What are unplanned location?
Unplanned Locations are locations that do
not have centralized management that
determines what stores will be in a
development, where the specific stores will
be located, and how they will be operated.
There are three types of unplanned
retail location!
 Freestanding Sites
 Urban Locations
 Main street Locations
Freestanding - are retail locations for an
individual, isolated store unconnected to other
stores.
Advantages of Freestanding
Locations.
Disadvantages of a Freestanding
Location
 Are their convenience for
customers such as easy access and
parking.
 High vehicular traffic and visibility
to attract customers driving by.
 Modest occupancy cost
 Fewer restrictions on signs, hours,
or merchandise that might be
imposed by managements of
planned locations
 Limited trade area
 No other nearby retailers to
attract customers.
 Freestanding locations
typically have higher occupancy
costs than shopping centers.
 Have little pedestrian traffic,
limiting the number of
customers who might drop in
because they are waling by.
Urban Locations - Urban areas in large cities offer
three types of location.
 Central Business District
 Inner City
 Gentrified Residential Sites
Central Business District – is traditional
downtown financial and business area in a
city or own.
Advantages Disadvantages
 Draws many people and
employees into the area during
business hours.
 There is high level of
pedestrian traffic.
 Shopping flow in the evening
and on weekends is slow in
many CBDs.
 Vehicular traffic is limited due
to congestion in the urban
areas, and parking problem
reduce consumer convenience.
Inner City- is a low income residential area
within a large city.
Advantages Disadvantages
 Often achieve higher sales
volume and higher margins,
resulting in higher profits.
 Local governments will use the
right of eminent domain to buy
buildings and land and then sell
it to developers at an attractive
price.
Gentrified Residential Areas – the renewal
and rebuilding of deteriorating areas
Advantages Disadvantages
 Young professionals and
retired empty nesters are
moving into these areas to
enjoy the convenience of
shopping, restaurants, and
entertainments near where
they live.
 Some retailer find Urban
location attractive, particularly
in cities that are redeveloping
their urban area.
 Need to recognize the
difference in consumer needs
within these markets.
 Deal with the traffic and
parking problems in these
gentrified residential areas.
Main street Sites – Refers to the traditional downtown
shopping area in smaller towns and secondary
shopping areas in large cities and their suburbs.
Advantages Disadvantages
 Redevelopment efforts focus
on providing a better shopping
experience than big-box
retailers do.
 Instead of streets, they develop
pedestrian walkways.
 Pedestrian shelters equipped
with benches provide shady
resting spots for mobile
shoppers.
 Do not draw as many people as
the CBD.
 Does not offer the range of
entertainment and recreational
activates available in the more
successful primary CBDs.
 The planning organization for the
town or redevelopment often
imposes some restrictions on

  • 3. Freestanding - are retail locations for an individual, isolated store unconnected to other stores. Advantages of Freestanding Locations. Disadvantages of a Freestanding Location  Are their convenience for customers such as easy access and parking.  High vehicular traffic and visibility to attract customers driving by.  Modest occupancy cost  Fewer restrictions on signs, hours, or merchandise that might be imposed by managements of planned locations  Limited trade area  No other nearby retailers to attract customers.  Freestanding locations typically have higher occupancy costs than shopping centers.  Have little pedestrian traffic, limiting the number of customers who might drop in because they are waling by.
  • 4. Urban Locations - Urban areas in large cities offer three types of location.  Central Business District  Inner City  Gentrified Residential Sites
  • 5. Central Business District – is traditional downtown financial and business area in a city or own. Advantages Disadvantages  Draws many people and employees into the area during business hours.  There is high level of pedestrian traffic.  Shopping flow in the evening and on weekends is slow in many CBDs.  Vehicular traffic is limited due to congestion in the urban areas, and parking problem reduce consumer convenience.
  • 6. Inner City- is a low income residential area within a large city. Advantages Disadvantages  Often achieve higher sales volume and higher margins, resulting in higher profits.  Local governments will use the right of eminent domain to buy buildings and land and then sell it to developers at an attractive price.
  • 7. Gentrified Residential Areas – the renewal and rebuilding of deteriorating areas Advantages Disadvantages  Young professionals and retired empty nesters are moving into these areas to enjoy the convenience of shopping, restaurants, and entertainments near where they live.  Some retailer find Urban location attractive, particularly in cities that are redeveloping their urban area.  Need to recognize the difference in consumer needs within these markets.  Deal with the traffic and parking problems in these gentrified residential areas.
  • 8. Main street Sites – Refers to the traditional downtown shopping area in smaller towns and secondary shopping areas in large cities and their suburbs. Advantages Disadvantages  Redevelopment efforts focus on providing a better shopping experience than big-box retailers do.  Instead of streets, they develop pedestrian walkways.  Pedestrian shelters equipped with benches provide shady resting spots for mobile shoppers.  Do not draw as many people as the CBD.  Does not offer the range of entertainment and recreational activates available in the more successful primary CBDs.  The planning organization for the town or redevelopment often imposes some restrictions on Main Street store operations
