Mental health has been in the news quite a bit lately. Dozens of U.S. states are currently suing Meta for contributing to the youth mental health crisis by inserting addictive features into their products, while the U.S. Surgeon General is touring the nation to bring awareness to the growing epidemic of loneliness and isolation. The country has endured periods of low national morale, such as in the 1970s when high inflation and the energy crisis worsened public sentiment following the Vietnam War. The current mood, however, feels different. Gallup recently reported that national mental health is at an all-time low, with few bright spots to lift spirits.
To better understand how Americans are feeling and their attitudes towards mental health in general, ThinkNow conducted a nationally representative quantitative survey of 1,500 respondents and found some interesting differences among ethnic, age and gender groups.
Technology
For example, 52% agree that technology and social media have a negative impact on mental health, but when broken out by race, 61% of Whites felt technology had a negative effect, and only 48% of Hispanics thought it did.
While technology has helped us keep in touch with friends and family in faraway places, it appears to have degraded our ability to connect in person. Staying connected online is a double-edged sword since the same news feed that brings us pictures of the grandkids and fluffy kittens also feeds us news about the wars in Israel and Ukraine, the dysfunction in Washington, the latest mass shooting and the climate crisis.
Hispanics may have a built-in defense against the isolation technology breeds, owing to their large, multigenerational households, strong social support systems, and tendency to use social media to stay connected with relatives abroad.
Age and Gender
When asked how individuals rate their mental health, men rate it higher than women by 11 percentage points, and Baby Boomers rank it highest at 83%, saying it’s good or excellent vs. 57% of Gen Z saying the same.
Gen Z spends the most amount of time on social media, so the notion that social media negatively affects mental health appears to be correlated. Unfortunately, Gen Z is also the generation that’s least comfortable discussing mental health concerns with healthcare professionals. Only 40% of them state they’re comfortable discussing their issues with a professional compared to 60% of Millennials and 65% of Boomers.
Race Affects Attitudes
As seen in previous research conducted by ThinkNow, Asian Americans lag other groups when it comes to awareness of mental health issues. Twenty-four percent of Asian Americans believe that having a mental health issue is a sign of weakness compared to the 16% average for all groups. Asians are also considerably less likely to be aware of mental health services in their communities (42% vs. 55%) and most likely to seek out information on social media (51% vs. 35%).

3. - Une visite se prépare à l’avance, ainsi il faut :
Bien connaitre les critères de recherche du client
acquéreur ;
Avoir identifié au moins 2 ou 3 biens qui peuvent lui
correspondre ;
Se mettre d’accord sur le lieu et l’heure de RDV ;
Avoir les coordonnées de l’acquéreur, faire en sorte s’il
y a plusieurs acheteurs, qu’ils visitent conjointement ;
Prévenir le vendeur suffisamment tôt pour qu’il puisse
s’organiser de son côté, ranger et de si possible
s’absenter (ou rester en retrait) pour la première visite.
I. AVANT LA VISITE
4. - Il est bon d’arriver sur les lieux au moins 5 à 10
minutes avant le rendez-vous et de faire un tour
pour s’assurer que le bien est en état d’être visité
(que les volets soient ouverts, l’électricité en
marche, les clés de la cave à disposition, etc).
- Outre la ponctualité, vous vous devez d’être
présentable, en tenue professionnelle et
poli.
- Etre également joignable, garder son portable à
portée de main.
- Faites impérativement signer aux visiteurs le
bon de visite, avant d’accéder au bien.
- Toujours avoir sur soi un exemplaire d’offre
vierge.
I. AVANT LA VISITE
5. - Evitez de « survendre », vos
acheteurs voient bien ce que vous leur
présentez.
- Demandez-leur ce qui leur convient le
mieux : découvrir par eux-mêmes avec
accompagnement, ou par visite guidée.
Prévenez-les du fait que les
propriétaires sont présents ou non.
- Si vous visitez plusieurs biens d’affilé,
n’en dénigrez pas un par rapport à un
autre, c’est peut-être celui-là qui leur
plaira (la négociation promet alors
d’être compliquée).
