10. Combined Properties, Incorporated (CPI), the owner of 990 Palm Avenue, is a commercial real estate company
specializing in the acquisition, development, redevelopment and value enhancement of open air retail centers, mixed-
use projects, and multifamily assets.
While we remain primarily a retail and mixed-use developer, our motivation to develop and own residential projects in
urban and infill locations is lifestyle and opportunity driven. We know that differentiation is key to the success of our
properties - satisfying the different desires and outlooks of various demographic groups. Good location and great
design matter for all age groups, however, unit space needs, green emphasis, amenities, closeness to retail and
restaurants, and creating a sense of community can be valued far differently between the various generations. We
closely monitor trends and assess them as they relate to the targeted demographics for each project.
We believe that our expertise and unique style gives us the edge in providing these valuable benefits to our residential
properties.
Known for our unconventional approach, CPI adds excitement to every project! Combined Properties is creating the
residence you will proudly call HOME!

11. New Resident FAQ’s
Q: How do I obtain a residential parking permit and what do I need to bring?
A: Parking permits are available at the Permit Parking Office located on the 1st Floor of City Hall 8300 Santa Monica Blvd. You
may reach the Permit Parking Office at (323) 848-6392 or the 24hr Parking Permit Information Line at (323) 848-6340. In order
to obtain a permit, you must live within the boundaries of a permit parking district and provide proof of residency (such as a
lease, property tax bill or utility bill) with a current driver's license and vehicle registration information.
Q: I'm moving soon. How do I get those "no parking" signs for my moving truck?
A: These are encroachment permits and can be obtained by visiting the Permit Parking Counter on the 1st Floor of City Hall
8300 Santa Monica Boulevard. You must get the permit at least 72 hours in advance of your move and the cost is $10.00. These
permits allow you to block-off curb space for convenient moving truck parking. Generally, these permits are good between the
hours of 8:00am and 5:00pm. For more information on Permit Parking call (323) 848-6392.
Q: Do I need a permit for a garage/yard sale?
A: Yes. The City requires that all those conducting garage sales must first get a Garage Sale Permit. Garage Sale Permits are
issued at no cost. The permit application itself is only one page (the backside contains all the "do's and dont's" you need to
know) and anyone with a valid California Driver's License or California Identification Card showing the West Hollywood address
where they live and where the garage sale will take place can get one. Just visit the Planning Counter on the 2nd Floor of City
Hall 8300 Santa Monica Boulevard to speak with staff about obtaining your permit.
Q: Do I need to come to City Hall to get a one-day guest pass (and is there a limit)?
A: Yes. During normal business hours, you can pick up one day permits by visiting the Permit Parking Counter on the 1st Floor
of City Hall 8300 Santa Monica Boulevard. The limit is 50 and you must show proof of an address in a permit parking district.
Visitor parking permits can be issued up to 10 days in advance. Visitor permits are valid from the day of your event until 12 noon
on the following day. When City Hall is closed, the permits can be picked up at the Sheriff's Station located at 780 N. San
Vicente Boulevard or at the Kings Road Parking Structure located at 8383 Santa Monica Boulevard at Kings Road.

12. New Resident FAQ’s cont’d
Q: How do I dispose of large trash items (mattress, refrigerator, etc.)?
A: A large item will be picked up at no cost to you. Call Athens Services at (888)336-6100 to schedule a pick up. Once an order
is placed, the item will be picked up on your regular trash collection day. Items should be placed at the curb the night before
pickup. If you have more than one or two items to dispose of, you can either self haul the items to the closest landfill, Southern
California Transfer Company, 1908 Frank St, Santa Monica, CA 310-828-6444 or call Athens Services to arrange for a special
pick up (there is a charge for this service). For more information call Environmental Services at 323-848-6404.
Q: Who do I call if no one picked up my trash?
A: If your trash was not picked up on the day scheduled, please contact Athens Services at (888) 336-6100 or Environmental
Services at (323) 848-6404. Either one will be able to help you.
Q: How do I obtain a business license?
A: A Business License Officer (323) 848-6475 should be contacted with questions related to licensing since there are more
exceptions than standards when it comes to regulatory licenses.
Q: How do I get information regarding the City's Special Events like Halloween or CSW?
A: Your first place of reference should be our Special Events area of the website. Here we provide detailed information including
performance schedules, maps, parking information, sponsor booths, etc., as the event draws near. In addition, you may
reference our Recreation Programs Brochure published bi-annually and available here at City Hall. You'll find tons of programs
and sneak-peeks at some of our more popular City-wide events. If you wish to obtain a hard copy of the Recreation Programs
brochure, call (323) 848-6308.
