1. Introduction
With fast pace emerging of globalization and New Zealand being a major tourist destination as well fastest
growing economy, more research is done to examine and explore to give visitors unforgettable experience.The
report contains extensive research on Waiheke Island which is known as lonely planet contains exploration on
location favorable for tourism. A detailed study is done on different types of accommodation available in the
island ranging from full service to limited service. It highlighted on outdoor attraction, facilities and
accommodation in and around the island and made recommendations on service quality issues and regulatory
requirementrelated to hospitality operations. Moreover, it includes the types of tourist market to target which
may be International or domestic with different age group. But on the management prospective of Accor group
a study is done on financial and marketing aspects whether the island is favorable from business prospective.
The assignment is concluded with recommendation to avail facilities and top destination in the island.
1.1. Source of data
The ways in which data was collected for this assignment on Waiheke Island as follows: -
Secondary research where information’sis publiclyavailable on websites, blog, social media,business
and trade research report, publication reports from government department, sales and annual report.
Primary research is done by visiting the island and data collected from audio recordings, video,
photography etc.
Other sources like journals and periodicals were used for this research.
1.1 Waiheke as a destination
Waiheke is located at northern island which can be accessed by ferries, Auckland sea shuttles and by sea plane.
It takes around half an hour from Auckland to reach Waihekewhich boast of many popular beaches and
attractions around the island. According, to (Waiheke Island world's fifth best region: Lonely Planet, 2015) the
island is most preferred destination to visitdue to its stunning landscapes and natural beauty and wine
experience.Moreover, the island has many artistic community which involved in many trades that are highly
demanded like woodwork,glass blowing, sculpture and paintings.Those interested in adventure or outdoor
sports can opt for sea kayaking, mountain biking etc.( Tapaleao, 2015). Apart from visiting sites and
experiencing the natural beauty there are customized packages can be created as per visitor choice like team
activity, group packages, Christmas parties etc.(A guide to activities on Waiheke Island , 2018).This island is
also renowned for catering hospitality experience for bleisure travelers by organizing meetings, conferences
functions etc.
According tosurvey an estimated average tourist travel in Waiheke annually is found to be 610,000 visitsevery
year out of which 80% are domestic tourist where as 91% are Aucklanders and International tourist. It is seen
that most tourist are families which is about 90% and couples only 41%. The major revenue generated in
Waiheke is through repeat visitor which is about 92%. The estimated average cost per person is about $250 and
for day trip which isabout $88.As per guest reviews it is seen that 97% would recommend their friends and
families where as 85% would visit again.(Baragwanath, Lewis , & Priestley, 2009).But the figure has increased
drastically over the year as per data released in 2017 Waiheke has improved its economy which rose to about

2.1. Waiheke’s as tourist destination: -The Waiheke island which is in Hauraki Gulf is renowned for
itsvineyards and olive oil production along with world class beaches, art galleries etc. which makes the
destination best rated for tourism. The island is well connected by ferries, fullers, sea flight from Auckland and
a helicopter operator base at regular interval and encouraging tourist to spend more time in the island.
Moreover, due to its stunning landscape, friendly and relaxing atmosphere makes the destination a truly
paradise for travelers (Kia Ora, and welcome to beautiful island , 2018). There are many destinations which are
worth to visit as mentioned below: -
Adventure
Eco zipis a day trip and a premier adventure sport, offers art of flying from Trig Hill which is
the highest point in Waiheke.Being lift off at a height of 655 - foot tourist can experience the
picturesque of vineyard, valley and natural forest. However, for the trip prior booking is
required with cancellation policy as applicable and minimum health requirement. (Waiheke

Inflight tour offers scenic 360-degree view of Hauraki Gulf, Rangitoto Island and Auckland
with live commentary. The departure timings are as per schedule which include 1hr flying

is required with cancellation charges as applicable with declaration of passenger’s weight

special offers and packages. Waiheke yoga community conducts classes for 75 minutes to find

