Introduction


 Kajang, is a town in the eastern part
  of Selangor, Malaysia. It is the district capital of Hulu
  Langat and It is located 21 kilometers (13 mi) from of
  Malaysia's capital, Kuala Lumpur with a population
  342,657 according to statistics in (2010) .

 Kajang city has some numerous problems be faced
  with the life environmentally, economically and
  commercially which here we are going to focus on
  these aspects.
Introduction

 The study is going to propose kajang local plan for
  future sustainable development. The plan includes
  four broad sustainable development objectives:
1. Improving high level of economic growth .
2. Ameliorate the progress of social life .
3. Effective protection of the environment .
4. Prudent use of nature resources.
Location Plan
Changing Kajang

The main idea to develop this
 city is try changing the town
 centre        to      Cultural
 Districts, Heritage Areas and
 Tourism,                 urban
 designers, developers and
 planners       create      new
 economic value for historic
 places and the inner city.
Manage Sustainability values
GREEN BUILDING INDEX

 The Green Building Index, developed by Pertubuhan Akitek
  Malaysia (PAM) and the Association of Consulting Engineers
  Malaysia (ACEM) is a rating system that provides guidelines
  for developers for designing and constructing green buildings.
 GBI (Green Building Index) comprises of 6 key criteria as:
    Energy Efficiency,
    Indoor Environmental Quality,
    Sustainable Site Planning and Management,
    Material and Resources,
    Water Efficiency, and
    Innovation
Green Building Benefits
Green Pass

 Green Performance Assessment System
  In Construction (Green Pass) is designed
  to meet this need through a standard
  conformance that promoted sustainable
  construction in an integrated manner
  with other Construction Industry
  Standards (CIS).

 This standard is based on minimum
  requirements for buildings and systems
  using performance-related provisions
  and complements existing standards to
  form a comprehensive assessment
  system for green building construction.
Providing Sustainable Transport System
Environmental Impacts
Water Quality
 The quality of kajang water is influenced
  greatly by human development.
 Acid rain is a common problem. The
  expanse of hard impermeable surfaces in
  cities results in large bodies of rainwater
  requiring     collection   and    discharge
  elsewhere.
 Dust, dirt and other solid pollutants are
  washed with rainwater into drains, the
  water sometimes discharged untreated into
  local waterways.
 Drinking water from local waterways often
  requires treatment with chemicals to
  combat bacteria and other micro-
   organisms from such pollution.
Air Quality


Generally the air quality in Kajang
 centre is quite good. The main
 source of the pollution comes
 from the traffic congestion .
Therefore, to reduce the pollution
 of the air should be decreasing the
 number of vehicles going to city
 and this can be done by motivate
 the people to use public transport .
Social life

 There is a need to maximize public
  access to open spaces and other natural
  areas due to their importance for
  informal recreation.
 Health should not be adversely affected
  by pollution or by detrimental impacts
  on quality of life.
 Protecting the nature conservation
  interests of designated areas is
  required, so development should not
  pollute the natural environment as
  dependent on Local Agenda 21.
Noise

The road noise , rail, air traffic
 and some industrially related
 activities provide the main
 sources of noise pollution in
 Kajang .
Reconstruct industrial areas
 far from residential places and
 ban the noisy old vehicle are
 essential solutions.
Practice Sustainability Development
Improving Residential Areas

The city needs to expand and
 construct more residential areas
 as the number of residents is
 progressively increasing.

Some towns such as, Bandar
 Baru Bangi is quietly improved
 and new Kajang 2 still under
 construction which contribute on
 the developmental sustainability.
Construct commercial districts

New commercial districts will be
 develop up the city , as the city has
 limited marketing regions , the new
 commercial districts will grow up
 the development sustainability.
City center also have to expand and
 built up commercial zones close to
 different residential areas.
Privatization could be applied to
 share     the    responsibility   and
 developments.

Road Improvements

Increasing roads in kajang is
 important improvement to
 expand the connections with
 other surrounded towns .
Construct new roads is
 required to decrease the
 congestion on the main roads
 especially in the city center.
Applying Intelligent Traffic
 System and road monitoring.
Parking Lot

Provides parking at as low
 a level as possible, having
 regard to the needs of the
 development, also provide
 cycle parking.

Facilities getting to the
 station by using public
 transport.
Sustainable Transport

 All development is genuinely
  accessible by all modes of travel. It
  requires that all development:
 Is integrated into the transport
  network to provide for easy access
  by walking, cycling and public
  transport.
 Funds improvements to transport
  networks where travel generated by
  the     development      cannot   be
  accommodated by the current
  infrastructure.
Construct Kajang Central

Construct kajang central to
 connect Kajang with the other
 cities through rail transport
 systems include KTM station
 , Bus station, LRT station and
 Offices.
Kajang central might have
 commercial and official places
 such as markets and
 conference halls .
