7. Value Averaging
• Average the existing area values :
Take a sample of all the immediate
properties for sale, all of the
prices together. Then; take all of
the total square footage of all the
samples, and divide the total
prices by the total square footage.
This equates to the advertised
square footage value in the area.
8. Rental Averaging
• Take a sampling of the immediate
rental properties in the area. Add
them all up and divide by the
amount of properties used in
your sampling.
• This equates to the average rental
amount in the area.
9. 70% Rule
• In determining the value on the
property you selected, take the
average square footage value and
multiply it by the amount of
square feet of the selected
property.
• Then, multiply this figure by 70%
(on a property needing no obvious
repairs), and this is your target
value to acquire the property.
10. 50/20 Rule
• If the Property needs rehab and
obvious attention, use 50% for
your target value to acquire,
knowing you will need to put the
remaining 20% into upgrades,
improvements, repairs, etc.
• There is an exception to the 70
and 50/20 Rules
11. 70% rental / Lease Rule
• Average the target property rent
by multiplying the square footage
of the target property, by the
averaged rental amount of the
immediate area.
• Then, multiply this amount by
70%. This becomes your assured
Rental / Lease amount to rent /
lease the property quickly.
• If it ‘cash flows’ it works!
