About William
As a Georgia native, I grew up submersed in a wide array of
architectural styles and designs. From the classically Geor-
gian homes in Savannah to the sleek modern high rises in
Atlanta, I have spent the last 14 years building a wealth of
knowledge as a Realtor and design enthusiast.
As a resident of Atlanta, I have watched as our city has trans-
formed before our eyes. I am intimately familiar with each
neighborhood within Atlanta and I am a Beltline property
specialist.

I was born and raised in Georgia and after graduating
from Georgia Southern University, I spent several
years travelling and working abroad. Now, as I return
to my roots in Atlanta, I have joined the
Bedgood&Associates team to combine my passion for

Price
There is a common misconception that the agent sets the price and because of this,
many sellers are tempted to list their home with the agent who quotes the highest
number. Although the high number is tempting for most sellers, unfortunately many
homes never get to the closing table. One thing to remember is that neither the agent
nor the seller set the price of your home; that is done by the market. Pricing your
home to reflect the market is the most effective way to ensure a successful sale.

Appraisal
The most effective method of pricing your home is to have a professional
appraisal. Benefits of having a professional appraisal:
 A trained third party professional will give you an opinion of the market value of your home.
 You are positioned to quickly recognize and respond to a market offer.
 If you are challenged by a low lender’s appraisal of your home once you are under contract,
you are able to position yourself to challenge that appraisal leaning into maintaining your
higher contract price. A lender will consider a well-known appraisers valuation - they will not
consider an estimate provided by a real estate agent.
 In Real Estate time is critical. By listing your home at close to fair market value, you can utilize
the first few critical weeks in the listing and marketing process. Agents are reluctant to suggest
a price reduction in the early stages of the marketing process, which in turn loses you valuable
time.

The old adage goes: “An ounce of prevention can save a pound of cure”.
And when it comes to your home, even small repairs and staging can pay dividends at the
closing table. We want buyers to focus on how they would live in your home not what they
would have to repair. Discovering and repairing problems early in the marketing process
places you in control, eliminating the stress of making repairs on the buyer’s
schedule. Having your house in move-in condition also helps you avoid
delays to closing and demonstrates to buyers, agents and the buyer’s home
inspector that your house has been very well maintained.
Additionally, your house will stand out from the competition as a better
value and command a higher price. We will also recommend trustworthy, professional con-
tractors to address any repairs that are needed. You have the ability to command a high-
er asking price, and substantiate it, when your home is in top condition.

One thing to remember is that neither the agent nor the seller set the price of your home; that is done by the market.
