One of the perks of rental life is that you are not responsible for repairs. However, sometimes
landlords can be very slow. This can be frustrating to tenants. In some cases, it can even be a safety
or health hazard.
If you are living in an apartment, town home, or rental house, and something is in need of repair, it
is time to contact your landlord. The first attempt should be made by phone or in person. If no
response is made, it is time to write a letter. This letter should be be typed and in business letter
format. If you've forgotten, please read "How to Write a Business Letter." The letter should be sent
by certified mail.
Sample Complaint Letter to Landlord About Air Conditioner
Dear Mr. Smith,
I reside in Apt # 423b in the Oak Ridge Apartments. On May 11th and May 12th, I left you messages
regarding the air conditioner. It is not cooling properly and is in need of repair. This letter is my next
attempt to resolve this issue.
Mr. Smith, I have always paid my rent on time. Please see that my air conditioner is fixed
immediately. This is a danger to my health, as my age (81) puts me at increased risk for heat stroke.
I am kindly asking that my air conditioner be fixed no later than May 17th.
If you fail to repair my air conditioner, I will have no choice but to contact the Better Business
Bureau. I will also seek legal counsel about breaking my lease due to insufficient repairs.
You may contact me regarding this matter at (580)325-2315. Please repair my air conditioner
immediately. Thank-you.

Dear Mr. Williams,
I am the tenant for Townhouse #123b in the Twin Oaks Complex .I am very upset that my outdoor
light still has not been repaired, even after telling you in person. I am kindly asking that you please
repair this as soon as possible.
I have never been late on my rent. It saddens me that you are late on fixing a small, but necessary
repair. I need this light for safety when I leave at night. Please fix it immediately. I am asking that
you fix it no later than June 4th.
