IDEA: by sharing common spaces that encourage
interaction, units can have a smaller footprint and become more
affordable. shrinking the “sleep space” helps lower the per
square foot price even further.

IDEA: the concept of i-design allows for creative people
purchase an unfinished unit and add their own touch. sharing
new types of common spaces like a bar, chef’s kitchen, or hotel
rooms for guests allow for smaller unit sizes and attractive
amenities.

IDEA: create more innovative work/live building types. exploring
the ‘stacked’ ‘dumbbell’ and ‘bottom feeder’ models provide a
variety of options to meet the needs of resident and workers in
the Innovation District.
23. DUMBBELL LIVE/WORK
living space comprises the middle of the building and
office space makes up the ends of the building. Retail
and separate office entrances on the ground level allow
for a thriving streetscape.

Live/Work Dumbbell
24. BOTTOM FEEDER LIVE/WORK
The bottom level allows for a number of flexible options along the
length of the block helping to eliminate unfilled units by allowing
commercial and residential uses.
