16. Some of the questions we will ask
We will talk to you in detail about your project, but before you call,
make sure you fulfil the following application criteria:
• You must run your business as a limited company or LLP or be
prepared to set your business up in this way
• You, a business partner or guarantor must own at least one property
(this doesn’t have to be your own home)
• In order to fully benefit from our service, we will only accept a
minimum spend of £2,000

19. Landlord Smart fee
• We charge a fixed fee for our services which is calculated on the
amount of lease finance you are seeking.
• So, what do we as Landlord Smart do to earn that fee? The answer is
lots!

£10,001 – £20,000 8% of purchase price
£20,001+ 6% of purchase price
20. What does my Landlord Smart fee cover?
• Expertise: Not only are we successful property entrepreneurs and ‘get’ your business and
needs but we also have years of expertise in the finance markets
• Sourcing: We source a variety of providers who offer the most appropriate lease funding for
your specific property projects and financial circumstances.
• Screening: We speak to our clients to gather all relevant information and fully explain our
offering; we will only submit applications if we’re confident of approval.
• Administration: We have a dedicated team that work with you, your supplier(s) and our
finance partners to ensure your application is processed smoothly and in your required
timeframes.
• Tax: To enable you to claim tax relief on all lease costs, a third party (Landlord Smart) needs
to take possession of the goods at the end of the lease term.

22. What criteria do I need to meet?
The type of things the finance company will look at are:
• Your company history – have you been trading for over 3 years?
• You as a director guarantor if it’s a new company (credit file ‘soft inquiry’
check)
• Your personal credit status and the amount of finance required

24. What happens in 3 years’ time?
You can either:
• Continue use of the goods – discuss options with Landlord Smart
• Replace the goods with new items and continue with a new lease
• Disposal of the goods can be arranged with Landlord Smart for a small fee
In the future, Landlord Smart are looking
to work with a UK charity to take away and
make use of any unwanted furniture.
25. Giving back
• Whilst we want to increase the wealth and success of our clients, it’s
important to us that this is shared with those who are less fortunate
• We have partnered with an organisation called Buy 1 Give 1
• Every time we complete a lease finance project, we provide 35 days
of shelter to an underprivileged family in India