1.2. Main Target Market size
Waiheke island is renowned for its popular beaches, vineyard and farmland which attracts visitors from all over
the world. As per the data released by Waiheke local board in 2017 it is estimated that 900,000 tourists visit this
island every year which make the island unique (Waiheke Local Board Plan , 2017). Though the island
encourages visitors of all age group, but their main target markets are tourist, families,couples, backpackers,
corporates and pristine society. As per survey done by Auckland Tourism Events and Economic
Development Department (ATEED) they have found that tourist who visit the island once would like to visit
again due to its natural environment. As per the survey report found tourist tends to visit the island more than
once, out of which 4% visit more than 20 times in a year and 42 % of the tourist are very likely to visit again
(Waiheke escape newsletter, 2016).But the main market for Waiheke is Aucklanders which has turnaround of
international travelers 715,000 per night which has an annual growth of 6% where majority of tourist tends to
visit Waiheke during their course of stay in Auckland (Tourism, 2018).Moreover , due to increase in inbound
tourist, accommodation industry has contributed major revenue to the economy. According to trip advisor
reviews it is found that most tourist who have visited the island have taken an unforgettable memorable
experience due to its natural habitat and surroundings most likely to visit again. The island organizes many
events throughout the year to attract more tourist by hosting Art and Music events, wine and photography
etc.(Upcoming Events in Waiheke Island, 2018) .The main reason for the island to be a favorable destination for
tourist because it received international attention and rated best place to visit.With number of tourist growing
every year the island encourage people to spent more time and share their experience with others which in turn
could receive more visitors. The products available ranges from varied price to cater the growing demand of
tourist and deliver what is committed. But with growing pressure on the island the local council is taking active
measure keep the environment clean and safe for tourist and offer what is promised. Due to the level of
commitment Waiheke Island has several followers on Facebook, twitter and Instagram making it easier to reach
their target audience online with their offers and upcoming events.
2.5. Service level
As per comments on trip advisor research is done on hospitality in Waiheke Island to identify whether the island
is hospitable rendering services.

There are options available in the island when it
comes to accommodation with varied range in price.
All bookings were to be done in advance prior
coming to Waiheke. Instant confirmation is given
upon payment. Some luxury accommodation has an
option of pick up and drop facility from ferry
terminal.
The island is seasonal based and is operational only
during summer. Major accommodation run empty
with less or no proper maintenance. Tourist often
don’t receive the quality of service what was
expected, and service delay happens when it comes to
maintenance as most of these services are
outsourced.
The service offered is very basic when it comes to
housekeeping with essentials facilities and amenities.
Prior to arrival the rooms are kept ready with
supplies. Upon arrival room keys are handed over
briefing them with house rules in some cases but in
most circumstances, it is quite casual.
The rooms are being cleaned once prior arrival but
during stay it remains at the responsibility of the
guest to maintain, any damages done will be levied
upon. Also, most Mini villa accommodation has the
option to clean upon extra payment. Thus, it is seen
that Waiheke is not very favorable place for
hospitality when it comes to service.
Almost all accommodation in Waiheke has full range As per Trip Advisor most luxury accommodation

of kitchen facility where guest can cook meal for
themselves. Though beverages like tea coffee are
included within the room rate but if the guest want to
have food they have to travel downtown
failed to deliver quality food according to price tag.
Moreover, there are variety of restaurants around the
city and most guest have mixed experience, but
majority guest commented on level of proficiency
and value for money. Also, there were instances for
late delivery of food but there was no compensation.
Upon arrival guest are welcomed with warm gesture
to their rooms where the conversation is quite
informal and provided with basic information about
the city and lifestyle. But if the arrival is at resort the
experience may be different as compared to Bach or
Airbnb
Every accommodation has different approach
towards their customer and there is no uniformity of
service like welcoming or rendering assistance. The
commuters have to find the city information on their
own which reflects lack of hospitality in the
mesmerize island.
Majority of tourist travelling to Waiheke stays for
longer duration which involves cost for
accommodation as well as for food but there are
little, or no service involved in basic accommodation.
Most commuters have negative prospective about the
island when it comes to value for money.
The island is renowned for second home and most
people let out their home for longer duration to
generate revenue. The principal return is relatively
high, but the services or facilities offered is relatively
low compared to the money paid.

