1. How sound is my investment?
• The investments that members make into the Club are
used to purchase and finance properties within the Clubs
portfolio.
• Less than 20% of the Clubs property portfolio is bonded,
leaving the rest fully paid for and an asset to the Club.
• The member's investments are always held in Prime
properties, which generally increase in value on an annual
basis.
• Remember that the houses on the estates in the GRC
portfolio are not part of any hotel or resort Groups. They
are properties housed on Golf estates, belonging to the
Golf Resorts Club.
• There is no more risk owning in GRC then there is owning
your own holiday home at one of these estates.
13. 2. What if the managing agent could no longer service
the GRC members?
• The GRC trustees would then select another managing
agent to run and administer the Club on a contract basis.
3. Will my investment increase in value?
• Theoretically, yes, as the value of the units owned by you
will increase on an annual basis, thereby
increasing the value of your investment with Golf Resorts
Club.
4. Do I have access to all estates?
• Yes, as a member you have access to all the estates
wherever your units allow you to trade.

14. 5. Who Controls the Golf Resorts Club?
• The Golf Resorts Club is controlled by the elected trustees
to the Club who meet quarterly. There is an Annual General
Meeting held for all members.
• The Trustees have appointed Club Leisure Management, a
top 300 company, who is the leader in their field, to run
and administer the daily activities of the Club.

15. 6. Will stock availability be a problem?
• No… why?
• GRC owns its own portfolio of houses.
• As the membership base within the Club grows, so the
number of houses that the members have access to will
increase. The capital invested into the club is used to
purchase new houses (capital less commission)
• Without the accumulation of the units owned by members,
the Club knows annually how much availability they have
available against the amount of units that members have
purchased for use.
• Due to the abundance of available stock, the Club
introduced an impulse booking system.

16. 7. Why doesn't Golf Resorts Club allow accumulation
of "Units"?
• The Club is structured so that members purchase the
number of units that they actually require on
an annual basis.
• Accumulation of units puts more trading “time” into the
portfolio whereas the number of properties only grows
through the sale of new memberships/investments. This
causes property availability issues for
members.
• The members can only accumulate 75% of their remaining
unused units for 1 year.
• This has been done solely for the protection of the member
in GRC. It is a massive advantage in the system.

17. 8. If I want to sell my investment, what are the
procedures and how can I do this?
• Although we stress that the Golf Resorts Club is an
investment into a lifestyle, not primarily an investment for
Capital gain on resale, you may sell your GRC portfolio at
any time, provided the portfolio is fully paid for.
• The Guild can assist you in selling your membership should
the need arise.

18. 9. Please explain the tax benefits if I invest as a
corporate?
• As a corporate, the tax benefits are very much dependent
on the application of the GRC portfolio to the company’s
books, which should be discussed with your company
accountant.The obvious initial benefit is that the company
can claim back the VAT for the investment immediately.
• The portfolio can be used for staff incentives, which is
taxable in the hands of the employee, or for client
entertainment, which can be written of as an expense to
the company and claimed back as such.
• The product can also be used as a promotional item for
clients and VIP’s.

19. 10. Can I invest with a group of mates?
• Yes you can, however we do not advise it as it can create
problems in the future.
• GRC however has a unique benefit to the system whereby
members can combine their portfolios to make bookings.
In other words; if there is a 4 ball and they need 80 units
for their booking, they could each utilise 20 units of their
own.
11. How do I go about making a booking?
• As a VIP member of Golf Resorts Guild we will make all
your reservations through our concierge service.

20. 12. Annual General Meeting?
• There is an AGM for the Golf Resorts Club, all members are
invited to attend and are sent a copy of the agenda.
• The meeting is run and held by the elected trustees of the
Club.
• Should the members not be able to attend the meeting,
they will be able to vote via proxy at the AGM, on whatever
issues have been raised to be discussed.
13. How often does Golf Resorts Club refurbish the
units?
• There is a provision in the levies for the refurbishment of
each unit, which should happen every 5 - 7 years
