2. This Rental Agreement is made and executed on this the 8th day of December 2013 at
Khammam by and between:
Smt.Kambhampati Anjanadevi W/o Sri Prasad;Aged about 60 years; Resident of
H.NO.4-2-104/1; 1st Floor, Srinagar colony; Road No.7, Khammam-507002.
Hereinafter called the LANDLORD which term mean and include all his
heirs,executors,administrators,legal representatives nominees and assignee.
Infavour of
M/s. Java work Technologies Private Limited, represented by Managing Director Mr.
T.Satyanarayana; R/o H.No.4-89 Vallapuram village; Wyra mandal; Khammam
district-507165 Andhra Pradesh, India. Hereinafter called the Tenant which term
mean and include all his heirs, executors, administrators, legal representatives
nominees and assignee.
WHEREAS the landlord is the sole and absolute and possessor of that entire office at
H.NO.4-2-104/1; 1st Floor, Srinagar colony; Road No.7, Khammam-507002 And
whereas on request of the tenant the land lord has agreed to let out the said office to
the tenant on monthly basis for commercial purpose from the land lord under the
following terms and conditions.

3. That the tenant shall pay monthly rent of Rs.4,200/-(Rupees Four Thousand Two
Hundred Only) to the land lord, towards the rent of the said premises. The tenant shall
pay the electricity charges as per consumption and bill of separate meter.
That the tenant has deposited a sum of Rs. 8,000/-(Rupees Eight Thousand Only) with
the land lord and the said deposited will be refunded/adjusted of the tenant on
vacating the said premises. And the said deposit shall not carry any interest. A part
from monthly rent the tenant shall bear and pay the electricity charges and other
charges as per actual/ bills to the concerned authorities.
The tenant shall pay the monthly rent on or before 10th day of every succeeding month
of English calendar without fail to the landlord. The tenancy period shall be calculated
from the first day to the last day of English calendar and that the tenant shall pay the
rent of current month on the 10th day of succeeding month.
That the tenant shall keep the said premises in neat and habitable conditions, without
causing any damage to the said premises.
That the tenant shall allow the landlord or his agents to inspects the said premises at
all reasonable times.

That rental agreement shall be for a period of Two years [24 months] with effect from
8th day of December 2013 certain. Inhancement Of rent Each Year 5% at every year.
In case the tenancy in renewed for further period at the option of the landlord and on
the request of the tenant herein.
4. That the tenant has obtained the said premises on monthly rental basis calculated from
the first day of the month to the last day of the month from the landlord for his
commercial/residential purpose and that the tenant shall use the same for the said
purpose alone.
Either party shall serve three months prior notice to determine this tenancy.
If the tenant commits breach of any of the covenants herein agreed and/or fails to pay
the monthly rent hereto agreed for any three consecutive months the tenant shall be
liable for eviction from the demised premises by the landlord.
IN WITNESS WHEREOF the landlord and tenant have attest their signatures onto
this Rental agreement on the day month and year first above mentioned.