2. Tourist
Tourists are people who travel for pleasure. There are different types of tourists who travel at many different
places, meet new people, learn social and cultural traditions and live with these memories for rest of their life
(Tussyadiah and Fesenmaier, 2009). Types of tourists can be classified as the individual, mass tourist, the
explorer, the organized mass tourist and the drifter. A tourist can be defined as a person who travels and stays
out for more than 24 hours from his daily life routine. People who travel to places often talk about their
experiences specially related to social and cultural traditions of new places which they learn and experience
(McCabe, 2005).
2.1. Tourist and their expectation
A tourist visiting Waiheke referred to as the Lonely Planet reach by ferries from Auckland. Some of the
facilities offered to tourist are transportation, accommodation and mealsalong with natural beauty of the island.
Tourists are attracted to the island due to vineyards, beaches and art galleries. Tourists generally commute
within the Island by public bus using the AT Hop card or buying tickets directly inside the bus or by E-bikes or
rental cars. Some destinations worth visiting for tourist are the Stoneridge Vineyard which is one of the Top ten
must visit Wineries in the world, Mudbrick restaurant and Vineyard which is one of the most romantic places
on earth. Some tourists who are keen to do adventure tours can also do zip lining or beach activities such as Jet
Ski. Tourists interested to know and experience about art and history can visit the Art gallery. As there are not
many options available for fast food in Waiheke tourists have to visit restaurants or bars for food and drinks.
Tourists also visit Waiheke to get married as it is considered as the most romantic place in New Zealand
(Waiheke, 2018).
Tourists travelling often experience a feeling away from home out of their private space and place in which they
can explore new things on their own. In the same way when a tourist visits Waiheke they feel like they are in a
lonely planet surrounded by vineyards and beaches which make them feel relaxed and comfortable. The

experience tourists get out of it is indeed enjoyable and pleasurable (Tussyadiah and Fesenmaier, 2009). It
displays the importance of time that a tourist has while visiting a place as they need to achieve certain things
within the period which gives them a memorable experience (McCabe, 2005).
3.3 Regulatory requirement
There are regulatory requirements which had been implemented to keep the Island sustainable. The main motive
for the local board of Waiheke Island was to keep the Island beautiful and attractive. The local board had setup
plans for tourists carrying plastic bags as plastics use to destroy and kill the marine wildlife. This used to affect
the beaches as well as they used to turn into landfills. The local board has kept a requirement where the tourists
had to put the plastics in the recyclables and dump the rubbish from the bags in a responsible way which would
keep the environment sustainable and take care of it in an even better way. There are also rules and regulations
for fishing as to catching them on limit and there are restrictions on the sizes as well. There is an application for
Apple as well as Android users where they can get the rules and regulations for Fishing (Gulf news, n.d.).
Tourism is the main source of income for the locals during the peak season as they earn only for six months in a
year from the tourists visiting the Island. By the start of summer there are walking festival for one week where
tourists used to come to participate in these walking tracks. Hence infrastructure needs to be improved as being
a popular destination more tourists visits the island each year. To cover Waiheke by walk would take around
approximately four days. Due to steep roads most of the tourists used to commute by E- bikes as normal bikes
would not be possible to drive up the hill. Food is quite expensive in Waiheke hence it was informed to carry
our own meals as fast food is not available in the Island (Clark, personal communication, March 21, 2018).
Accommodation in Waiheke had some regulatory requirements for tourists. For an example Holiday home
rental had to comply with the checkout time where the tourists had to vacate the room as per said timings failing
to follow the policy would result in a surcharge. The customers were not allowed to buy the property and sell it
on rent to other guests as it is used only for holiday purpose. There were restrictions of setting up tents or camps
or caravans on premises without prior permission. Smoking was prohibited inside the property however if
caught liable guests had to pay NZ$ 500 as cleaning fee but if one wants to smoke they can do outside by
disposing the butts in the bin. Parties and weddings were supposed to be done in a quiet manner where
neighbors do not get disturbed and if one wishes to conduct weddings or parties in the property written
permission had to be taken. Guests would be accountable to any lost or stolen personal items from the property
as the owner cannot be held responsible. As part of property maintenance guests are informed to pay NZ$ 1000
as security deposit which would be refundable when they check out if they are not held responsible for any
damages, cleaning or breakages (Visit Waiheke, n.d.).
Airbnb provides accommodation to travelers wishing to stay for a short term. Waiheke has a great response for
tourism where most of the tourists prefer to stay as it gives them home like feeling. As per the law from the
local board it was implemented that visitors taking Airbnb accommodation had to stay for minimum of two
nights during weekends. Governments have also asked Airbnb to implement laws regarding safety and public
safety like hotels and motels. Airbnb have made an initiative to charge tourist taxes as they must keep up the
pace with other competitors (Tuatagaloa and Osborne, 2018).