I. AU DEBUT DE LA VISITE
6. - Ayez à disposition le dossier complet
sur le bien visité, que vous devez avez
constitué à partir de la prise de mandat.
Mais quand vous ne savez pas, vous
ne savez pas ! Dites-le à vos
interlocuteurs en cas de question
délicate.
- En revanche, vous ne manquerez pas
d’obtenir et de transmettre
l’information.
- Soyez disponible, dans une logique de
conseil et non de vente.
- Répondez directement et
simplement aux demandes, sans
cacher ou contester les défauts du bien
(une objection peut traduire un intérêt).
II. PENDANT LA VISITE
7. - De préférence, orientez la visite vers la
pièce principale d’abord (quand c’est
possible).
- Gardez tous les visiteurs avec vous,
évitez l’éparpillement.
- Soyez objectif dans votre présentation
: m², orientations, prestations valent
mieux que « magnifique »« quelle vue
! »« une affaire ! », etc.
- Sachez décrypter les signes
d’intérêt : silences, échanges de
regards, manière de regarder l’endroit,
de repasser dans certaines pièces…
- Ayez avec vous les réponses permettant
de faire coïncider bien et projet (abattre
certaines cloisons, devis pour
d’éventuels travaux, etc…)
II. PENDANT LA VISITE
8. - Après chaque visite, n’hésitez pas à
recueillir les impressions de vos visiteurs à
chaud.
- Quelquefois ils n’attendent que votre coup de
pouce pour s’engager, mais ne forcez jamais la
main. Restez dans le conseil, si le bien leur plaît,
ils vous le feront savoir rapidement.
- Ayez à disposition un dossier complet sur
chaque bien visité, si votre acheteur réclame des
informations complémentaires, c’est bon signe.
- Soyez scrupuleux au moment de quitter le
bien (refermer les volets, éteindre toutes les
lumières, remettre l’alarme, etc.)
III. EN FIN DE VISITE

COTE VENDEURS :
- Faites un rapport aux vendeurs sur les
points positifs et négatifs relevés par les
acquéreurs, ils sont toujours ravis d’avoir
un retour sur leur maison. Si des
commentaires négatifs sont récurrents, ce
sera un argument pour réajuster le prix de
vente.
- Faites la différence : les vendeurs se
plaignent très souvent de ne pas avoir de
retour des agents sur leurs actions
menées pour la vente, soyez rigoureux
dans votre suivi vendeur, vous
établirez ainsi une relation de confiance.
- Si vous avez remarqué quelque chose
d’inhabituel (lumières laissées allumées,
traces d’éventuel sinistre : auréoles, dégât
des eaux, etc.), prévenez
immédiatement les propriétaires.
10. III. APRÈS LA VISITE
COTE ACQUEREURS :
- 1 – Vous avez visé juste : vos
acheteurs souhaitent revoir l’un des biens
visités.
- Une deuxième visite est un signal
fort, mais il faut garder son sang-froid, la
vente n’est pas faite pour autant
- La plupart du temps, les acquéreurs
reviennent accompagnés (famille, amis,
relations dans l’immobilier ou dans le
bâtiment, artisans recommandés par un
tiers, etc.). Demandez-leur combien de
personnes sont prévues, cela vous
donnera des indications sur la démarche
et sur les éléments pesant dans la prise
de decision.
- Prévenez le vendeur.
11. III. APRÈS LA VISITE
COTE ACQUEREURS :
- 2 – Ce n’est pas encore ça : ils n’ont
pas eu le “coup de coeur”.
- Faites le point sur ce qui leur a plu, ce qui
les a déçu, ce qui a évolué dans leurs
critères, ce qu’ils visitent par ailleurs…
- Au delà de 7 visites sans résultat, soyez
créatif ! Tentez d’autres propositions
(quartier, style architectural, grand
appartement avec belle terrasse plutôt
que petite maison sans jardin, etc.),
l’innatendu peut quelquefois déboucher
sur un coup de coeur.
- Vous n’avez rien à leur presenter ? Cela
viendra peut-être, restez en contact
