Listing Agreement
No Administrative Fees
We do not charge junk administrative fees and we
incur all of the marketing costs for your property
regardless of the outcome.
One-Day Cancellation Policy
If for some reason you are not happy with our
services you have the option to cancel your listing
at anytime.
Up-Front Commissions
Our commission rate if 5% and split equally
between the cooperating real estate agent and
ourselves. If we list and sell your property the
commission is automatically reduced to 4%.
6. Accurate Pricing
There is a lot of competition in the market and it is imperative that you have an
accurate pricing strategy in place. If your property is overpriced you will have
limited showings and days on market will start to accumulate.
This isn’t to insinuate that you have to be the lowest priced property on the market.
You just need to ensure you are priced competitively relative to the comparable
listings and what your property has to offer.
A majority of the property showings you will have will occur during the first month
the property is listed. This is an opportunity that you want to seize upon, as these
are active Buyers in the market.
We will prepare a thoroughly researched market valuation of your property for you,
analyzing all of the comparable property data that is available. This process will
ensure you are properly positioned for success from the outset, ultimately

7. Professional Photography
Buyers consistently rate property photos as one of the
most important factors in determining which properties
they ultimately choose to look at. If your property’s
photos are low quality they will make a poor impression
on prospective Buyers and they will pass right by your
listing online.
This is a crucial step considering that over 90% of Buyers
use the Internet as a research resource in the home
buying process. Numerous studies have shown that a
property listings photos will have a considerable impact

flow of a property. To assist with this we have
interactive 3-D virtual tours created for all of our
listings.
These immersive 3-D tours enable Buyers to tour
your property online at anytime from any device
and interact with it much as if they were
physically walking through it. It is essentially like
having a 24/7 open house.
These interactive tours are especially useful in a
second home market like ours where a majority
of the Buyers are several hours away. This 3-D

We will create a website exclusively for your property that highlights all of the preceding marketing materials. This
exclusive website will feature only your listing with no distracting searches or competing properties.
Your listing website will be linked to your property via the Multiple Listing Service (MLS) enabling it to be viewed online
anywhere that your property listing is featured.
Your exclusive listing website will have its own unique web address, which we will use to drive traffic to the website from
your property signage and print advertising pieces.
10. Multiple Listing Service
The Multiple Listing Service (MLS) is the property database that is
used by real estate agents to research available listings and
property information for their clients. The MLS is also the primary
data source for property information on public real estate websites
like Zillow, Trulia, Realtor.com and others.
Inputting your listing into the MLS is a step that all real estate
agents will perform, however most will go about it haphazardly.
This is a big mistake and a missed opportunity that makes for a
poor first impression on prospective Buyers and cooperating
Realtors.
