. Pro’s Of Home Team Managing Your Rental: • Regular inspections on your property will be made, inside and out. • No more calling repairmen and waiting for them to show up. No more rent collections and tenant hassles. We do that. Plus, monthly statements to simplify your record keeping.
  • 5. PROGRAM 1: FULL SERVICE MANAGEMENT • We personally show your property for rent • Property is added to our free rental list and web site www.mmproperties.com www.mmrents.com . • Property is also added to web sites www.hotpads.com, www.craigslist.org, and www.postlets.com .
  • 6. We provide photo retouching techniques to optimize the image but retain its natural look and qualities. Before & After
  • 10. PROGRAM 1: FULL SERVICE MANAGEMENT • Property is advertised in the in the Sacramento Bee or Penny Saver. Additional ads placed in newspapers are at owner’s expense. • We fully screen all adult applicants who will reside in the property which include: 1. Credit check 3. Employment verification 2.Landlord verification 4. Unlawful detainer check • A move-in condition report will be completed upon approval of application.
  • 11. PROGRAM 1: FULL SERVICE MANAGEMENT • Owner receives a copy of the fully signed lease agreement. • We collect the monthly rent checks • We handle all the maintenance calls and schedule the appropriate vendor out to the property (a $250.00 spending limit). • There is no surcharge on any vendor invoices. • We serve any applicable notices to the tenants (i.e. rent increases, notice of changes, 3 day pay or quit).
  • 12. PROGRAM 1: FULL SERVICE MANAGEMENT • We can pay your monthly utilities bills, gardeners, mortgages, etc upon your request (there is no extra fee for this service). • Monthly proceeds checks, statements and copies of the bills go out no later than the 15th of the month. • We do an annual interior/exterior inspection of your property and you will receive a copy of that report, at no extra charge.

PROGRAM 1: FULL SERVICE MANAGEMENT • Complete pre-inspection report prior to move- out (new 2003 law) and at move-out complete move out inspection • Turn-arounds on vacant properties done quickly and cost effectively • Periodic drive-bys of your property • In the event we have an eviction, we will go to court at no additional fees
  • 14. PROGRAM 1: FULL SERVICE MANAGEMENT • Fee for this program: 1. 40% of the first month’s rent or $500 whichever is greater. 2. $90 flat fee monthly management for single family home.
  • 15. PROGRAM 2: RENT UP ONLY • We personally show your property for rent • Property is added to our free rental list and web site www.mmproperties.com www.mmrents.com . • Property is also added to web sites www.hotpads.com, www.craigslist.org, and www.postlets.com .

  • 17. PROGRAM 2: RENT UP ONLY • A move-in condition report will be completed upon approval of application. • Owner receives all of the original documentation on the tenants, leases, application(s), and move in condition report.
  • 18. PROGRAM 2: RENT UP ONLY • Owner manages the property on a monthly basis after the tenants have been placed in the property. Owner responsible for tenant pre-inspection before tenant move-out (new 2003 law), move-out inspection at tenant move-out, and completion of security deposit reconciliation. • 75% of the first month’s rent or $750 whichever is greater.