3. Management aspect of Accor
4.1. International Tourists: - Tourists have been categorized in different segments in international market as
studied based on their ability to expenses like some tourist prefer B&B, others backpackers, homestays or some
prefer hotel with comfort. International tourists visiting Auckland often visit Waiheke Island and they would
prefer staying in Accor hotel because of its brand which is renowned all over the world for its best practices as
it will have all facilities and services as expected. Also, they will be using various marketing tools to promote
and reach international tourist market as they are well established. They can use Global Distribution system
(GDS) as a tool and most importantly word of mouth is the best marketing tool for promoting.
4.2. Domestic Tourists: -Domestic tourists have different expectation as they are very much aware of the island
and try to avail the best facilities with minimum resources. The domestic tourists are aware of the island and
have knowledge on accommodation as they have stayed previously and repeat visit for relaxation or adventure.
Normally tourists arriving on the island will not take accommodation as an option as they come for a half day
visit. But still Accor Hotel can provide some promotional offers to the domestic tourists to increase their
revenue and attract customers so they will profit the hotel.
4.3. Revenue
Revenue of a company or firm is generated when any product or service of the same is consumed by the
customers in an efficient and effective way. If domestic and international tourists avail services from Accor
hotel they will generate good amount of revenue and will earn profit. Highlight on the revenue generated by
international and domestic tourism in Waiheke Island below will give an image of how can they generate more
revenue. It is clearly visible that the highest number of international visitors or tourists are from Australia
as compare to other countries which New Zealand targets. As shown in the data the purpose of travel for
international tourists is for holiday or leisure or vacations. As we can see the daily expenditure of one single
person per trip is $3,190 so it can be calculated how much the international market can generate revenue. Using
these types of marketing strategies will help in increasing the daily revenue for Accor hotel in Waiheke Island.
As per my vision and opinion I think if the international market is so great for the island then domestic market
will be not that difficult to attract but if some offers will be offered to the same may get many valuable

4.4. Marketing
Marketing of Accor hotel can be done in several ways like by using internet (website), promotional events,
television promotion or ads, radio, social networking sites, gift vouchers or lucky draws. Accor hotel uses
its official website to promote and make it easy for the customers to book and do their reservations. The
Accor hotels have developed mobile apps for its different brand, Accor.com is expected as one of the busy
and traffic in the US. The most important aspects of delivering right to the customers is the distribution channel.
To market any product or commodity first step is to promote it in a proper way or using appropriate distribution
channel. If you select wrong distribution channel for any product saying as in Accor hotel in this case will affect
the image and reputation negatively (Demirciftci, 2016). Accor hotel practices Planet 21 which focuses on four
main strategies which is a plan for 2020, the strategies are, "work with its employees, involve its customers,
innovate with its partners and work with local communities."(Planet 21, 2018). Now, focusing on Waiheke

Island as my case all the above mentioned channels of marketing. Extending the discussion how Accor Hotel
will attract international and domestic tourists in Waiheke Island, following are the ways to attract these
tourists:

In conclusion, it is seen that there are possibilities for opening a new Accor hotel in Waiheke as there are no
branded hotels on the island. The main source of revenue of people on the island by renting out houses by
ownersfor business. There are positive and negative aspects for operating new hotel on the island because the
locals are running their own accommodation business for tourists which is their main source of income but if
new hotels emerge, major profit will be earned by hotels whereas the locals will stop making money through
renting.Thus conflicts will arise between locals and tourists as they will no longer avail facilities from local
community. As far as revenue is concerned, Accorhotel can earn a good profit by using their marketing tools
and as they are well established in the international market and that will attract many. It is recommended to
operate a small and budget hotel in the island as there are no hotels in Waiheke apart from luxury resorts and
expensive boathouse.
